The staff is amazing, they’re compassionate, understanding and professional. I met Mya, Veronica and the property manager, all of them answered my questions and were thorough with there responses. The apartment I saw was nice, I really love the patio.

When I moved in over a year ago, I discovered a massive leak in my ceiling every time it rains. I'm talking buckets. Since then, at least 6 work orders have been opened and closed, yet the issue persists. This is definitely not worth the price hike. I will say that the office ladies have been great to respond, just wish property management could actually get repairs done.
The manager Jill was so pleasant when I walked into the office and showed me the property and unit. She genuinely cared about my needs and after viewing so many different places, she made me want to call the Oaks of Lewisville my new home with out hesitation. Not only is it a beautiful property but Jill made it an ever more amazing! I would highly recommend the Oaks of Lewisville to anyone living in the Lewisville area.

The apartment was not clean when handed over to me. I spent a whole week cleaning top to bottom. I still haven't finished cleaning the remnants from the previous tenants. The parking situation is horrible. Very few open spots. Forces you to pay for covered parking. They try to squeeze every penny out of you. They will add fees that are not mentioned in the lease agreement and threaten with eviction if you don't pay. The only reason it's so expensive is the location is alright. Other than that it's not worth the price. I've had something for a similar cost but twice the amount of space. The only reason I didn't go back to that place is because it's not near my job. And don't be fooled by the good reviews they got recently. They literally were bribing people with gifts at the front office. They had goodies to give to people who could prove they wrote a good review. If you notice the good reviews are all from around the same time period. Not a coincidence. And it's true the apartments do have a funky smell. Since the smells penetrate wall to wall from one apartment to the next. Apparently they also fumigated recently due to a major roach outbreak. Ick. The trash locations are kind of inconvenient to most residents too. You have to walk quite some distance depending on which unit you live in. Some of the residents also don't respect the picking up after their dog rule. Also, no ring cameras allowed. So if someone steals your packages tough luck buddy. I also don't see cameras on the property which is worrisome because you are left evidence less if a crime occurs. Also the gates never close. They have gates but they aren't used so anyone can come and go from the apartment complex at all times. Yikes. Everything about this place adds up to quite dissatisfying.

This is a Roach hotel. Wish I would have read other reviews b4 moving in here. Have been treated 6 times in 2 months. They can't get rid of them. Homeowner for 35 years & never a Roach. Nasty & breaking lease to get out of here.

5 stars for our management and maintenance teams... we've been here almost two years and I still love living here. There are going to be down sides to any apartment living - like people not picking up after their dogs - but we are very pleased with how hard they try to keep up with everything. Our important maintenance requests (broken dryer) are always taken care of within a day or so. Also, we trust the maintenance team here to come inside whether we are home or not. They just re-did our parking lot, so my kids feel like the Cars from Radiator Springs when they ride their bikes. Our apt isn't upgraded, but we aren't picky about the "latest trends in kitchen deco." We only see roaches when someone moves in/out, but the office gets us on the pest control list any time we need it (I've only needed to request it once in two years). I feel safe on our property any time of day/night, which is super important when you have kids. Great job mgmt and maintenance!

We signed up for this apartment because it seemed like a great place, nice location, good looking apartments, large and spacious. But once you sign that lease and spend hundreds of dollars to apply for the apartment and pay for that deposit, they will make changes on you at a moment's notice which can cost you a lot of money and tell you tough. We are stuck here now but I am writing this review because they will try to milk you dry for every dollar you have because they don't' care.

When I came into this apartment Blanca told me that these are nice spacious apartments. I appreciated how fast they worked to get me out of my situation and put me in to a new apartment. But I see why they did so. They told me the pest problem wouldn’t be a huge issue and they would just gas the place and they’re will be no more bugs. Every since I moved in I’ve seen roach after roach in my whole apartment! I’ve never been so disappointed. I’ve cleaned my apartment from top to bottom three times and they still appear. It’s not just a little problem it’s a infestation of them. I hate I jumped the gun and moved in without this problem being handled or me moving somewhere else. The managers are rude and not helpful. One lady tried to argue me through the door because of my issues and lied said they should be gone in about 2-3 days. This is the worst apartment I’ve ever been in.

After a year of living in these apartments we are ready to move out. Our car got hit twice. Both times were hit and runs. Both times are car was parked. We pay $30 per month for covered parking. The first time our car got hit there was minor damage. I could tell the first time it was a possible accident. A week ago our car got hit so badly that it could possibly be totaled. Up to $7,000 in damages so far. A fight broke out in the parking lot at around midnight. One of the guys drove off really fast and hit our car so hard it was turned to the side. I believe he intentionally hit our car thinking it may be the guy he was arguing with car...We called the police to file a report. Of course its 1am in the morning so we didnt see who hit our car...my husband and I had to miss work due to our car not being drivable. We contacted the office to let them know about the situation. I emailed them twice and no response...not sure why they havent reached out...I want to assume they are busy not that they don't care but I am not sure....but this has been a super rough week for us. We had to pay for a rental so we could have a means to get to work. I contacted the office not only so they could be aware of the incident but so maybe they could reduce our rent or do something to make things right. On the weekends there is always something going on outside...fighting...cars speeding...loud music... We just renewed our lease a couple weeks ago for another 13 months but now we will probably move asap. We pay too much for our car to be hit and to worry about safety. If you have a young family or nice car don't move here. The only thing that probably would make it better is if everyone had parking stickers and the gate was closed or if there was any kind of security. I don't take back anything I said about Luisa...she is awesome. Most of the people in the office are cool...it just that I wish that they would do something about the safety of residents. We are not the only people that have gotten our car hit...I have seen a few people that have similar experiences. Don't want to say our experience has been completely negative but I just want to be honest about our experience to keep others from having to go through what we have been through.

