The actual apartment itself is really nice, spacious, updated, etc. However, in the two years I lived here, we asked for maintenance to come several times (like probably close to 10) and they never came once to fix anything. They charge a ridiculous fee to have someone come over for literally 5 minutes to do a "move-out walk through" which I've always done on my own in previous apartments. Our bikes were stolen & the property did absolutely nothing to resolve the issue or compensate for their terrible security issues. This has been the worst management company I have dealt with ever. I DO NOT recommend living here. Plus the rent is ridiculously overpriced.

This is by far the worst community of apartments that I lived in. 1) The maintenance here is crap. They take weeks sometimes even months to address and fix issues. My washer hasn't been working since 7 months despite me putting in requests for 5-6 times it still hasn't been fixed 2) There are rats, ants, etc. inside the apartment wreaking havoc with food and cabinets 3) The apartments are very old and the rent is overpriced for the facilities that they provide. The heat doesn't even work in winters and it's freezing so I have to use a portable heater often 4) The appliances are old/don't work properly and the utility bills are high because of that 5) They require a 60 month notice and not 30 days unlike most other apartments. Also they charge $500 over your rent if you're willing to stay a month or two after your lease, which is ridiculous

Really bad apartment. All windows and door are leaking and all the appliances are too old and consumes too much electricity, we are paying $300+ each month just for the electricity. Many complains we made but they even don't look at or even care to respond.

THIS PLACE IS TERRIBLE!!!!!!!!!! Old, run down, SO MANY BUGS!! In the winter you’re risking your life walking out of your apartment because no one puts salt down. We have so many gaps and holes in our unit that I know bugs are getting in that way and I’m sure other ways. They claimed they sprayed for bugs but the bugs are still there. You hear all of your neighbors. The appliances are a JOKE and old as dirt. They need to be torn down or blown up and never rent to people again. If I could give ZERO stars I would. I HATE IT HERE!!!!!!
We had a mouse infestation in the apartment. The management was apathetic to the situation and asked the resident to "take care of it". Utterly appalling for the amount of money that they charge for a 1BHK.
Maintenance staff did not fix multiple items from when we moved in (cabinets, floors, washing machine) and office staff was useless when complaining about neighbors smoking inside. Beware. Would not recommend!
I don’t recommend these apartments for anyone they will not let you see your apartment till the day you move in ?? and rent is high and doesn’t include any utilities which you will be responsible for water$$$, heat$$$, electricity$$$. their appliance are so old and their service is BAD My washer is broken for 2 weeks and have not been fix yet. The Management all they do is lie to you and when you call for service they don’t come till after a week and their excuses is that they are short in staff. Get your money worth some where else with less headache and they care about their people.
Horrible old units! Was not impressed when I saw these! They don’t replace the carpet nor even clean the units before they show them!
i wish i could give minus rating. may be -`100. Worst Worst place ever. my dishwasher had problem with water clogging in the reservoir and even after hundreds of calls its still not resolved. water is sewage and bugs and flies started germinating in the water but still these ppl didnt turn up and i hate hate the management .Dont even dare to enter these apartments. i already told many of my frnds and collegues the worst worst behaviour of management and prblms. water cost as said will be 25/- but it minimum would be coming around 60/- per month dte - 125$ per month gas - 50 $ per month trash 20 $ these are for 2 ppl. now you can decide .

Have had ants in our apartment for months and management does not care. Have gone into the office to complain, been promised a solution and then NOTHING. Ants are all over our kitchen and have tried everything to get rid of them. Apartment has done nothing.

Neighborhood - 1 Management - 0 Maintenance - 0 Facilities - 0 Value for money - 0 I have been paying 250$ monthly electricity bill for the last 4 months of summer. I keep the thermostat at 75 - yes 75! for a lower bill. Every time i complain to management about the cooling not functioning properly , I get the -" We have cleaned the clogs, Its an upper unit, keep your blinds closed, blah blah..". I have never seen such an incompetent management AND maintenance staff. You can get a much better apartment for the combined price of rent utilities.

