Home near the Water We just had some work done innour unit. The guys did a great job. They were fast, sufficient, and respectful. We absolutely love living here at Oceanaire.
Quick turnaround Put in two maintenance tickets and they were complete within 24 hours. They were simple, but low priority items. As usual, the guys were awesome. Tolerated my yappy dog, who gets excited when people come over.
Nice Place To Live Great views with access to beach. Restaurants, cafes, grocery and bakery within walking distance. Pet friendly. Other renters are nice. Good management.

Great Complex I moved in earlier this year. I’m impressed with the staff and complex. Since i moved in, they have painted, remodeled the spa, and they are now repaving the parking! They staff always answer my questions, tye maintenance staff always are kind and respectful!
We love it here! Everything was smooth and painless - everyone we worked with was professional, friendly and helpful. Highly recommend.

RIP OFF!!! Do not move here! They don't care about their residents and just want to rip you off. After the whole bike situation, we gave them another chance. Everything was great, smiles and all. After we moved out, we got hit with a $800 move-out statement (AFTER THEY USED UP OUR $500 DEPOSIT) for alleged damage we caused to the fridge and the stove. There was absolutely no damage, and we disputed this statement right away. We would be more than happy to pay for actual damage that we caused. For MONTHS, we contacted them and requested evidence of this claim. Months later, nothing. No response, no explanation, and absolutely no care. They ultimately just submitted this to collections. Save your money and patience. Beware. This is not a place where management values its residents or their living experience. All they care about is sucking as much money as possible--to the last penny--from their residents. Couldn't be more disappointed with this experience.

I moved out in August 2022. They send me a document saying they will return $215 of my $500 deposit after the $285 cleaning fee. But it is May 2023 now. After many phone call and onsite visits, I still haven't receive the deposit yet. They didn't even reply my email or call me back. I have to resolve this matter with them in court. If you don't want to run into the same trouble, you know what to do.

I have been living at Oceanaire for 9 months now. Honestly for this nearly retired couple from the hot hot Southeast just living on the cool Pacific is a dream come true. I work in the city and the commute is not bad because I don't have to cross any bridges and have several transportation options. The garage parking protects my car from the salty breezes. The grounds look newly renovated and the community is quiet and super friendly. We are not animal owners but their is a steep path down to the dog beach directly in front of the apartment. I guess the pups are so happy we seldom hear any barking and leash and waste laws are strictly enforced in the complex. Safeway and some decent family owned eateries are within an easy walk. Balconies are generous and if your unit is not on the beach you can still feel the breezes and hear the ocean. I have hunted around and there are no other complexes in the area with in unit washer and dryers. When ever I have needed any help I have found the office staff to be absolutely wonderful. They are welcoming and full of suggestions on things to do and see in the area. They are always professional and keep us updated on maintenance issues. I love the package lockers which rent for $10/year but I have not had a problem with theft of things left outside. I feel safe in the neighborhood and we have easy access to several hiking trails. Evening walks on the beach to say "good bye sun" are rejuvenating this time of year (July). My only negative is more a reflection on the city and county. I would like them to clean up the derelict cars and campers up the road from the complex.

Oceanaire is beautiful. I’ve loved living there so much but 3 weeks after asking for my offer letter they sent me an offer for 6 months which was my current rent agreement at $300 more per month than what I pay currently. I begged them to keep my rent as close to the same price as possible and they declined recommending I sign a 15 month lease which is still close to $100 more per month than what I pay now. I’m heartbroken to leave but I’m not surprised that this is how they conduct business given how I’ve been treated in the past by the head of the main office.

The view honestly sold me on this apartment. Absolutely gorgeous sunsets from my balcony. I also like being able to walk to quite a few local restaurants in the area and the beach access right across the street. Great value for the money!

The renovations look great, the wood flooring is nice and my new washer and dryer work great. They changed it from the two in one to the stackable. I moved in when the beach access was closed but its been open for several months now. Despite this, however, the beach is hardly ever crowded. Just a couple of fishermen and people with dogs. It's very foggy but the few sunny days make it worth it. The construction was rough but it's been over for months and now it's peaceful. Mike and Marisol in the office are very helpful and do a great job even though its only two of them for such a large property. There is also a trash pickup service so you just put your trash bin outside and they pick up up every night. My door lock got a bit rusty but they replaced it. Metal things don't survive long and everything gets sandy but that's expected since we live so close to the beach. It's been fun to see all of the whale activity this year. Overall its a nice place to live, much better than SF and close to the airport.

