Property Ratings at Oaks of Westlakes Apartments
This Apt complex is 30 + yrs. on top of everything being extremely old they take their time about fixing things correctly. Last winter pipes froze and flooded over 20 units, residents apartments were ruin and most left. Mgt did nothing but offer broken promises and/or half fixed apartments ruin by broke pipes. Carpets were just wet vacuumed when they should have been replaced (mold). Walls painted over and etc. Top of it all they're roaches and bugs, apartment complex had car burglaries and etc. They spend more time putting fences around the dumpsters and changing rails instead of focusing on the inside of apartments but it's to hide the disaster really going on from new residents. I will say it you can find something newer and better then these complex do it. Once you sign the lease here they got you. Make sure if you have no choice but to move here check and write down every single thing wrong with your apt. Check the bathrooms, sinks, cabinets, behind ref. and stove, windows, rugs and etc. New mgt. has sort of an additude, but then again they have new mgt like every 3/4/5 months. Again when reading the lease don't sign anything until you've checked your apartment and the property. Have a great day.
I have been a resident here for two years and just signed my new lease for another year. I must say that prior to the new owners and management this year there were many problems that had gone unresolved for 2 years from the previous owner. Once these new owners took over, their pride in ownership came with it and it shows, everything looks amazing and the improvements keep coming daily. Shauna, the new manager is so sweet and an asset to our property and handles any concern immediatly. The last manager left this company in a shambles and this management company has done such a great job at working under these extreme conditions to make all repairs and upgrades quickly while still handling the day to day operations. I have been very impressed and you will be too. The neighborhood is quiet, the pools are great, new dog park, great price, no surprise fees, great location!

I am so excited by the new management here at Oaks of Westlake. whisper the lady at the front desk is so sweet and always takes the time to answer my questions. They're working on cleaning up the apartments and making them nicer than they were. And it's absolutely wonderful to find a human in the office when you call. Thank you to the new management team you're the greatest!
Non do not move here. Only for dogs. Not friendly place to live. To many hidden fees.

Hi There! I apologize for your experience, though we do allow dogs -we do not allow aggressive breeds and do maintain a list of restricted animals. Additionally, we only bill you what is outlined in your lease contract and utilities are stated and outlined in the lease contract as well. I would like to invite you to our office to discuss any additional fees that you feel maybe undisclosed to you, Id be happy to review and explain. Also, we are currently housing to many families that include children :) Please stop by the local office and let us know how we can better assist you!
We moved in about a month ago. I was pleased to see that the complex actually did look like the photos on the website. I had expected it to have been photoshopped and it was not. I was unhappy that we were unable to see our unit until after we signed the lease but now that our belongings are in, we are very comfortable in our new apartment. There were some small things not finished as we were told to expect, but, the office staff is working with us to resolve it. They have been polite and professional. The exterior of the buildings and the grounds are very nice. There are some areas where residents are not cleaning up after their animals. The complex does supply waste bags so there is no excuse for that. The noise level is very good in a community this size. We did have an issue with a neighbor and their loud music but after speaking with Jeannette, that has been resolved. As others have noted, we have seen some roaches. I'm still waiting for pest control after two requests. I understand to some degree it's a reality in apartment living. That said, we didn't have them before moving here and I don't plan on living with them now. So far, it's felt very safe and secure here. Most neighbors are very friendly and do a great job making their areas pretty to look at. I honestly can't say that I have seen much of what others have said in previous negative reviews. Our overall impression and experience so far has been very good. Parking is usually not too big an issue. I know decals are supposed to be in the works which should alleviate lack of parking if enforced. Parking areas are set up fairly well and the walk to apartments is well lit and pretty short, even if you cant park near your building. However, the gates are another matter. You will constantly fight cars trying to leave the complex from the entrance. Which often means being blinded by headlights as they try to squeeze past you instead of leaving through the exit gates. And the exit gates are often open due to large rocks being jammed around them by residents for people to come in without the gate code. My husband and I have removed them several times just to see them put right back. In the big picture, the pros outweigh the cons here. It's a nice community with good amenities and responsive office staff.
Totally not impressed with this apartment complex, the pictures are not a true representation of what the apartments actually look like both inside and out. The management truly does not care, all they want is the rent. If you have a maintenance issue do not expect a resolution any time soon, I've been waiting 4 months and still have issues that have not been resolved. I can't wait to MOVE!!!!

If you can help it, do not move here! Ever since we moved in, the apt has not been in proper working order, & despite our numerous complaints & notices to the staff, nothing has been fixed. Oh, wait, once our AC went out & it only took them a week & countless phone calls to FINALLY fix it. Fruit flies come out of the bathroom sink; we spray insect stuff, but it only lasts so long before they come back again, & they're super annoying!! Attacking your face in the living room while you're watching TV, & we don't even keep fruit on the counter!! Water comes in from the outside when it rains, from up out of the floor, & from the base of the toilet!! Every morning the bathroom rug is soaked from toilet water, & no matter how much you clean the bathroom, it smells like a sewer!! The bathtub's been peeling since we moved in, there's about a half an inch gap in the entry door, so we get to cool outside as our expensive AC air flows right out the door. There's also about a dozen little, annoying things that they haven't even attempted to do anything about. I was told that all the apartments here are built the same, obviously, so I'm sure they all have the same issues. As far as management, it seems like they've been in a rotating door, & the next one doesn't seem better than the previous. The only reason we're still here is bc I have a chronic illness, & it would take a great toll on my body if we had to move. Recently, our rent was raised 11% & our utilities 44%!! We would be happy to pay that increase if stuff was actually in proper working order, but they've had a whole year to fix stuff, & nothing's been fixed. About 2 weeks ago, we had to sit down with the new manager bc she didn't want to honor the new lease rental amount & resigning promotion that we had been promised previously by other management. She basically didn't want to do anything for us. She eventually agreed, after a pretty frustrating discussion & me saying that we weren't going to renew. I asked if her manager could call me, as she wasn't very helpful, & weeks have passed with no call. I finally managed to get an email address to send my complaint, after having to go in there again & complain. It's just exhausting. Stay away if you can.

I have been living here for 25yrs and I love it.. Office and maintnace personal are awesome.
I have been living here for 25 years and i love it. The office and maintenance staff are awesome. As soon you come in the door they treat you like family. The grounds are always clean. I have seen the manager and assistant pick up trash while they are walking. They truly care about this property all i can say is great job.
The management is horrible, everything is falling apart, the front desk is a very rude bunch, oh and not to mention my favorite part is when one time that water was out for an ENTIRE day without notice, we had been calling all morning about when it would come back on and they would tell us, " oh in a few minutes", come to find out that a few minutes turned into the next morning. I highly DO NOT waste your time or money into this place.
The management is great and the property is tremendous since we got new management. The prices are pretty steep though.
I have lived in this complex for about a year and can't say that I have many complaints. Its a very well maintained community, anytime I have needed somesomething fixed it gets done in a timely manner. Rent is decent. Great size. Awesome pool with a waterfall.
Living here is like being on vacation all the time!
