Property Ratings at Harbor Grand
Please do not move here. I have been living here for a year now, and the elevators never work, which seems like not a big deal, but the higher level you are the worse it is. There is constant issues developing weekly. The fire alarms have not worked for a couple weeks. Management has changed frequently.
The good: the sunset views The bad: everything else I initially rented here as I was told it was "luxury" living. After two years here, the bad has so overwhelmingly outweighed the good, it's not even a hard decision to leave. My experience with the staff has been pleasant overall, however the condition of the building leaves a lot to be desired. Elevators - they are the most unreliable and frustrating part of living here. There are two that service my side of the building, and for 8 months we only had one. Which means extremely long wait times. Even that working one would fail occasionally, leaving guests to walk up and down the stairs. My neighbor, on the 28th floor, was in a wheelchair and stranded downstairs during one of these occasions. My girlfriend and I even got stuck inside the elevator and had to call the fire department. After about 15 minutes, someone from the office pried open the door from the outside. Pool/hot tub/pool area - They are under construction, and have been for months. The hot tub is constantly disgusting and green. The cloth furniture outside is extremely dirty, if it's even there. The owners building pool is undergoing a major rebuild, so the noise of heavy machinery is constant. Concrete saws, jack hammers, scrapers, etc. Sauna - I reported to property management that only half the heating coils worked on the sauna heater. This means it takes forever to heat up and the temperature does not reach very high for a dry sauna. This was 5 months ago and the sauna heater is still running on half the coils. Also, there is a bathroom in the sauna area that has been under construction since I moved in 2 years ago. Instead of finishing the job, the door was closed with an out of order sign placed on it. Gym - the gym is extremely small for a building this size. If more than 4 people are working out at a given time with the weights or machines, it feels packed. The bikes do not function, the cardio equipment need some serious maintenance. Mail room - packages are left all over the mailroom. There can be 30+ packages laying on the ground at times. You literally have to hunt through to find yours. Parking - There isn't enough parking, so guests, or even tenants, frequently have to park in an overflow lot 200 yards away. Water quality - Black slime builds up on the faucets & toilet bowls very quickly. Until all of these issues are verifiably resolved, I would avoid living here.
I don't know how this is listed with 4.4 stars. Don't get smitten by the view...this place is TERRIBLE. Front doors are broken, people stealing packages, homeless people sleeping in the garage, elevators that dont work. Elevators have been out for a week and the certificate of operation is expired from 2021. STAY FAR AWAY!
This is the worst run, worst managed worst kept building I have ever lived in. They thought they could change the name of the building to avoid the backlash and start over. Well The elevators never work the building is crawling with filth and trash. Management is never available and good luck getting anybody on the phone. The pool and hot tub have been out of service for over a year and the units are outdated and crawling with bugs. Save yourself some time and look elsewhere because your in for a headache if you move in.
This place used to be incredible and full of life. Westside Capital bought the building over a year ago and has absolutely run it into the ground. We’ve had about 6 different property managers in that time…most of whom have tried to keep the place going but were not given the staff or resources to do so. Nothing works, and now they’re moving FEMA people into the building since they need to fill all the empty apartments from people leaving. Elevators are always broken, packages are stolen from the mail room left and right, and we haven’t had a usable pool in 6 months or a hot tub in a year. Such a shame that such an awesome place is now a dump.
The reviews on this site are not transparent. All other sites show around a 2.3 rating!! Horrible place to live except the view. Problems with all utilities some on-going for 2+yrs!dog pee always in elevators, dirty in common areas , smells like weed all the time, pool have been broken during summer months and closed for use… jacuzzi broken all the time… it’s been unusable for 6+months, don’t get sucked in by the view!
At this point, I can't say anything good about Oasis Grand II. The building has went down so much since the new ownership of WestSide Capital Group. The building is dirty, renovations aren't happening, and worst of all, you can never talk to staff. All of the previous staff was fired or resigned due to poor management. You can NEVER speak to anyone in the office. They don't answer the phones, they lock the doors during business hours, and they have 2 employees (including the property manager). The property manager has zero customer service skills. They are rude, they lie to you, they don't care if you have an issue... Its ridiculous. I have lived multiple places and have never had an experience like this. They have to get it together. Residents are leaving in strides and I understand why. The elevators have been down time and time again. One still goes down weekly. Rent is raising by at least 20% with zero cause. I could understand if the building was staffed, being taken care of, remodeled, etc.. But they are charging more for NOTHING. I have no one else to reach out to, so if you are considering this building, please re-think it.
MANAGEMENT IS AWAFUL. Units have old appliances that are always breaking. Management takes 6-8 days to respond to anything and once they send maintenance they stare at the appliance and go "oh its broken we will tell the office". New management came in and has completely tanked this building. They do not communicate at all with residents and only communicate with misspelled eviction letters because they are so unorganized and misplaced your rent check. That along with the fact they flaunt the word "Luxury" and it is anything but that. The place is filthy with dirt and grim and dog pee everywhere. Nobody seems to care onto what residences think and of all things they are trying to justify raising rent 600 dollars. They views are nice but you will have better luck somewhere else because this building has been nothing but problems and not to mention they water goes out in the units once a month for no apparent reason.
Pool area looks like a slum. Hot tub out of order and disgusting. Dirty everywhere. Structural walls falling down. Paint peeling on doors throughout. Completely mismanaged by new company who just bought it. Rent going up and entire building is filthy. It was never like this until now. Elevators always broken and more.
This place used to be awesome within months of the new buyers taken over it has turned into the slums. Half started construction that sit for months. Of anything breaks in your unit take 2+ months to fix (A/C, dryer, water heaters, toilet doesn't matter your waiting multiple months) Elevators are constantly breaking down so if you live on a high floor good luck. If you are reading this & still choose to live there you have been warned

I've lived here for 3 years and my fiance and I absolutely love it. The views are incredible and they are everywhere you look. Big balconies and updated kitchens and baths. Very well maintained and maintained. All staff is friendly. We appreciate 24 hour manned security services. Amazing 4the floor pool deck. Full time concierge, Saunas, gym, library and billiard room are always very clean. Just am amazing living experience. Feels like living in a luxury hotel. No Condo Fees!
3040 Oasis Grande. I'm only writing this because I'm sitting here at 3:30 am with a false fire alarm that has lasted 2.5 hours. The response time to turn off these alarms is usually over an hour. It's happened several times day and night. Four times in middle of night since July 4th this year. It has a great view and if you like people who regularly smoke weed at the pool and on balconies in front of your kids, you'll like this place. The grounds regularly reek of ammonia from all the dog pee.
It's Ok but they will be selling soon as condos so management is not good
