Ocean Villas offers spacious 1 and 2 bedroom units in an irreplaceable location on Ocean Blvd, which have been completely remodeled to include brand new granite countertops, stainless steel appliances and other top of the line finishes. Built in the 1940's, the unit construction style evokes old world charm, which has now been matched with modern day style. Most units have at least a partial ocean view, including many of our two bedroom units that have unobstructed 180 degree views of the Pacific. All apartments have a larger than normal number of windows, offering natural sunlight and ocean views from most units. The property’s exterior was also remodeled to provide many amenities of a higher end apartment complex, including a gated common area for our residents, which includes barbeques, a picnic area, and an ocean view fire pit. Dreaming of a laid-back SoCal vibe and an endless supply of coffee? Look no further than Belmont Heights!
For starters, don’t roast on the beach (bad idea). Instead, sip on a well-roasted coffee drink at any one of the cafes around town (splendid idea). Viento Y Agua is a prime example coffeehouse that offers delicious coffee varieties and live daily entertainment.
Access to Junipero Beach is another great quality of Belmont Heights – it’s so close you can walk there from your apartment. Shoreline Way trail offers a scenic coastal stroll for area residents with access to the pier for a glimpse of marine life.
Belmont Brewing is just off the sand, minutes from local eateries such as Starling Diner and The Attic. Locals can take in the Pacific Ocean views, explore the green space, and admire the “Lone Sailor” statue at Bluff Park. You and your neighbors will appreciate the town’s warm climate, but not as much as the native parrot colony perched in the palm trees.

I have lived in this complex for over 2 years and love it! The owners did a great job of renovating both the interior and exterior. The kitchen is equipped with stainless steel appliances and granite, and I have beautiful hardwood floors. The bedroom and living area are larger than you would find in the typical apartment. I personally have not had plumbing issues or any concerns with hot water. Although you do have to pay for laundry, the machines are new and reliable. The courtyard is a great place to congregate with neighbors and grill or sit by the fire. Because it's a relatively small property, there is a great sense of community. If you're looking for a great place to live, I would recommend Ocean Villas!
I lived here for a little over a year and experienced several issues! First day there and we our garbage disposal AND shower backed up and clogged (we hadn't used them) and had to have a plumber come out. The plumber informed us that the owners were spending a lot of time on making the place look nice, but did nothing with the plumbing. Which was apparent since I spent a year having to run the bathroom sink, the kitchen sink, AND the shower for about 5-7 minutes before getting hot water. After 5 months of renovations (which I was promised would be a month top) the outside was great! Too bad the window hardware was rusted and did NOT hold on the screens, the walls were awful, and my garage would leak and pool when it rained or the neighbor watered her plants (not at all her fault!). When I say the walls are awful I mean that even our towel rack (as well as neighbors) fell off the plaster walls 3 times!!! Each time it was usually a 2 week period start to finish to have them patch, remount, and incorrectly paint the wall. On top of the crappy walls the latex paint just PEELS off the wall I used MASKING tape to help center a painting and pulling that off peeled the paint away! Laundry is a joke. It works about 70% of the time and you share two washer and dryer with all 16 units! After cornering the owner I was able to get them to make rolls of quarters available, but you have to get the from a neighbor which can be in convenient. The only positive this place has going for it is that the neighbors are all very friendly, the maintenance man is very professional, and the location. Management slapped lipstick on a pig and wants you to take it to the dance. You can do better!!!