Location is pretty good. In website, and the actual apartment they will show you, everything looks pretty good. I am not a picky person, but I have to say that once you spend a few days here, after signing the leasing agreement, paying deposit, fees, and the rent of the month in advance, you will know that you were just cheated. The carpet in the apartment they gave me was not renewed before I got here and that would probably be ok, but they did not even cleaned it. The washer machine and the dish washer did not work. The water heater had to be replaced because it failed and caused a huge water leakage. I knew that because my neighbors downstairs came to me early in sunday morning since the water from my heater was leaking into their apartments (thru my floor). A technician came here that day, when I was just leaving. The thing is, once he was done with this task, he just went away and left the door of my apartment open.... And I got back to the apartment at night so it was like that the whole day!! Fortunately, nothing happened. I have been here for less than two months, and I am just tired of all of these problems and being ignored by the staff/management. They do not respond to my emails, they did not want to give me the managers contact information, they just want to do nothing. When they came to fix the laundry machine, they just added some tape to a switch to fix the problem, and thats it... but the washer had issues again as soon as the technician went away... The switch is just not going to be replaced I guess, so this is the kind of permanent "fixings" they do in here. It literally took weeks for them to clean my carpet, and when they finally came to fix this, it looks like the stains could not be removed since they are just still here. And they did not even cleaned the closets!! I can understand that appliances/electronics can have issues, but I just can not stand paying for an apartment that is just not what they were offering, and having a staff that will ignore you and will do nothing about it. This is just terrible. I am rating Oaks at Hampton with one star, because the system wont let me assign less than that. Do not waste your time and money. You may want to stay away from here. Read other comments and you will find I am not the only person who has had these problems with Oaks at Hampton. Thanks

The service manager confirmed that although the carpet was not new when you moved into your apartment the carpet was in good condition and it was cleaned by our vendor prior to your move in and then re-cleaned by our vendor using a power scrub treatment when requested. When you notified us about the appliances, the washer machine lid switch was replaced as well as the dishwasher repaired. I have lived at the Oaks for over a year. The management and service has gone down the drain. The only reason why I am still here is because of my children's School. When you place a service request one line maintenance will close out your request without completing the work. My one bathroom I have not been able to use the shower for almost a month. When you call the front office they always sound concerned and sincere however they lack follow through and enforcing maintenance to complete their task. After placing service request on several occasions for the same problem I decided to visit the leasing office. Upon my entrance into the leasing office I was not greeted with good customer service. The staff was very rude and did not want to address my needs simply because it was 6:03 in the office closed at 6 p.m. the structure of their Townhomes are horrible We have dealt with water leaks on more than one occasion. For the amount of money that I pay a month the quality of service does not reflect how much is paid in rent per month. I would highly suggest anyone who is considering to lease an apartment or townhome at the Oaks at Hampton to go somewhere else. You have been warned.

