What an amazing leasing experience! It was an absolute pleasure working with the staff at Oakhampton! My unit was ready earlier than expected and everything was absolutely perfect! The community is very quiet and welcoming. There were butterflies all throughout the pathway where the landscaping is beautifully kept! We are so happy to be home!
The staff is hard to get a hold of and takes days to respond to emails. They can be rude and defensive when called out on issues. Construction has been going on before and since I've moved in. Last minute water or electrical shut offs constantly. They changed my window during construction and left it completely open while I was at work and my AC was just running all day and didn't even clean the mess they left. Over just a poorly ran complex. Would be a nice place if the office actually cared about the property or tenants.

We are sorry for any inconvenience the construction may have caused. Our renovations included upgrading to energy-efficient windows and sliding doors. The replacements require the apartments to be open for a short time. We address these issues with the contractor as we are made aware of them. I have rented many apartments over the years and I am a reasonable and fairly easy going person. My experience over the past year at Oak Hampton prompts me to write this review. Scrolling through some of the other reviews I am convinced management has written at least some of the good reviews. Not suitable for dogs or those with children. Nowhere to walk dogs without them becoming caked in mud and requiring a bath after every walk when it rains. Dog park is a tiny area with no grass. Nowhere for kids to play that isnt muddy or in a construction zone. Construction crew leaves up many hazzards over every weekend. Mud runs into parking lot and over walkways due to lack of grass and stepping off curb into parking lot is really tricky during rainstorms - I've slipped TWICE pn the same day and twisted a different ankle each time. Other residents have told me they've fallen as well. Standing water in giant potholes in parking lot and the constant wet mud (that takes days to dry its so deep) breeds mosquitos. I average 10 to 15 mosquito bites per walk with my dog. Pools are not properly maintained. Laundry rooms are always dirty. Nails in tires, took receipt and nails to office; management won't reimburse despite saying they would in other reviews regarding same issue. Had 2 flats on SAME DAY. I pick up approximately 20 nails and screws (and razor blades) a week from the sidewalks and parking lot. Construction has been going on entire year I've been here and other residents tell me it has been going on for years. My windows were replaced about a month ago but giant cracks around sliding doors and windows have not been repaired. Makes apt very cold or very hot. My AC and oven hasnt worked correctly since I moved in. I have had maintenance come out and check but each time was told they were working properly. I baked something for 45 minutes at 350 last week and it was still cold in the middle. Check the AC unit for your specific apt before signjng lease, they vary greatly in age with some units looking like they're 30+ years old! My electric bills in the summer months are ridiculous. High crime. They chain maintenance golf cart to a column at night. Mailboxes were broken into (again) and residents had to pick up mail at post office. Outgoing mail couldnt be left at box for at least a month. I have seen people digging thru dumpsters at night.
I have lived here for going on six years. The staff is always helpful, and they respond quickly to any maintenance requests. The renovations to the buildings has been a little stressful, but it is coming along quickly and the place has never looked better! If you are looking for a great place to live you just found it!
Water has been turned off to entire complex 5 times in the 6 weeks I have lived here. Today is the second time I've woke up to no water & needed to shower and can't. Always told after the fact that it's an emergency shut off due to water line leak, but after 6 weeks you'd think they would have taken care of it by now. Otherwise apartments are ok....but not being able to shower when you want/need to on a frequent basis is horribly inconvenient. Utility bills are high and parking is scarce.
Negative stars! Do Not rent at this complex! I have broken my lease due to many complications and the facility is completely unaccountable. They have been doing construction all over the complex throughout my stay which was less than a year but other occupants have been there for 5 years and they said the same. There are nails and boards all over the floor, which has forced me to replace my tires TWICE! Which the complex will deny and not compensate for. When trying to address the problem the staff will only say that there have been no other complaints. Yet I have called numerous times about the issues of construction vehicles hitting and scratching my car, AC going out for days in the summer, management entering the apartment without notice or permission, AND debris being left all over which I have personally picked up to avoid another nail in my tire. Other minor issues are that there is no room for parking, the pool hours are very limited if ever open, massive potholes throughout complex street, and a school just opened next door which makes morning very loud and traffic horrible. Upsides to this location are rare and few.
