This is the worst apartment I have ever lived at. Too expensive for the service you get. And you get treated worst than the dogs which seem to run the place. Filthy, poorly managed , too expensive, ROACH INFESTED. LAZY TEAM AND overall too much suffering here.

The facilities are beautiful, the maintenance of the community is notable! When there is something to be repaired, the maintenance staff is quite professional and fast, that is when they receive the message, lately the message channel is quite poor or non-existent, since getting any response from the office is non-existent. They probably don't have anyone in charge to respond to residents. As for comfort, the walls and floors are paper thin, I can perfectly hear conversations or any sound from my neighbors, it doesn’t bother at day time, but definitely late night is not fun. Lastly, the price breakdown is very uncertain, I have not been able to find someone who can give me clear information about the charges they are making me, since it varies significantly between months and when I asked no one gave me an answer. In short, you have to trust the amount of the rent, because it is not at all clear.

Totally overrated, typical cheap and fast renovations like luxury vinyl planking so they can justify ripping you off. Management team thats impossible to get a hold of because they’re closed half the week. Constant car break-ins. Other tenants constantly not cleaning up after themselves and their pets. Small units that offer zero storage solutions so you have to spend more money….instant buyer’s remorse living here.

Don’t move here they have an ant infestation. And the rent is very pricey. Never no parking, and the breezeways and all over the railings it’s always full of spiderwebs in the summer and they never come through and clean it.

Teacher Relocating from Michigan
Cortland Brier Creek gets 5 stars plus!!! I'n an elementary teacher who recently relocated to NC from Michigan. I had the chance to tour several apartment communities before making the decision to make my new home at Cortland Brier Creek. The level of "personalized" customer service that was provided to me-made my transition both seamless and organized! Madison communicated with me consistently from the very beginning to the actual moving process. My actual move-in day was top tier due to the manager, Mikhail coming in and saving the entire day! He went above and beyond his call of duty to ensure that I was actually able to move in along with my furniture and utilities setup. He was even willing to stay and wait for my furniture to arrive! I am so excited about being a part of this community and look forward to living here as I start my new life in North Carolina. Thanks AGAIN Madison and Mikhail!!

Great changes!
Cortland has begun to implement some great changes. The office staff is always helpful, especially the Assistant Manager Samantha. The location is convenient to everything including gyms, grocery stores, and highways. I would definitely recommend Cortland Brier Creek.

Finally getting upgrades overdue!
First I will say I’m glad the community is finally getting the updates that are well overdue. Second, the size of the units are good overall. Third I really like the location, the school my son attends, and I work from home so I’m learning to adjust to the noisy surroundings as the community is going through massive renovations rightfully so. Lastly, the staff, including the maintenance team, are friendly, supportive, and they don’t take long to answer questions and work with you on concerns. I’ve been here 3 years and it is a descent place to live until I’m ready to purchase my own home.

Look Elsewhere
If you're interested in Cortland because it claims to be a non-smoking community; don't be. People smoke out on their patios all the time, nothing is said or done. If you read your lease before signing, it will say that only electric grills are allowed in units; however there are plenty of gas/charcoal grills in the community. One neighbor even has a whole smoker attachment to their unit with the propane tank underneath it and it's been that way under both Oakwood AND Cortland. Since move-in we have had our cabinets rendered unusable, Oakwood attempted to send contractors who were uninformed of what their actual job was and thought they were just here to paint. Several emails later, we eventually got our windows caulked but no cabinet work done ever. If you live in the two bedroom unit, be prepared to just have one room be either unbearably hot or freezingly cold. The windows may as well be paper for all the heat they keep out/in, and the AC/Furnace doesn't have the power to reach the back of the unit even with all other vents closed off. Their response to this was to just shrug their shoulders, because the furnace was new and the problem couldn't be solved with a repair. The company may not care if you have a grill or not despite the lease, but they will be sticklers about the lease when it suits them. If you miss the 60 day window to tell them you're not renewing, you'll be forced into a month to month contract from sixty days on when you do notify them. This is stated in your lease, but of course not everyone reads their 40 page legal document for fun every night; and it's REALLY HARD TO READ A LEASE WHEN THE NEW WEB PORTAL DOESN'T HAVE IT FOR SOME REASON. Four months of no access to my lease. We were told it'd be emailed to us, it wasn't. Another leasing agent was kind enough to give us a physical copy when we finally got fed up and went in to the physical office. The office in general lacks communication skills. Shortly after Cortland took over, they sent a survey with one of the options being "Have a manager contact you". Despite checking this, they never reached out. Despite saying they would email us a copy of the lease, they never did. Despite giving a Money Order this Friday for our rent, our web portal is still saying we owe the amount we just paid. . If you want the whole experience make sure you read the Oakwood Raleigh Brier Creek reviews as well; because aside from fixing some cosmetics it's largely the same game

Not Worth the Value
Cons - Not Worth the Value, Broken & Closed Amenities (Pool Closed on Sunday!!), Insulation Issues, Thin Ceilings & Walls, Loud HVAC Systems, Loud Mega Trucks, Loud Airplane Noise, Trash & Recycling Problem, Bug & Pest Problem, Broken Down Vehicles & Trailers, Cheap Appliances, Dog & Dog Owner Problem, No/Limited Accessibility for Handicapped Individuals, No Community Among Residents, Cortland does not trust the residents, Rent Autopay Fees. Pros - Excellent water pressure for showers! Hot water lasts for long showers. Love that! Close and convenient to the airport, shopping, restaurants, gas, grocery stores, easy highway access, plenty of parking, nice dog parks (when they’re not overgrown), high ceilings, overall a quiet community in some areas, except the aforementioned noise makers. Utilities bundled with rent. Valet trash with a very professional contracting service. Multiple leasing options (month-by-month, 12-month, 13-month, etc.). Community Portal for communications, lease handling, rental payments, maintenance requests, etc. (still under construction, but will be a great resource)

Poor service
I tried several times to inquire about an apartment here via online. Never received any email from this complex back. Additionally, their website shows Available Now. So I called their number as they won't get in touch with me and the woman on the phone told me they are Available Now but Move In is not until first week of September. That makes no sense. If an apartment is available now that means it is available for a tenant now not later. It should show Available September which means the place won't be ready til September. Totally misleading and poor service.

Awesome location. So many restaurants and retail locations nearby. The staff is friendly and helpful. New management is an improvement for the complex, highly knowledgeable. Has short term leases and furnished apartments. Highly recommended.

Nice complex, close to everything and relatively quiet
I moved into Oakwood about two months ago. I sold my house in a Cary suburb so living in an apartment is a big change in lifestyle. I've found the complex to be quiet considering how many people are living in close proximity to each other and the variety of day/night work schedules and number of visitors coming to the community. The common facilities are very nice (pool, gym, workspace) and my apartment unit is comfortable and has been well maintained. All of the staff, from office management to grounds maintenance, have been friendly and very helpful with all of my questions or requests for help. The location is extremely convenient to RDU, interstate highways, and lots of shopping options but is far enough away from the traffic to not be affected by it.

Since changing to Oakwood
When we first moved they were Courtney Estates at Brier Creek. Six months later Oakwood purchases the property. I wouldn't say it's been an upgrade yet. Tenants consistently disobey alcohol and smoking in the pool area. It's no longer pleasant to even go enjoy a relaxing sit by the pool. Trash has become an issue around the complex. We have started looking for a new complex.