1. NOISE - The 2017 refurbishment was cosmetic only. You will hear your neighbors arguing, their dog's barking, every door slam. and every flush of the toilet. Pray that your bedroom neighbors go to sleep before you, and don't leave the bedroom TV on at night. 2. HIDDEN COSTS - The website says "gas is free". Please don't believe this. Gas is one of the many costs bundled into ~$100 / month fees. This doesn't include electricity, so expect another ~$100 / month for heating (old wooden building, on a windy cliff). Secure mail boxes and $10 to sign up, and a "fine" of $3 / day when you don't pick up a package. Travel for business? Come back to a $45 charge for a $10 Amazon item. Choose not to sign up? Your package will literally be left on the floor in the gym. 3. BEACH ACCESS - We were all lied to about beach access. According to contractors working on the cliff, access is lost and current efforts are only to protect the complex itself. Please go and look at the far corner (dog poop corner) by the cliff edge to see the truth of this. There is no beach access within walking distance of the complex. The "steps" are part of the last access that was washed away, there is no recent construction. 4. SAFETY - Many lights around the complex are broken (dark), and have been for more than five months. Afore-mentioned dog-poop corner is pitch black at night. Management is aware of it, and say they'll fix it after all construction is done. Highlights their general attitude: only fix things that might be apparent to prospective tenants. No surveillance in the parking garages, or anywhere. 5. 80's VALUES - The "valet garbage pickup" is a joke. One small bin. Everything needs to be in a plastic bag (no recycling shopping bags). Recycling needs to be in its own separate plastic bag. No pet waste allowed. Anything not in a bag will result in no pickup. Extra sealed plastic bags will not be picked up. Pickup time is at night when few people are back home. No pickup on the Weekends. You will be walking trash out to the dumpsters pretty regularly. It's just one example of lack of understanding of the needs of their tenants. These are the big five. It is a beautiful place to live, but the premium price isn't reflected in treatment of residents. The complex was bought by Trinity at the beginning of 2017. All 5 star reviews are from before that. I assume the construction will be complete (not as of Feb 2018) so didn't mention it.

POTENTIAL RENTERS BEWARE Beach access aka Dog Beach destroyed by storm 1 year ago in Dec 2016 and not rebuilt since. Ugly chain linked fence and heavy construction line the street and view. 4-5 DIFFERENT property management "teams" in less than 2 years. WORSE the apartments have been under renovation with heavy construction for over 6 months with limited to NO access to use of unit patios. Construction crews, equipment and trash EVERYWHERE for OVER 6 months now. ZERO to little notifications have been provided to tenants and even when communication is given do NOT believe it. The Management has been WRONG EVERYTIME with the information they provide. Garage doors are constantly breaking resulting in cars being trapped inside the underground parking. Once our lease is up, we are OUT of HERE. ZERO respect from property management and owners.

Lived at Oceanaire for 1.5 years before having to leave due to a sudden "beautification" construction to all units on the property. My wife and I were informed by two staff members that this would allow the complex to raise the rent they charge tenants. We got 3 days notice. We were told to (1) Not open any windows - despite the summer heat (2) Close all blinds - despite no light fixtures in the apartment (3) Remove everything from all walls and (4) remove everything from the porch we were paying for and don't return to it. Not for a day or a week. Not for a month. For MULTIPLE months at full rent. From 8:00 AM to 6:00 PM, six days a week there would be a full construction team hammering and saw and tearing up our walls and doors. You can probably guess how CRAZY LOUD this was, and how stressful it was for us and, especially, our puppy. Furthermore, the entire block of apartments was covered in a thick layer of dust with loose insulation left scattered across the grounds. The construction crew also took/threw away(?) our doormat, two pairs of shoes, and a UPS package from the front of our door. This recent beautification project, as I was told by staff, caused over thirty residents to not only complain, but ask for rent relief, to move out, or seek other damages. So this construction is temporary, right? Why am I telling you this when you may very well move in after it's done sometime in early 2018? Because this review isn't about the construction - it's about the people you're considering signing legal documents with. What's important to your decision is knowing that your new association would begin a project like this with 3 days notice, and then actually tell you it's for increasing rent. It's important to your decision to know that if you ask them to cease or otherwise delay the sudden construction due to asthma and a daily bloody nose caused by what they are doing to your home and the area around it, they will ask for HIPPA-protected medical records and then tell you you're making it up. These are the people you're thinking about signing your rights as a tenant to. Maybe you'll have good luck and never run into a situation that requires working with the management. Then again, maybe you won't. Want to take that risk? There are PLENTY of other apartment complexes where you will not receive this treatment for the same price. I cannot advise you more strongly to search them out.

