The place is riddled with thieves that steal your packages regardless of what it is, homeless people sleeping behind dumpsters, and drug addicts. Most of the amenities that they advertise are not available after office hours. They said there are night patrols, but I haven't seen one person actually doing a patrol except police on a weekly basis due to an incident occurring on the complex. Most of the management don't care about you or your safety. I am very unhappy with the management here. I do not recommend anyone living here. This place sucks. The only thing I do like is the apartment layout and space. It's just a shame that it is managed poor and isn't safe around it.

Management does nothing about the constant criminal activity that is rampant here. Im finding needles and drug paraphenalia all over the place and in the playground. The residents and groundskeepers never take care of the dog park. Our neighbor had to admit their dog because she got sick from the park. Tweekers everywhere. they steal things from your patio weekly. I was assaulted in the parking lot one night after work. This place needs to be ripped down. Black mold in every window.
The pictures look great because of the photographer where this place is really a dump. They don’t care about their tenets and they have horrible visitor parking and tow more cars than anyone I’ve ever seen. There’s constant loud banging of metal garbage cans in the mornings. I would rather live on casino road

We use a comprehensive parking program that allows all residents to have a fair and even amount of visitor parking hours per month to use, and the rest of the lot is designated for residents only, as resident parking is our first priority. I have lived here for a couple of years and it was really bad when I moved in but it is improving with the new management and new maintenance team. I love the new community activities that they are doing.

If I could give this apartment complex 0 stars I would. Terrible management, never answer the phone, never respond to maintenance requests, charged us for a parking spot that we never received for months, lost our check for rent and tried to kick us out (we were never once late on rent and always kept our receipt), and then lost our keys after we turned them in during move out. All we wanted was for them to own up to their mistakes and the manager blamed it on other staff or blamed it on how busy they are (every time I go in there is nobody in the office.) Another thing that we are extremely upset about is how much they charge at move out. We understand that we have to pay for the utilities, but they charged us a cleaning fee and a carpet cleaning fee saying they charged every one that when they move out. This added up to more then our "refundable" deposit. Definitely the worst apartments that I've ever lived in.

I have been living there for about six months and everyday is worse than the day before. The biggest issue is the parking. There isn't enough parking and no street parking nearby. Good luck inviting people over. I have driven around for an hour trying to find a spot. For months the pool and hot tub were shut down by the health district. And trying to get them do do regular repairs is like feeding a toddler broccoli. I would rent elsewhere and save the headache.

We are so sorry to hear that you have had a less than stellar experience living here at Olin Fields. We are aware that open parking is an issue for our complex and we are doing our very best daily to address the concern. Once the weather improves closer to spring time we will have be able to complete our parking lot project, while also assigning parking spaces to residents. If you haven't already, please stop by the leasing office to discuss your concerns and to inquire about a carport or garage option in the mean time. Our indoor pool and spa has been open for quite sometime now without any issues, but we have closed it today to repair a motor in the pump room. Once repaired it will be up and running again. Please keep in mind that even though our pool is serviced daily, it may close for repairs more frequently due to the amount of residents that use our only indoor pool/spa. We do have a full maintenance staff so maintenance work orders should be addressed in a timely manner. Thank You.
The worst apartment I have ever lived. Everything is super old inside the apartment. And there is a huge dustbin out of our bed room window . And the WORST part is the whole apartment complexes DON’T have enough parking spots . If you come back after 8pm there is no parking spot for you at all. Which means you can’t have a job requires you come back late or go out have fun with friends! Once your car left the parking spot someone gonna take it immediately. Literally people are waiting for the spots in the middle of the night every single night.

I just moved out this last spring. Ownership was changed to AMC. These are the most poorly ran excuse for an apartment community. There are junkies everywhere, legitimate craters throughout the parking lot, garbage and dog poop everywhere, i even found human poop by the dumpsters that are constantly overflowing. The crime rate is astronomical. I had my car broken into many many times in my few years of living there, and ive had it hit several times in the parking lot. They tell prospective tenants that parking isnt an issue, youre big red flag as they are lying to your face. There is absolutely no parking after 6pm. None. Unless you wait a very long time for a carport you will have to find parking some place off site. They do shoddy patch work if you need something fixed, if they even come at all. Then they conveniently cannot access your requests when you need a record of them. So id suggest getting them at the time of service. In all honesty, im surprised this place is still allowed to lease with all the serious mold issues and how extremely flammable the units are. Just check the news. There are many other places you can rent, in nicer areas, for the price this dump is renting their units out for. Do yourself a favor and dont even bother with this place.

Parking is unassigned, and first come first serve. As a family with 1 vehicle, there were times where we would drive the lot for HOURS trying to find a single space. Too many people living here with multiple vehicles hogging up spots. They need to change something with the awful parking. We had to park across town in the middle of the night in a work lot, then take a damned Uber home and back to the car in the morning. It's ridiculous. Being afraid to leave home, because you never know if you'll be able to find a parking space if you leave the one your car is parked in is awful. Everything else here is okay, but this one thing made me leave. Can't live like that.

This place does not have everything that is listed and it has really went downhill. There is no parking for residents with parking passes. Instead people think it's ok to park where ever without the stickers or they decide they want to park their trailers in parking spots. Nobody ever gives straight answers about anything. I would not choose this place unless it was a last resort.

The apartment itself is reasonably nice. The landscape is pleasant kept up. Management has been good to work with. Unpleasant things however that my neighbors seem to be allowed to smoke indoors, which leaks into my apartment. When we notified management they said there wasn't much they could do but send our neighbors a complaint notice. The smell ended up saturating all of my clothes, my couch and carpet. I had to purchase several air purifiers, and it can still be obvious. There are also not enough parking spaces and I regularly have to park in a shady parking lot a couple blocks away.
We moved into these apartments almost two years ago. When we moved in our rent was 1088 a month. Today we get a renewal offer for our lease. We have only one renewal offer of a 6 month lease and our rent will jump from 1188 (increased 100 dollars last year) to 1575! Thats over 33% price increase. When i called to ask why they said they want to renovate all the "classic style" apartments, but if we want we can move into a new apartment for 1575 a month. They also recently hiked up our water, sewage, trash by 50 dollars as well. There are over five hundred apartments in this complex and only approx 250 parking places. Parking is horrible. The outdoor pool isnt really usable, tears up the bottom of your feet. They do not do any recycling of any kind here either.
I am living with my family in apartment 2bed room and 1 bath we are 4 , I am low income.
These apartments are really nice and for the most part, are pretty good sized. Unfortunately, the parking is horrible. Not only are there not enough spaces for residents, but visitor parking is a joke. They keep jacking up the rent at every lease term which had made it so that my grandfather, daughter and I have had to down size from a 3 bedroom to a 2 bedroom. They don't have enough maintenance workers and the office has a hard time communicating to residents about maintenance. We needed our stackable washer and dryer replaced as soon as we moved into the downsized apartment because there was no heat in the dryer and it took a week before we got it. That would have been fine if the people in the office explained that they had to order the unit, but instead told us every day that it would be done the next day. Also, I think it's ridiculous that not only do you have to pay a pet deposit (understandable) but you have to pay a monthly rental fee for you pet as well (not understandable)
While the majority of the apartments in South Everett are sketchy, Olin Fields exceeds the others. The units are well insulated and quiet. We had a family with 3 young children move in above us and at first we were worried about potential stomping and running around. Surprisingly, we have heard very little noise at all. We were prepared to have a talk with them about the noise, but never had to! The units are also large and well laid out. They have updated the exercise room and have two pools, plus a playground. Very nice, quiet apartment complex.
