Avoid living here if you can. In addition to paying base rent and your own utilities, you’ll be paying an extra ~$300/month for media package, valet trash, parking, common area utilities, and water. I lived here for under 1 year. Moved out right as the new management company took over. This new management company deducted 40% of my security deposit, claiming paint damage and cleaning fees etc. but can’t show me proof of these damages, when I have photo and video proof that my place was clean and not damaged when I moved out. Still waiting for management to reply to me.

Walls in this complex are much thinner than other apartments I’ve lived in. Can literally hear both next door neighbors so clearly. Can also hear every footstep my upstairs neighbor takes and the music they blast. Even worse is they have a dog, so I always hear the dog running back and forth. Have complained in the past but management did nothing about it, so I just have to live with all the noise until the end of my lease.

Uncleanliness of premises (dog poo and pee-stained carpet in hallways, filthy garbage chutes, dirty stairwells...) Broken down spa (closed for health code issues) Added fees to monthly rent include paying water bill for all residents, regardless of your own usage, and paying prorated utility bills for common areas... Unsecure parking garage subject to vehicle break-ins Property management's response to resident issues: The issues are out of our control, or empty promises of future fixes.

Great management! Pet friendly, but I havent had any issues with animals so far. Quiet, and love the open concept floor plans.

I love this community! The stainless steal appliances and modern look is prime! Every encounter with the staff, from maintenance workers to property managers, has been nothing but pleasant. They go above and beyond to make you feel at home. We don't hear any of our neighbors, which is especially great while sleeping. It is on a busier road so you may hear some traffic outside. My husband and I will definitely be looking into extending our lease!

Too many hidden fees that add up to $265+ extra per month: $25 parking, $170 media package (which includes cable, internet, and the $25 for valet trash...even though the trash chute is on every floor), $70-80 water, trash, sewage, pest control, and COMMON AREA gas + electricity...........Not only do you have to pay for your own unit’s gas and electricity, you also have to pay for the building’s utilities! The lights are always on in the common rooms, and people use water like crazy here, hence the expensive utility bills you have to pay for Odessa. The amenities aren’t even worth the expensive price you pay here. The gym is so small and stuffy (feels like a sauna every time I’m in there), and they don’t have a pool, just a tiny hot tub exposed to the street. The walls are very thin (I can hear my neighbors snoring and talking). I also hear lots of banging/clanking noises from the roof above my unit, due to the vents or something. You’d be better off spending all this money on a complex that at least has better amenities.
If I could give this place zero stars I would. Run far away! We have dealt with nothing but problems the entire length of our lease. While paying more to live on the top floor we have been dealing with noise issues from below that have not once gotten resolved. This has been going on for months! After multiple complaints to the office we were told every time to contact the authorities. Authorities were called and now we are being harassed. Banging on the ceiling all hours of the day and night, slamming doors, and never ending loud music. We were informed by the authorities that the apartment complex will need to handle it from here. Emailed the office and again were told there is nothing more they can do for us. They didn't just get 1 but rather 3 complaints about these neighbors from others neighboring and still nothing was done. We maybe get 3 days out of the week where we aren't kept up until 5 am in the morning from the parties taking place below. To top it off, we pay(mandatory) $25 a month to have a reserved parking spot in the underground parking garage. I had bought a brand new vehicle over the weekend and parked it Saturday night in my paid reserved spot, office hours were closed, so I was unable to notify them of the change of vehicle and thought I will notify them first thing Monday morning. Since it's my spot I am parked in there wouldn't be any complaints of the spot being taken. Sunday morning, not even 24 hours later, my car was towed. It was only obvious this was a brand new vehicle, I should have been contacted beforehand. $250 to get it out of the tow yard, my brand new vehicle handled by someone else not knowing if there has been any damage, and all the office had to say is that it was my fault for parking, again in my reserved spot that I pay $25 a month for, and should have parked elsewhere until Monday morning. They said how strict they are to enforce parking violations but I suppose the noise complaints aren't as much of a problem...
