Property Ratings at Olde Montgomery
Rats are coming out of this place. Never live in this apartment. And, because you're about to go out with rats. Notice 60 days. But there's no rat catch. The service here at the office is really terrible. I never recommend this place. And, they don't provide any service.
This complex is amazing. I've lived in several different rentals in the last 12 years and this one is by far the best. Not knowing anything about Cincinnati prior to my move here for work, the gals in the office were incredibly helpful. Cameron, Katelyn and even the Property Manager were all so accommodating in helping and ensuring a smooth transition. Let me start with the location. The location is incredible...close to downtown, highways and lots of shopping and eateries, all while feeling like Olde Montgomery is a private, quiet oasis. While I don't know much about Cincinnati, I feel like I hit the lottery here because it's so close to everything. The amenities are great...pool, dog park, fitness center, a super awesome gameroom, guest suites (which is great for visiting family members), grill station, after hours security, etc. I would include the office and maintenance teams as amenities because they are truly a plus to enhancing the property and overall experience. I've only had 2 minor maintenance issues but both times, maintenance was prompt and efficient. I'm in a two bedroom, one and half bath apartment. It's so much space and perfect for myself, especially because I work from home. I live in one of the buildings that just got a brand new HVAC system, roof, windows, patio door and building siding. The upgrades they do here are second to none as they aren't minor like a simple paint color. They go all out in enhancing the living experience. A coworker of mine lives in another building (they referred me) and they just received all new flooring in their building hallway and new paint both inside and outside their building along with several other buildings on that side of the complex. I hope mine is next because it's so pretty and classy. You get what you pay for. This is a huge community on a lot of acreage. I shopped around at 8 different complexes and searched several more online. No one even came close to the privacy and greenspace Olde Montgomery offers. There's a lot of woods, wildlife and even not one, but TWO ponds! We ALL know that most negative reviews stem from emotion and someone being mad. I'm in customer relations and know this all too well. I implore everyone to form their own opinions. Read between the lines. You can easily tell someone is just mad so they're just trying to drag the complexes name through the mud. This community is amazing. I never want to move!!!!!
This complex is outdated with poor insulation and heating/cooling systems. They advertise a large pool and grill area, but only allow access during extremely restricted times of the week. Usually only available when you are likely working or not looking to grill dinner. Lastly, they overcharge for any minor repairs once you move out. They charged 80 dollars to replace one of the skinny white plastic blinds. These cost less than a dollar to repair.
I live in one of the traditional 2 bedroom units in the back of the property. The layout is really nice with the grand room providing an open space. The walls between units seem to be thick, and mostly we can only hear people below us (we are on the top floor) if we are near the patio or in the bathrooms. Otherwise it's pretty quiet. There is a lot of green space that is well manicured. The only problem with that is that there are tons of geese that leave poop absolutely everywhere, so it's not as enjoyable to be out on the grounds as it could be. The apartments so far have kept their word, as well, with things like upgrading the HVAC. Though the installation was a little shoddy (the system now rattles every time the air flow changes, and it gets very loud), and they installed the unit exhausting on the patio, so it's really not fun to sit out there anymore (and I can't keep my plants alive since they have hot air blowing on them all the time). But other things are still good, like they unexpectedly added a fenced-in area for dogs, which was a great surprise. They also have pet cleanup stations in several places. Could be a bit better if they added a few of those in the backs of the properties as well. If you walk your dogs out back, you'll see signs telling you to clean up the poop, but no stations. Ends up that some people don't do great job, and being out back can get a little treacherous walking. The buildings are pretty old, and not really well insulated. On the top floor you can feel the heat from the ceiling - and though it seems like we have a decent sliding door to the patio, there are large gaps that let air in that I have to tape up. It's much more manageable with the new HVAC system, though, and our payments to Duke Energy went down some. Again, overall this is one of the nicer apartments I have lived in. Ever place has a few issues - but they do seem to be trying to keep the place nice. Of course, you do pay for it... and they raised the rent $100 after our first year, so just FYI.
I've really enjoyed living at Olde Montgomery. The apartments are well maintained, the grounds are well kept and the neighbors have been great. The big pool is a huge plus. They are also updating AC/heat systems which has lowered our electricity bill a lot. Close to everything and quiet neighborhood. 10/10!
The apartment is in a great location and is in a good neighborhood. The price was reasonable for the square footage. However...when winter came along and I had to kick on the heating, I quickly fell out of love with this apartment. For a 1000 sqft apartment, I am paying almost $300 per month in the winter. I put plastic on all the windows and glass doors but it's still drafty. I keep the thermostat in the low 60s and am freezing all the time and am STILL paying a fortune. I am not the only one dealing with this. I made the mistake of not reading the negative reviews before moving in. Now I see that so many people complained about this same thing. If I had known this before, I would not have moved in.

We're sorry to hear you fell out of love with your apartment. We do recognize the utility bills in apartments with electric heat can be high, particularly during harsh weather and recommend budget billing through Duke to avoid surprising spikes.
Olde Montgomery has meant so many things to my little family. It is the first place we ventured into alone as adults with our then three year old. It helped us grow up. It's an older complex but I have never felt more safe or at home. The staff is incredibly friendly and will do what is possible to make you want to stay, they always remember who I am and alway say hello. We have not had any issues with appliances not working or bugs or anything of the sort. It actually makes me sad to think that we would leave this place one day when we can buy our own home. I would recommend this place to anyone who doesn't mind not having everything brand new and up to date but functional, affordable, and comfortable.

We like this apartment. The rooms are large and have lots of light, and there is also lots of storage. While some of the fittings are a bit outdated, having the extra storage and large rooms makes up for it, especially when moving from a house to an apartment.
Beautiful apartment, very helpful staff and maintenance. Great surroundings. No matter what you need done, it will be taken care of the same day.
It has been great experience staying at Olde Montgomery. The great location, great ambience, ponds, green area. It was safe place for my kids to enjoy. The Leasing office staff is very friendly and they keep doing multiple events like pool parties, Christmas dinner, Halloween party and many more. I have been very impressed about never ending cookies and Starbucks coffee.The staff believe Love where you live and I truly believe they put lot of efforts to make it happen for all the residents here at Olde MOntgomery. I had to move because I bought my own but if i ever will rent again in CIncinnati it has to be Olde Montgomery