We strive to minimize the inconvenience caused by these necessary updates by performing repairs during regular business hours. Air Quality Control, OSHA, and various other agencies have inspected our work and have signed off on its continuation. Pros: Magnificent view! Whale watching every day. Cons: The new management started MAJOR, NOISY, and DUSTY renovation without having tenants move out so everybody got mad, broke their contract and moved out. In the renovation, old debris and insulations are everywhere even to the beautiful beach! They don't remove old and molded insulation and just put new sheathings. So buildings might look better outside but do mold testing before deciding.

DO NOT MOVE here. I’ve only lived here 2 months and it’s the worst place and worst management I’ve ever experienced. Below is just a fraction of the issues. • The buildings are very old, covered up with paint and cheap molding. Towel bar literally sagged from the wall with one use. • An entire 50 pound cabinet fixture fell on my face and I found it was “mounted” into the cottage cheese wall with only 4 (yes FOUR) screws, and of course, not anchored into a support beam and they still haven’t replaced the door that got scratched up when it fell. • I was issued a 3 day notice to comply or quit because my upstairs neighbor was sending images of dog poop in my yard- where dogs poop, so I assume this person has a personal issue. The staff member I tried to communicate my frustration with hung up on me minutes before the notice was posted, so I assume it’s retaliatory. • The current construction is invasive and poorly planned. We should have been relocated. • Phase 1 was tearing off the walls, which resulted in the entire outside to be covered in toxic dust that suffocated and killed all of my plants .This also killed the grass, which I had to rip out and left dirt, directly resulting in the issue with the dog waste smell that they blamed on me. • While tearing the walls off they went all the way through my interior wall at least 4 times. • A construction worker, not wearing a uniform, walked into my apartment while my wife was coming out of the shower and ran off when he saw her. • If I alert the management to anything, they rarely follow up by having the issue correct and they basically never return my calls or emails the first time. I have to repeatedly inquire. • After they issued me the 3 day notice because of dog waste and I cleaned up the yard over the weekend, only to come home Monday and have it destroyed by the workers stepping on everything new I bought and set up (see pics). • After the walls were torn off, they left them exposed, without insulation for weeks, which not only make us freeze at night, but allowed rodents to come into the walls, which they then sealed in. This resulted in a serious mouse infestation, which continues today. They have only provided sticky traps, with no exterminator follow up, and sealed the mouse holes, which the mice have eaten back through. • I’ve tried to contact management for support at both the site level here at Oceanaire AND at Trinity with no consistency and little follow up or attention.

The walls are paper thin, which they know about about don't seem to care about, and the office is unwilling to work with good tenants who pay the rent on time and don't bother anyone when they complain about the family of 4 living in a single bedroom upstairs that makes noise around the clock. Do not live here. It may look nice, but the actual experience of living here is intolerable. It also no longer has beach access.

I have lived in the apartments for about 6 months. I love the location! It's a quiet neighborhood. I have a couple of minor complaints. The first one is the washer/dryer combo. It takes about 4-5 hours to wash and dry one load of clothes. The other is that I can when the bathroom fans are running in the apartments around me. My bathroom doesn't have a fan, so I know the neighbors can't hear mine. The one from apartment directly below mine makes my entire bathroom vibrate. I've had things fall over in the bathtub because it vibrate that much. I can also hear people talking loudly from apartments near mine. I think that is because the buildings were built in the 80s. Otherwise, the staff is very responsive and the grounds are maintained well.

Stunning views of the pacific and spacious apartments. Only complaint is the washer/dryer in one combination is AWFUL, but that's not really the complex's fault. Love it here!
Lands End has been a great place to live for the past 9 months or so. The neighbors are polite, it's a very pet friendly location, and it has great access to some good restaurants/gas stations/grocery stores. The management team has been quite responsive to almost every request, are great about notifying when packages have arrived, and try to fix broken amenities as quickly as possible. Lots of wildlife, manicured grounds, and easy beach access are the most memorable pieces I have about living at Lands End. The largest improvement item I would have is just the washer/dryer combo that is in most units. It does a very bad job at washing/drying anything other than very small loads and so I typically have to go to the on-site laundromat to get a good wash done. When the biggest complaint is the washer/dryer, you know the complex is pretty solid.
Lands End is conveniently located near the beach and a short drive or ride on public transportation to San Francisco. Exterior and grounds are meticulously maintained, and interiors have been updated with granite counter tops, new carpeting and paint. The property managers are outstanding (Shelly and Joe) and the maintenance team led by(Juan) are pleasant, professional and helpful people. Common area with hot tub has a gorgeous view of the ocean. Work out area and laundry facility are onsite. Grocery store, bakery, restaurants and other conveniences are a short walk/drive. A great place to live.
My view is great! They haven't fixed my drawers that needed replaced...its been 5 months. Not enough management. Rent has gone up $200 each of the last three years...
