Property Ratings at Olentangy Village
It’s basic and it does that really well. But they don’t give your security deposit back in full, they overcharge you for small things such as crumbs that don’t exist.
Ridiculous fees will be tacked to your account included $150 for failure to return a paper laminated parking pass (even though we turned it in). Cars are broken into regularly, at least once every two weeks (no exaggeration), our bikes were stolen off of locked racks after one week into our lease. Maintenance responds quickly and these community is nice. But for safety and blatant lack of respect for tenants with the charges you should look elsewhere trust me.
I love the look of these apartments, very charming and convenient location. Unfortunately there are "water bugs", as they call them at Olentangy Village, i.e. cockroaches. Not enough charm to keep me around while there are bugs. Management is responsive and sends people out to treat the apartments but the place is old and needs more than just spraying. Management isn't great though, feels like they're trying to rip you off - isn't this most landlords though? **No dishwasher, no air, bugs, and they want to raise my rent? Peace out.**
The hallways reek of pot and management just keeps putting up notices on the doors to stop when I complained. The smell wafts into my apartment. The ceilings constantly have leaks, the lead paint is peeling in big chips and the heat doesn't get above 60 degrees. No dogs are allowed, but everyone has them anyway and the lawns reflect this.
Do you want to overpay for an apartment with no AC or climate control? Do you want to share 3 constantly broken down washers and dryers with 100 of your closest neighbors? Do you want mold growing in your windows? Do you want to deal with a leasing office that wants to do everything but help you? Well look no further! The plumbing constantly had issues to where it we would frequently have no water. The common spaces were rarely clean. Bug and pest control came monthly to spray... I don’t want to know how much worse it would have been if they hadn’t. I would have moved out sooner and subleased if I could, but my morale conscious wouldn’t allow me to trick someone else into living here!
Great location, very quiet besides doors shutting when it gets colder outside. The amenities are difficult to work with at times but honestly I feel like most of these reviews aren’t appreciative of the fact that this place has everything basic that you need besides in unit laundry and AC. It isn’t hard to work around those things that it lacks, just get a dehumidifier and some fans for the summer. One of my favorite places I’ve lived for sure, just wish I could have a dog in my unit :/
Does anyone else find it curious that this property has 7 ratings (4 of them 1 star) yet it somehow has a 5 star average rating? Looks like OV is paying apartments.com to show a 5 star rating when in reality it's probably under 2 stars. I have been living at OV for a few months in the Classic Village section and I chose the complex due to price and location. After these few months I definitely regret my decision. This apartment is as bare bones as it gets: no AC, no microwave, no dishwasher, no garbage disposal, very little closet space, tiny stovetop/oven, small cabinets, and a tiny kitchen. The apartment itself is absurdly old and very cheaply updated, if you can call cheap linoleum an update. OV was built in 1939 and apparently they haven't updated anything since. They still haven't figured out door springs so you can hear the door to the building slam all the way from the 3rd floor. The mailboxes are tiny so all of your mail will be bent and ripped. Packages will be left in the common mail area in each building which greatly increases package theft. If you don't want your package stolen, you can mail it to the OV package room where you'll have to pick it up. The only reason this complex still has tenants is due to location. The Classic Village is an incredibly old property that badly needs updating which the owners seem too cheap to do. If you are looking to move into the area, it would be best to do thorough due diligence as there are many other places to live in this area of Columbus.
The apartments have old rusty kitchen cabinets and there’s plaster falling from my walls and ceiling. Maintenance is the WORST. They of course don’t fix the falling apart walls and they’re in your apartment at least monthly. They are constantly in your space invading your privacy. It’s pretty terrible. With the abhorrent aesthetics, intrusive and incompetent maintenance team, the monthly rental is absurd. Now don’t think what you see here is your rent, no no no. They tack on an additional $100 a month for garbage and water! Retreat while you still can.
Apartments are old and the heat doesn't work properly during the winter. Maintenance staff are rude. Very expensive rent for what they are.