This staff is GREAT!! I moved here from El Paso and was in a rush. The staff took the time to ensure I understood what my apartment would look like when I came in they delivered exactly what they promised. Even upon my arrival they saw that I was tired and made sure they got me in and out the door so that I could enjoy my new place. I must’ve called seven different times asking different questions and they were more than happy to assist. This place is huge for the price and very well kept on the inside!!! I definitely recommend this place to military as well!! Thank you Oakhampton Place Staff!!

This place used to be nice when I first moved in. Now, there is constant construction 6 days a week, nails in the parking lot, the concrete is pulled up due to the tractors which has now ruined a peice under my car and mamagemt will not fix it until construction is done but they have been working on the buildings since January. The construction workers stare at you all day and even threaten your guests. Maintence enters your home without your permission for NON EMERGENCY issues. They have tried to enter multiple times while I was taking a nap or watching tv just to replace a air filter when they can just leave it by your door. Luckily I've been home the times they "tried" to enter my unit. Who knows how many other times theyve been In here while I was at work. Maintence will also stare at you and your guests for absolutely no reason. They are very unprofessional. I feel extremely uncomfortable at theses apartments. I DO NOT recommend these apartments. If you value your privacy and the things youve worked hard for then do not rent here.
I've lived in four different apartments in the past four years, and Oakhampton Place was BY FAR the worst experience. I have never met such an unprofessional and ignorant management staff. Not only was the complex entirely unsafe, but the staff was not interested in hearing about various encounters I had with break-ins and uncomfortable encounters in general that I experienced there. There was only one nice maintenance man that helped me when I needed it, but other than him the place cared nothing about maintenance with rotting materials being covered by paint or ceiling leaks that were never taken care of. The place was cute, on the inside at least, but don't let that fool you. It's all a front for how cheaply put together the apartment is. None of my cabinet doors even closed because of how carelessly they were installed. Just do yourself a favor and do not live in such an awful place, because you are definitely not getting your moneys worth for pretty much anything. I'd be surprised if they have even finished repairing their hail damage...
This is an awful nice place to live!!!!! The only positive is its the most pet friendly place around. So with that you get barking dogs and feces galore. It is so loud here with the airport and construction going on all around. There's also a lot of petty crime. Someone had all 3 loads of his laundry taken this weekend. Also the mailboxes was broken into WEEKS ago and the front office has done NOTHING to fix it. Packages also are getting taken from peoples porches. Do yourself a favor and try some place else.
Family/Military apartment. 3 Pools are nice and well maintained. You can either live in a new upgraded apartment (with granite/high end finishings) or the more economical version which I am in. The one bedroom with a den is basically like a two bedroom. Very spacious for the price. I recommend this apartment for military families and students.
Oakhampton is a really great place to live--it's quiet, shaded, and very well-kept. Management has always been very responsive to requests and maintenance. They know you by name, and usually fixes are completed within 48 hours. I have always felt very safe and taken care of here.
Pros - It's a nice complex. The landscaping is great, the pools are pristine, and they keep the apartments up to date with features like wood blinds and nice carpeting. The ladies in the on-site office are very nice and friendly. Also I just found out that the office is open on Saturdays most of the day, which is an added bonus for office workers. The apartments are super quiet, and very pet friendly. Cons - Parking isn't great, especially after 6pm. I've had to park on the other side of the complex when coming home later in the evening. Also they canceled a reservation at the last minute on me for a weekend apartment rental. Thankfully my out of town guests were able to find a hotel about 20 minutes away. I also had a disagreement with them about the due date of rent when it fell due on a Sunday and was considered late if a check was dropped off at 8:01am on Monday morning (had to eat a $50 late fee for that). When I talked to the property management group based out of Kansas, their owner Bob Hanson was pretty rude on the phone and condescending - didn't treat it like the professional business discussion that it was. Given that experience, I wouldn't recommend it to others. You may never have to deal with him and have a great experience living here, but if something goes awry, be prepared for a nasty conversation or two.
