Property Ratings at Old Buckingham Station
They take months to fix anything and when they do it is not fixed right. Sometimes it takes several complaints for them to finish what they start. The fires are concerning but the broken doors are even more concerning. The mice are annoying but the cockroaches are even more annoying. And the roads need to be paved AGAIN. It would be so much easier if they just do things right the first time.

I walked into an absolutely filthy apartment on my first day. The floor turned your feet black. On my move in day, I walked into the bedroom only to find a cockroach who also was calling the apartment home. He was not alone, was continually welcomed home by cockroaches when I would get home from work. I wanted to go to the sauna to decompress from the hellhole I found myself in, but as luck would have it, that doesn't work either. They maybe can turn that into a cockroach exhibit too. Cause my apartment already is.
We have lived here for about two years. Honestly, it's one of the best kept secrets of Midlothian. The mall is less than 10 minutes away, and the shopping center in front of the complex offers a fun day of walking through the complex and around some shops. The amount of grocery stores within a 5 minute drive is incredible. There is also easy access to 288. It's a quiet community that is kind of neatly tucked away. The Buckingham floor plan gave us what we needed, with two equal size rooms with walk in closets. We also have a fantastic amount of kitchen counter and cabinet space. The patio though...We need to talk about the patio. It's probably our favorite space. It's 12x9 and it's got a storage closet. Their patios are massive. We knew the history of fires in this complex when we moved in, but it hasn't been an issue for us. Actually, the fire safety is one of the perks. The smoke detector reminds me of the one I grew up with, where, if you leave the oven door open a little too long it starts going off. They have individual smoke detectors in the units and smoke alarms for each building. The leasing office has been fantastic, and the maintenance people are really friendly. But truthfully, we don't have to deal with the leasing office or maintenance team on a regular basis. The big stuff gets taken care of quickly. And if we have to follow up on small stuff, they correct it right away. When it comes to maintenance requests, the resident portal makes things easy. Pest control is on top of things. I have never seen a roach in our unit. The towing policy is also something that we appreciate. Its a good compromise between having reserved parking and public parking. We have lived here for two years, and we have always been able to park right in front of our building. If you have friends stay late, they need to have a guest pass, or they will be towed. We always have guest passes left, so we haven't had any issues with someone getting towed that shouldn't have. Also in front of our building is the trash dumpster. They regularly empty it out so it's never overflowing. Lastly, and this could just be luck, but we don't really lose power during storms. I think the power has glitched out twice during a storm but it was restored within minutes. This complex is luxury suburbia at its best and most unassuming. We love it here.

If I could leave zero stars, I most definitely would. This is the worse apartment complex I’ve ever rented from. You have to constantly call maintenance for the same issues that never get resolved. My ceiling was literally falling in at one point due to a leak that they never fully corrected. My carpet was wet for about two weeks from another leak and when they came to “fix it” all they did was remove the top layer of carpet and replace it with a new piece of carpet. Our toilet rarely ever worked and a week before we were scheduled to leave, they finally came to replace it, after we complained for almost the full year we were there. There was mold and rotting on a windowsill and when we called maintenance, they told us to just wipe it off. Please stay away from this complex, it’s old, outdated, and the management team doesn’t care about their tenants. The only person that ever seemed concerned to help was Joy.

I have lived here for about 2 years and it’s been nothing but problems . They continue to have apartment fires, the equipment for the complexes are from 40+ years ago . The staff if absolutely trash and disrespectful, especially Gail. They charge an arm and a leg for our dated everything while also having crime in the neighborhood. This place literally does not give a crap about you and they will be more than happy to tell you that .
I wanted to take a moment to give the public an honest and straight to the point assessment of this property. Pros Great tucked in location for privacy Good value for the money Friendly neighbors Cons Pipes burst frequently in the floor causing sewage water flooding on 2nd floor apts of the office building (Twice with 6 months) Poor follow up from staff especially Selena (Mgr) Horrible management. Including District Mgr. (no accommodation for 2 sewage floods causing damages and 2 weeks inconvenience of not being able to use apartment from clean up and carpet crew) No floats in the pool, and it closes early. Business center can't print 50% of the time Water bug problem throughout community Lots of dog poop everywhere do walk on the sidewalk

A great place to live and secluded with plenty to do all around as far as food and entertainment with access to 288. An amazing staff of ladies and a quick responsive maintenance crew. Homelike with plenty of trees and flowers and i would recommend this place just for the atmosphere all around!
I have been a resident at Old Buckingham Station since June of 1997. Whenever I have an issue which aren't many to say, I meet with Madlyn the property manager and she addresses it immediately. The ladies in the office are fantastic. I always go down just to talk to them because they are the nicest people I have ever had the pleasure of knowing. Daniel the maintenance supervisor along with his maintenance team are just awesome. I never have to worry about them not responding to any requests. I appreciate this team a lot and will be here for many more years to come.
I have lived here for 10 years next year. I have never regretted it for a minute. It is in a perfect location and the prices are great. The paths, landscaping and pool are beautiful. Maintenance promptly helps with anything you might need. Some of the buildings (including my own) are a bit dated but extremely well maintained. The EXCITING thing is that management offered to upgrade all my kitchen appliances, linoleum, counters and carpet!!!! This was all done in ONE weeks time and went like clockwork. I had one apartment Monday and I have a shiny new one on Friday!!! The staff could not have been more helpful and accommodating. I have a cat so they rented me a room for one of the nights when the counters were being done and I was able to bring her with me. I cannot recommend this process enough. If you are a resident at OBS I highly recommend the resident upgrade. I love my apartment and plan on staying for years to come!
Not only are the places cheaply built the leasing office and corporate head quarters are the least helpful I have ever had the misfortune of knowing. A new tenant has moved above me who is loud from 2AM to 5AM because that is their life style. They refuse to put a formal complaint against them because being a bar tender that is their time they are allowed to live. Meanwhile they will not allow me to move out saying its not their fault that I have not slept in two weeks. It is my problem that I moved here. Warning. DO NOT move here.
I have been a resident for 5 years and have enjoyed the location, which is close to shopping, banks, and movie theaters. I also appreciate the helpfulness of the staff in the rental office. The maintenance staff has also been helpful and responsive. I can highly recommend Old Buckingham Station.
The apartment is new and pretty, but the materials used are inexpensive. The kitchen says stainless steel appliances, but they are not, they are just stainless colored appliances. The rent goes up every year and you can only sign a lease for a year. The positive points are the location, the amenities, and it is pet friendly.
I had a very rocky start at these apartments with constant maintenance issues, however, the last six months have been alright. The appliances are nice and new but everything else is old and in bad shape. I am not renewing my lease.
Get what you pay for. Kitchen is out of date and some parts of the floor have big soft spots. The carpet is coming up all over the place.