I have lived in Olentangy Village for 3 years. First years was good, second year was pretty bad and the last year is a nightmare that is only getting worse. I would rate it zero stars if I could. They have raised rent by $100, but it has nothing to do with demand. They sign you on lease $150 less than what you end up paying your second year. We have been harassed by management with false claims of broken down cars, "unsanitary conditions" in our apartment. Worst still they placed a "NOTICE TO VACATE - 60 DAY NOTICE" as a reminder we had not renewed our lease and would be leaving in August. It was February. I have had my car illegally towed, I have the emails to prove it. I have had maintenance coming into my home without notice while I was sleeping, I know because I would wake up when they would leave because they would slam my door. I am packing and have discovered a VARIETY OF MISSING ITEMS! INCLUDING A LAPTOP! I have had my car broken into and they properties response was to put an LED light post right outside my bedroom window. And I especially take issue with their idea of "service". Everyone who works for this company, for this complex, is trying to extort the Asian students that come to live here. They have Chinese language speakers on staff but never issue reminders in Chinese, they intentionally use English that would confuse a non-native speaker. They target people who do not know their renter rights. I would never, never recommend anyone lease here.

Hello, This review is not only alarming but is claiming a lot of serious issues that appear not true and/or have never been reported to the office. The only issue that I am able to address is the 60-day notice as everything else I need more information to be able to discuss properly. We send out renewals much earlier than a "normal" apartment community due to the demand and are unique lease dates. Once renewals have been finalized we send out the notice to vacate to break down the process and ensure that you do intend to not renew. It is not meant to alarm or frustrate anyone. Its our due diligence to accommodate our existing residents and incoming. Would you be willing to contact the office to discuss the other issues addressed in your review? I would like to get to the bottom of them and find out if there is anyway to solve your concerns. Thank you, Management
Live here for a year in the OV ravine building which was built in 2000. Place is great. Near to osu and many markets and restaurants,but the apartment condition is average. I can here everything the upper floor neighbor is doing. The apartment is just ok to live but the the rent compare to the apartment is really expensive. The floor plan is strange and it leads to space waste that you can’t actually use well but still have to pay for it. The fire alarm in ravine corridor is too easy to ring,you will often enjoy your weekends wake up in fire alarming.
Great location - but that's about it. Would not recommend. Apartments are old, not well maintained. Lacks modern amenities. No A/C. Heat barely worked on the 3rd floor during the winter. My biggest issue was they were never able to fix a leak in our wall. This corner wall started to deteriorate. Ended up ruin a $1,000 two-year old couch and overall contributed to a very unpleasant living space. More immediate concern was the potential lead paint exposure from a deteriorating wall. Josh, the assistant at OV claimed they did their "due diligence" in the repair. After a handful of visits and repainting of the wall, the damage would just return after a couple rain storms. The pictures below (https://imgur.com/a/4kIR3) were taken the day of move out. They also billed me nearly $300 for an assortment of charges. There are plenty of other options in Columbus now, maybe a few years ago housing was hard to find but with OSU forcing Sophomores to stay on campus, the rise in construction of new apartments, I no longer think OV is worth it's price point for the location.
I've been here about 7 months and really like it. I took over someone's lease and had some issues when I moved in but the staff and maintenance took care of it right away. They were kind to do so since subleases take the apartment in as is condition! It's convenient to just about anything without the added cost of location. The neighbors are nice and it's usually pretty quiet in my building. The only negative so far is the parking is pretty limited if you get home late at night. Overall, I love it here and am planning to renew my lease for another year!
This apartment is in an amazing location. Only 5 miles from downtown Columbus, Short North, and OSU campus. It is walking distance to amazing restaurants and groceries and right on the Olentangy bike trail. Apartment size is good for price and location, but the kitchen should have more counter and cabinet space for the size of the kitchen. Also, I just recently moved in and the pool has been having issues. Over a week has gone by and it doesn't look like much progress. Pool should be a priority because of the heat.