Dear Anonymous, We agree with you that leaks are very frustrating and because there are many processes to go through to repair a leak it really becomes frustrating. First there is the leak repair, then the tear out of tiles and/or drywall and then the replacement or rebuild not to mention the waiting for drywall to be mudded and the time it takes for it to dry is a lengthy process. We are sorry it took almost a month to repair the bathroom and being without the shower for a week, we wished it could have happened sooner. We hope you are happy with the end result. I lived at this location for 13 months. I would have left sooner if I wasn't stuck in a 60-day notice in the lease. This hurt me a lot after I got back from vacation. I was not aware (or forgot) about the 60-day notice and they said I was a few days too late. I had to choose between paying monthly rates or renew my lease and be stuck in another 60-day notice (they DO NOT have 30-day notices). I had to move out soon after losing my job so I had to choice but to go with the monthly rate. Either choice would have cost me what most people pay for a mortgage and it practically depleted my bank accounts. I was not happy with what they could offer. If you have kids, this would be a decent location (depending on your needs). I don't have any and I found myself surrounded by kids playing on weekends or when I'd come home from work. Since my apartment was across from an elementary school, I had to be careful on days I'd come home when school was out or when I'd leave to go to work. I like kids but some of the parents weren't watching and I felt compelled to get myself involved to make sure some kids were not bullying others. As far as the costs for your first lease, it didn't seem bad at first but then I realized how cheap the appliances looked. Many of the appliances weren't even maintained or fixed when I first moved in. I had to make maintenance requests within my first couple months (e.g. adding weather stripping in the front door so I wouldn't lose heat, unclogging the master bathroom sink because it was full of gunk and hair, fixing the washer unit because it made too much noise). I would highly recommend looking at other places before considering of moving into the Oaks.
I have lived here for almost 3 years for the sake of being close to my work. Since I moved in, the rate for my 2 bed/2 bath has increased over $200 even though I have renewed TWICE! They do not have any incentive for resigning at all with this new management company. They are not quick to salt the sidewalks and the parking lot. Many people leave for work early in the morning and it is never salted or plowed until they have time! The appliances have not been updated since 1988 when my building was built (there is a sticker with the year on the utility closet). Master bathroom is very small with not a lot of counter space. There are no drawers in it (although there strangely are drawers in the guest bathroom) and the shower drain clogs up constantly (I do clean it out after almost each use). When my heat went out (in the winter!!!) they had to come out 6 different times to finally fix it because they just fixed a little bit at a time. Although living on the second floor makes me feel more secure, there is absolutely no security other than lighting on the buildings which does make me feel very unsafe when I come home/leave for work when it is still dark out. Cigarettes and pet excrements everywhere. They send out "warning" emails for people to pick up after themselves but they do not enforce it at all. Definitely NOT resigning again as I am sure the rent will go up again.
They are just hungry for money all the time. They just suck money out of you but when the mistake is on their end you have no clue how illogical and illiterate they become to cover up their mistakes. A BIG NO AND MANDATORILY DO NOT RECOMMEND THIS CHEAP STAFF COMMUNITY. THEY ARE FIT FOR NOTHING. They just suck ur hard working earned money.
The location of these apartments is great - very close to Rochester Road but not close enough to be subjected to the noise of the round-the-clock traffic. Lots of restaurants and shops nearby. The layout of the apartments is very good, too. Spacious! But alas, the good things end there. Apart from that, the apartments have only negative points. The maintenance is awfully slow. It takes them weeks to fix something non-urgent. And for urgent requests, they need to be reminded every few hours, after which they grudgingly oblige in a couple of days. The apartments are outdated and have poor insulation. We needed to set the thermostat to 80 degrees at all times so that the actual temperature read 65! Imagine the electricity bill we incurred! The management offers a unique solution - plastic films. Actually, they just offer a suggestion. We had to do the actual insulation! The management is rude, inapproachable, and biased. The front office staff tries their best to address the residents' concerns. However, they end up being at the receiving end of the complainants' displeasure because the management, who is responsible for the decisions taken, never show their face to residents. I pity the front office staff sometimes. The increase in rent is exponential, and ground maintenance is abysmal. They hardly ever plow snow on time, and store the plowed snow in front of car ports, making them inaccesible. The landscaping is even more inefficient; when the snow starts melting, all walkways get flooded for days! All in all, we had a very bad experience at the Oaks of Hampton and will never recommend it to anybody!

These apartments are overly priced. When our faucet broke it took them two weeks to come and fix it even though we kept calling and reminded them. The appliances could be more up to date and the washer a dryer are very small. The people in the office are very friendly and they try to be helpful. The location is very diverse and convenient, as far as there are grocery stores, shopping centers, food, schools, parks, etc... This is a great location
The apartments are in a great location with easy access to anywhere you need to go in Oakland county. The apartments themselves are dated when it comes to appliances and other agents like doors etc. The layouts are very open and there is plenty of space for the price. The office staff is extremely slow and getting a hold of them is near impossible. However, maintenance is excellent if you get to that point. Overall, great location, nice actual apartments but zero management.
I have been living at Oaks at Hampton for 6 months now and the property is very nice. The grounds are well maintained and neighbors friendly. The office staff is courteous and the maintenance request are promptly completed. I recommend this property as one of the best I have lived.
Are you tired of listening to the guy in the apartment next to you snore all night (or worse)? You should live here. These apartments are quiet! The layout is smart and spacious. I live in a two bedroom. The bedrooms are separated by the living room/dining room so you feel like you have some privacy. The location is perfect. My apartment is only 5 minutes from most shopping, post office, doctors, dentists, chiropractors, movie theater, resturants, and great Chinese takeout. Its 10-15 minutes to the zoo, Great Lakes Crossing, and other adventures. And if you're feeling really adventurous, Detroit is only a 20 minute drive down the freeway. The schools are excellent. There is an elementary school directly across the street from the apartments so your kids wouldn't have to walk far at all. The neighborhood is very safe, clean, and friendly. The management is very friendly and helpful. They are super pet-friendly. Dogs, cats, even Greek Tortoises are welcome here. They encourage you to make this your home. You're allowed to paint your apartment, plant flowers around your patio and decorate for the holidays. Rent is about average for the area. Its a bit pricey but totally worth it. Cosmetically, these apartments could use a major facelift, they are as old as the hills, but really they are quiet, spacious and in a great location so I am okay with not having fancy schmancy nickel-plated fawcets and shiny white cabinets. Fair warning maintenance is a little slow and they could do a better job of cleaning the sidewalks and parking lots of snow and ice in the winter but overall, this place is great and you should make it your home.
