Property Ratings at Oasis of Mandarin
A lot of their pictures are computer generated, the pool is disgusting, the dock is closed of with yellow tape. I made an appointment to tour here and they said they had an available until to view and when I got there they said they didn’t?? It was such a waste of time. It looks run down.

Great maintenance - Ben did an awesome job helping us. We lived 4 years. No complaints at all. Best location. Easy commute to anywhere.
I've lived here for almost 2 years and I love it. The complex is quiet and so close to everything. I love the pond and the duck and the neighbors are very nice. The ladies in the office are very responsive to any problem or questions I've had. I have recommended this place to a lot of people!
I've lived here 3 years and, having lived in other apartments, I must say I really don't have many complaints. I have had my AC go out 3 times and each time they were super quick to repair it. The AC man is one of the nicest people I have met. I have seen 2 roaches in the time I've lived here and the office staff sent post control for additional treatments within the week. For the most part, the neighbors are quiet and respectful. All appliances are fairly new so no problems there. No one ever enters my apartment without proper notice. What I don't like: There are several feral cats and they have kittens every year. This makes walking my cat-hating dog very difficult. The maintenance man in the red truck: If you live here you know exactly who I am talking about. He regularly speeds through the parking lot, doesn't stop at stop signs, and drives inattentively. Reporting him to the office staff does not result in change. Overall, it has been a good experience and I would recommend living here.
I am severely disappointed in Oasis of Mandarin, I lived here for nearly a year, and due to being in the military I had to move to another state. Upon moving I received a notice stating that I owed over six hundred dollars in fees, more than half of which was for pet fees. I reluctantly never had a pet at this appartment solely for the reason of pet fees. I would gladly pay for any damages to the appartment, to include carpet stains; but to make a jab for more money by claiming it was pet produced is insulting. I read the similarly appalling reviews and brushed it off thinking they were isolated incidents, and that they could never happen to me. Do not be as foolish as me and find another place to give your business to. Respect is not mutual here. I will update this review appropriately.
I have lived here for 14 months. The apartment is not modern but it’s comfortable. The neighborhood is amazing. Everything is within 5 minutes or less Highways, Walmart, Target, WholeFoods, Publix, TJ Max, Marshall’s, Steinmart, Staples, Restaurants, Banks, and more. The two pools are generally clean and the work out room/gym needs a complete makeover. The office staff is polite and issues are resolved with the application of a little heat at times but the issues are resolved. Trash removal has missed a few pick ups. Pest control comes often. The complex gate has been broken too often which I don’t like especially since a neighbors care was stolen. All in all it hasn’t been a horrible experience. I have made my apartment my sanctuary!
My husband and I moved in 2014 in a two bedroom not renovated apartment. It seemed nice at first, but it slowly showed it’s true colors. They said there was not a gym but would give you a free membership at the gym across the street that quickly closed its doors shortly after we moved in. So they create a gym eventually that has machines that did not work. Put two treadmills in and only one worked. The second month in our apt we noticed German roaches. They said they would come “spray” and that did nothing. So then they fogged our apt. Meaning we had to pack up our entire kitchen, living room and spare bedroom in boxes and cover them up, and stay at our relatives for two nights and then come back and clean up the dead roaches afterwards. This happened not once, twice! We moved into a renovated apt and the plumbing was shut off in our building multiple times with less than 24 hour notice. Our “renovated apt” flooded twice. They had to pull up the carpet and flooring in our kitchen to fix it the first time. The second time it was in our hallway. The ac went out multiple times as well. Finally after we complained that we could not deal with this with having a baby in the apt they replaced the unit. Everything is old and beyond “repair”. We just recently relocated out of state and had the manager do a walk through of the apt before we left and she said it was all good only today I get a certified letter to our new address stating they are charging us a $75 “carpet pet seal”. We had one middle aged dog and she never went on the carpet. The carpet that flooded twice. But yet they are charging us after a walk through and we got the “ok”. This place is a joke.
We just moved and I could not be more disappointed. The people in the office seem nice. This would be the reason I am okay with one star. People are typically nice when they are taking large amounts of money. We contacted the front desk and they sent a person out who basically told us we weren’t patient enough. 72 hours later, it’s 80 degrees in my not cheap apartment.

We are sorry to hear about your experience. We know how important it is to have cool air conditioning in your apartment. Especially, during these hot summer months. This is why we take air conditioning repairs very seriously and make them a top priority. Our maintenance team works extremely hard to complete repair requests in order of urgency and time reported. We would like to apologize for any inconvenience that you have experienced and love the opportunity to follow up with you to make sure your A.C. is cooling properly. Please call, email or stop by the office if you need any assistance, we are always happy to help! Our office hours are Monday – Friday, 8:30 AM – 5:30 PM. We also offer emergency maintenance for after hours by calling the office (anytime) at (904) 262-3355. We strive to make your experience living at Oasis of Mandarin the best possible!

Thank you so much! It is a pleasure to have you as our neighbor here at Oasis Of Mandarin. -Oasis Management
I moved into the Oasis years ago and have had nothing but great things to say about them. When I moved in years ago, I was going through a divorce and have always lived in a house. So when I came to Oasis to find a new home for me & my son, the ladies in the office were so welcoming and accommodating to my needs. It was such an adjustment for us, but they made everything so seamless. Now that I am back on my feet, and have bettered my life, I recently transferred into one of their renovated 2 bedrooms and absolutely love it! They have the best maintenance team here & such a caring staff! Love living here and calling it home!
Been staying here for 4 yrs. You got Walmart within walking distance, lots of restaurants and shops - also within walking distance; it's close to the highway. The one thing I absolutely LOVE is the free valet trash. The second one, is the free gym membership. Yes, FREE. They've got upgraded apartments as well as unrenovated ones so you have a choice for your budget. Washer and dryers are also included in your apartment. Maintenance is never a problem. Tennis courts are well-kept; never had a problem with security and parking. Water is at a fixed rate and is included in your rent fee. You are required to have renter's insurance. It's also gated.
When we first moved in, everyone was helpful and nice. The staff all had smiles on their face and we're glad to assist with whatever we needed. As time went on, maintenance took longer and longer to get things done. We ended up having mold on our ceilings to which they just painted over it. Some issues took months to get done and some still weren't fixed when we moved out. This place is very quiet and if you can put up with slow maintenance actions then you will enjoy here. The fact they offer and free full Gym membership also is a steal and unlimited water for only $60 a month isn't bad either. All in all the neighborhood is quiet, my only complaint is the maintenance.
I have a living here for 3 years the staff is very wonderful thing make sure everything is working properly they have wonderful activities for the resident and they have a great respect for disabled people here they make you feel very welcome
Really enjoy living here. No complaints! Nice community!
This is the quietest place I have ever lived. Office and maintenance staff are wonderful. If there is a problem, they get it taken care of very quickly! Would recommend the lake views for sure!
