This review has nothing to do with the maintenance, my apartment, or the office staff. I am doing this review because I was contacted from FPL (Floroda power & light) about a electric bill equalling over $600 dollars. And since December I've been paying an electric bill with my rent because it was in the property name for whatever reason. And now, FPL is trying to charge me the same amount of electric bills I paid from December 23 to May with my rent because they have no record of any electric account. And all Hawthorne residential partners wants to do is provide me with a credit on my account of what I did pay for 6 months to them instead of giving me a physical check. I'd prefer a check so I could cash it and give it directly to fpl instead of what HRP is doing. But I guess HRP feels its not their problem if FPL is charging me more than just the 6 months of electric service. It's a shame and not the live it culture that their so big into.
Took me a little while to realize that the management here is a joke. Maintenance request take FOREVER and leasing office just makes it worst. Its almost like they are playing marco polo. Make sure you follow-up all communication with a phone call cause they either always lose it or have excuses as to why they havent gotten to you yet. Ive seen communities that are 5 times bigger and get things done within 24 hrs ESPECIALLY SERIOUS MATTERS!

Lived in my apartment for 2 years. When I received it, I had to clean the whole apartment. There was dirt/dust/paint all over the appliances. Fixtures in the bathroom were rusted. The vinyl floors had marks all over them. The carpet was just cleaned. Both floors were not replaced before I moved. At one point, they sent pressure washing outside and it flooded the apartment. The floors started lifting from that and form being old. I called maintenance and they sent someone to fix it. Instead of replacing the vinyl, they just glued the same one down. I just moved out and I received a 1400 bill from them stating that I am liable for the floor, that again, we’re already in poor condition to begin with. And also threatening to send my credit a notification. I have videos of the before and after. You can’t charge people for normal wear and tear, ocean oaks. I get you wanna upgrade your apartments, but do it on your money. Not mine. I’ll be fighting this one ??

This new Management is horrible, they never know anything, never reply to emails, never call back to follow up never answer the phone even though the place is empty. In only a month i can tell It is not the same and that the attention has drastically declined after the last manager left.

Property is very old. The walls are so thin that I can hear everything outside and inside. Now I feel uncomfortable going into the office under the new management. People smoking so much weed you can get high just sitting on your porch. I were ear plugs so that I can sleep. I'm not going to be renewing my lease for these reasons.
If you are looking for a place to call home this isn’t the case, the management is horrible, the maintenance to, long story short stay away from this place
Management is absolutely horrible/trash, old appliances, contractors live in complex for free while exterior painting use OUR water and WE PAY FOR. THEY GET$$$ yet live free, drugs selling any and all. I am trapped. Im waiting on corporate to call me. Believe thise bad reviews true and I don't even know them.

ZERO stars! I was a military renter in many states. The office here is so poorly ran that they will blame the other one for the mess up. She claimed when I transferred apartments that the other girl didn’t tell her my move in date so she didn’t know she had to pro rate rent. She however was quick to collect our money on the application and transfer fee and run our credit. Then when we moved out at the end of the year lease, she once again claimed she had no idea I was moving. Well, y’all placed one notice on our door that stated the 20th of august but my move in date was the 23rd of august the year before. They had also already rented the apartment out to the next tenants. So they had taken a deposit on this apartment and ran credit for another group of people. Yet, once again she had no clue I was moving. How can that be. I once again made her pro rate the rent. She wanted to charge me the full month and pay me back later. When I transferred she wanted a full month on both apartments. I absolutely refused. They will rob you blind if you’re not on your toes. Save yourself the stress. This was my worst renting experience. I’ve rented in many states many times. I’ve had to break leases due to military moves. I’ve never once had a problem. I’ve never once had a place try the crap these guys tried. Don’t rent here. Run away. It’s not worth the money. I lived in San Diego for the price of these apartments and it was NICER

The staff provides good service. The people in the office are super nice and help you in anything you need. Love the area. It close to everything you need and its pet friendly. Excellent place to live!

Don't believe the "New Mgmt" signs. The place was sold to another crappy mgmt company and they didn't change the manager/staff. Traffic nightmare & flooding. Paper thin walls/trashy apts. Tenants do not have their own meters & pay for each others utilities. Refuses to give deposits back so be prepared to take them to court. Save yourself & go elsewhere. Many other great options out there. You have been warned!

The staff members are outstanding, very friendly and go well beyond their responsibility to accommodate the clients. I love to be near so many major national stores, additional to just a couple of minutes away from the highway. The staff response to the occupants needs it’s just fenomenal. “EXCELLENT ALL AROUND”

This community should be ashamed of itself. They are upping rent, making new rules by the day but where is the upkeep? The leaves and debris needs to be cleaned, the parking lot you can't even see the lines and the inside of the apartments are old!
You have choices, don't rent here. The place may look nice from the outside but on the inside are old appliances, popcorn ceilings and bugs that will run you out of town.
This place always has issues, don't believe all the good reviews. They up rent $180 each year, they take forever to fix problems, and homes have to be bombed because of the horrible roach infestation.
The kitchen cabinets are some of the oldest I've ever seen in my life they are plywood dirty and coming apart there are no ceiling fans the dog park is smaller than any backyard I've ever had they rent you the place before they show it to you which says a lot right there don't bother don't even look is terrible many of the residents that I've met are fairly low class of course they need a place to live to the floor in my apartment is coming up in my opinion it's pretty horrific
I thought the place was nice and was comfortable, HOWEVER, after I moved it all changed. They never answered my email to settle up the rest of what I owed and had to pay it off through collections which was really weird how they never communicated and answered my email. Pretty cynical operations at this place and wouldn't recommend to anyone. Steer clear!
again I say it leaves a lot to be desired it is ok if you live in front by the club house were they show off but check out those in the back
Recently moved to Florida from California and Ocean Oaks won my heart right away. The grounds are beautiful full of trees and nature all around. With two pools, a gym that offers classes, and a great maintenance crew. Apartments that feel like home with spacious bedrooms, bathrooms, closets, and the patio! I love my patio so much for coffee in the morning. Come in and see for yourself, the property is stunning and the staff is so friendly.
The people who work here are great and things get fixed really fast. Rent is pretty good for the area and everyone is pretty quiet. Only complaints are that trash collection cost about $15 a month and we have to take them to dumpsters but not sure if that's usual and that even though we have required paid pest control come in every 3 months I still see a spider or ant every now and then. Other than that the place is pretty good.