I was excited about my move to Texas but this has been a horrible housing experience. If you love roaches you'll love it here. I literally see them everyday they are in my kitchen, bedroom, bathroom, everywhere. I have spoken to the property manager she casually brushes off the roach problem as if its normal. Pest control has been in my apartment on several occasions and even did a "spray out" which required me to remove everything from my cabinets. Roaches are still here, I even saw a cockroach....they are INFESTED. I even emailed the regional...no response. Being new to the area its very inconvenient to have to find a new place to live. And as a hospitality professional its very disheartening to realize management doesn't value or care to address my concerns. When i went into the leasing office to speak with them for the final time the property manager walked right past me, refused to speak to me and certainly didn't address my concern. Unfortunately they seem to only care about their rent money and could care less about the quality of the housing experience they are providing. There are many apartment choices in this area, please take heed to this and other reviews about the bugs.......I would NOT recommend you live here.

I can say new management was amazing. I have lived in the community for almost 5 years, but moved out in March. I can say they worked with my sister and I when we were buying our 1st home. My experience with new management has made my time there amazing. The 1st 3 years were not bad, but with the new management they are competent, prompt, and friendly. I would recommend staying here.

I have lived here since 1993, changed apartments in the community several times. The management company matters! Before Dayrise came in, I would agree with some of the negative reviews. Dayrise people return Emails and phone calls . Maintenance hooked up my new washer when the Sears guys messed it up. Julio is wonderful, so is Luisa. I love it here now!

Great maintenance! Chris, the head of the team, is fantastic. Spoke very clear English and was very good at keeping us up to date on what was going on. Best maintenance crew at any apartment I've lived in, which is four complexes across the states. Overall, this is pretty great place to live.

Firstly, the price you pay for the quality of the apartment is completely off, but I understand its Lewisville and the area is a little higher. Parking is terrible in this complex. The office staff is the worse I have dealt with, personality and all. Good luck getting someone to answer the phone. Beware of the gym equipment as well. The went through 3 managers while I was there, each one worse then the last. If I could pay you not to live here I would. All the good reviews seem to be from years ago. The most recent one is probably from the office staff. Of all the problems I have had, I could look the other way, but the problem with the office staff is the worse, and needs to be addressed ASAP. If I could give this place zero stars and stand in front of the building with a turn a way sign, I would. Beware.

I’ve been living here for almost 4 yrs now and yes rent goes up like at any other place but other than that EVERYTHING it’s been good. No bugs at all and when something goes wrong all I have to do it’s notify Eva and she will take care of it. Excellent service and attentive, we need more people like her. Overall all great!

I DO NOT recommend these apartments to anyone reading this. When I moved in I had no shower rod? I had went and bought and had it out in myself before they came to fix which was approximately 3 months later. They tell you to call or email if you have a question about anything but they don’t answer the phone nor do they email you back. I have proof of this where I tried to email them and got nothing. People don’t pick up after their dogs and the apartments have a funny smell that won’t go away. You get what you pay for and these are cheap apartments so service is poor and the front office staff is TERRIBLE. I witnessed management fighting with a lady very unprofessional.

Management says they do regular check ups for lease violations on the patios and balconies but I’ve seen people who let their dogs poop all over theirs. It’s an eyesore. It’s also really great how they made their parking situation to where I can only park in one specific section without getting towed and then they block it all off and make us fight for parking and not allow us to use the other sections. The best part is that the parking lot still looks like garbage. I’m out 300 and for what? My parking lot at least got a shade darker but no potholes filled up.

I’ve been here with my wife for almost a year we cannot wait to move out! The only good thing is the price but besides that we have roaches even if our place is always clean. Criminal neighbors, police tape all over the building because teenage neighbors so they lease to just anyone, couldn’t go home for a whole night due to crime scene. They’re sketchy people living here. Maintenance never shows up when we ask and when we don’t they knock and barge in without notice.

I have had the pleasure of working alongside Ms. Sue who has helped me with so many of my questions, any maintenance needed, and she makes sure it gets done and is always looking for ways to help me save money. If most apartment leasing offices were as prompt and professional just like Sue , there would be no need for ratings and reviews because that's the service everyone expects and that's what everyone would received!

This place sucks! If something in your home messes up, the maintaince people take weeks to come fix it, cars are always getting towed and if you have more than 2 cars your screwed

Horrible management. Pest issues. Parking is horrible. They tow people even in the visitor parking just to make money. Nasty area and smells like trash. The pools are RARELY open. Bait and Switch apartment tactics.

The Oaks of Lewisville it's a great spot to live it has great management that takes cares of there residence..
Very disappointed. Parking is HORRIBLE. I've been towed 3 times ($900.00)and my guest once $(300.00). Garbage is always spilling out of the garage cans. Maintenance is very slow to respond. Pot holes all over the parking lot. Office staff aloof they have changed 2 X in six months, but friendly.

I have lived here less than a week, and I'm already convinced I will never renew with this apartment.
Love the apartments, clean friendly. Alot of parking space. Dislike the fact that they welcome peta and owners dont clean after them.
This is a good apartment if you are single, the location is not far from the mall and movie theaters. The majority of the time it is quiet which is nice after a long day spent working.
This apartment is ok for a first apartment, but it is somewhat noisy (meaning great if you don't need to sleep). The size of the apartment is fine and they had just replaced all the appliances. The Oaks is in downtown Lewisville and is close to restarants and shopping.
