Jacksonville is gigantic. At nearly 900 square miles, it is by far the largest city in the contiguous United States, in terms of geographical area. The landscape is so vast and varied that you are almost certain to find any kind of environment that suits you. From the high-rise buildings downtown to the marina condos along the river to the suburban neighborhoods farther from the urban core, your apartment rental options in Jacksonville are nearly endless.
Jacksonville is never short on leisure activities. The dining and entertainment offerings are top notch, from the bustling nightlife in downtown to the upscale shopping at Saint Johns Town Center and everything in between. Football fans will feel right at home in Jacksonville as NFL Jaguars games tend to draw big crowds no matter how the team is doing. The Jags’ home field has also served as neutral turf for the annual University of Florida-University of Georgia rivalry game each Halloween weekend for decades.

Property Ratings at Oaks at Normandy Apartments
I'm so ready for my lease to be up. When I first applied I was told that the apartment that was available for me was much better and definitely in a better location than where I am now. The apartment that I am currently in is suppose to be "renovated " however the cabinets are yellow looking, washer has writing all over it, the paint that was used to paint the tub is peeling, paint stains all over the floor in different areas of the apartment. It is just messy in here. We keep bugs in here no matter how many times you spray. I'm so ready to move out here and get my townhouse.
I recently moved into this apartment community and I couldn't be happier with my decision. From the moment I walked into the leasing office, I was greeted with a warm welcome and excellent customer service. The staff went above and beyond to make sure my move-in process went smoothly. The community manager is phenomenal and has excellent communication with her residents. I’ve received numerous emails about community policies and guidelines, valet trash policies, patio inspections, food trucks and all of the fun things they offer their residents. I responded to a few of her emails with questions and she replied right away. The apartment itself is spacious, clean, and modern. I love the layout and the high-end finishes throughout. The community amenities are top-notch as well, with a beautiful pool, fitness center, and outdoor lounge areas. I can't wait to take advantage of everything this community has to offer. The location is also fantastic, with easy access to shopping, dining, and entertainment options. I feel safe and secure in this community, and the neighbors are friendly and respectful. Overall, I am extremely satisfied with my decision to move here and would highly recommend this apartment community to anyone looking for a new place to call home.
The property is beautiful, it’s very clean and it’s conveniently located close to everything you need. I’ve lived here for 3 weeks now. Moving here was the best decision I made. The property manager makes you feel like family and does fun things for the community. We’ve had a food truck come out every week, the office sends us emails inviting us to stop by and get treats and they had a huge Christmas party for the residents this weekend. I really feel a sense of community so far living here. Come live at Oaks at Normandy you will not regret it.
It’s cheap but has luxury prices. Property is dirty and unmaintained. Parking is a hassle. You’re going to tour a renovated model apartment. Staff has attitude about every thing. The security gates and cameras don’t work so plan to be harassed by solicitors and nothing can be done because all the security measures are invalid. It gives outdated/ cheap and definitely way overpriced.
They are bait and switch apartment complex. They show you the upgraded unit but they 'conveniently' don't have one available. They have some partially upgraded (hardwood in living / dining / kitchen) and that's about it. The countertops are not updated and they don't come with microwaves unless you have an older unit. Really, no microwave?! There is paint on the hardwood floors everywhere and that's in a partially upgraded unit also. Dishwasher is at least 15 yo. Fridge has dents and a little bit of rust. Don't get a first floor or most likely, you will have water problems where the water comes in from the porch area. I was told that if I put a nail in the wall, I am expected to fill the hole and paint the wall. WTF! Also just today, 5 (yes this number is correct) cars were stolen from the complex. Spoke with the Jax Sherriff and she stopped me. And conveniently, the cameras do NOT work. All I can say is: "Renter beware". Rent somewhere else.
the office employees are very nice, but the apartments in general are just falling apart, no cameras as they say, pool is usually dirty, ac breaks down often and also leak leading to missive mold and bad smell and they just spay some chemicals but it keeps coming back, you can hear most neighbors clearly and overall horrible place for the price.
I love it here at first.. but now I'm not so sure anymore.... We are missing lights in our bathrooms, the washer machine makes an awful loud noise, and every time we ask them to fix these issues, they say "you're on the list.." Before moving in.... The lady at the office showed us a unit that we were supposed to move inside of, and on our move-in date, she stated, "I am so sorry, the unit I showed you has already been rented and I didn't know, BUT I have another 'renovated' unit available but it will 'cost more'..... Okay. My fiancé's previous apartment was broken into while he was on duty.. and a lot of money was stolen. We chose these apartments based on the reviews and we were thrilled to find something in our budget from leftover funds, and it was kind of upsetting to be told we would have to pay more than what was already quoted to us. Thankfully a different lady (who was very sweet and warming) was able to accommodate us-and we are very appreciative of her for that.. but this "renovated" unit came with two missing bathroom lights and a broken washer machine. And now the kitchen sink is leaking and the base is peeling very badly. I totally get that things happen, but this has been a stressful living situation overall. *I even recommend this place to a coworker of mine who just moved here from Texas.. despite the minor issues... because they really are beautiful but the communication is very unsettling. We haven't even made it to a full month of living here yet. Hopefully our appliances will be fixed soon. Oh and today my parked vehicle was hit.
Please I would recommend NOT MOVING HERE! This place is awful. They false advertise and claim that it’s a gated community and the gate never works!! They are NOT fixing it, if they can’t give you a guaranteed date on it being fixed then they are still lying to people. There are homeless people all over the area in front of the complex. The staff is lazy and they don’t leave their office to show you around the apartments. They claim security surveillance but NONE OF THE CAMERAS WORK. Just ask them to show you and I promise they won’t be able to. My apartment got broken into within a month of me living there and the rental staff was not helpful at all with my issue and that’s when I found out the cameras don’t work. It’s not worth it to move here!! They spend money on renovating apartments to get people to move but are not on fixing simple security measures. Don’t waste your money or time. I literally just moved out LAST MONTH. I’m active duty military and they treated me this way, so I can only imagine how they treat everyone else. Don’t comprise your safety by living here.
BUGS, homeless wandering outside, extremely poor customer service, maintenance takes over a week to come and that’s if you call up to 3x! Non-stop LOUD construction at all hours with no consideration or warning to residents. Not worth the rent, not worth the commute. Don’t make the mistake of leasing here, If this helps even one person it’s worth it.
The property has recently been sold. A new inexperienced manager has been appointed. He has no people skills and has apparently never managed an apartment complex before. He recently attempted to defraud me out of paying double for my garage rent. I personally had to point out to him were in the lease agreement and the garage addendum where he was in violation. I'm afraid that he is probably taking advantage of other tenants who are less educated.
Enjoyed a good stay for the first two years, but found the huge increase in rent after the first lease was up very disappointing. The office hours are also hit or miss. They may be there at 5:30, but I have arrived at 5:20 and missed anybody being there on a few occasions. They are also hit or miss coming back from lunch on time. The maintenance crew is helpful and prompt, and the pool area is nice. It just doesn't outweigh the high rent and disappointing front office service.
My apartment is perfect for a couple or just an individual to find themselves. It has just the right amount of space and features to make anybody comfortable in making it unique to their personalities. I couldn't see myself in any other apartment!
