I just moved in two weeks ago, and if I could rate this place 0 stars, I would. DO NOT move into this apartment complex, unless you’re comfortable with living with roaches. They insist that pest control entered my unit to put down baits and traps but not a single bait or trap was placed in my apartment. I just had a roach crawl into bed with me and I’m absolutely disgusted. I made a complaint with the Maricopa county health department because this is a health hazard that was not disclosed to me upon moving in, and I suggest to other tenants to do the same, otherwise this apartment complex will continue to get away with being neglectful towards pest issues. I am also looking into retaining a lawyer to break my lease because I cannot sleep at night knowing a roach has been in the same mattress I just bought when I moved in. Absolutely disgusting, and the management will be super apologetic and make false promises to fix the problem, and then when I finally got fed up with it and mentioned I might have to look into getting a lawyer, they stop all communication.
Anthony and all of the maintenance team really stay on top of everything here. If you submit a maintenance request it's usually done that day or the next day at the latest. And always very friendly too! Thanks guys!

The amount of roaches is absolutely ridiculous and filthy. I have lived here for 5 months and I’m in my second apartment due to roaches. It is not as bad as the first but roaches are roaches and when they’re crawling around your kitchen that is sickening. Roaches painted over in white paint inside the kitchen cabinets when I moved in.
Here are some do’s and don’ts to living at Olive Tree Apartments. DO make the managers/maintenance do a walk through with you prior to moving in and ask that they lift the carpet to ensure there is no staining underneath. I didn’t lift up the carpet because, who does that? But I got hit with covering the cost of new carpet for pet urine stains despite the fact I didn’t have a dog and my cat doesn’t have health or behavioral issues. Also my giant area rug that covered about 90% of the living room is still to this day, stain free. The carpet couldn’t have possibly been messed up when the water heater burst, flooding my bathroom and bedroom? No. Or when it rained from my AC vent every monsoon season for a month straight because of the extra humidity in the air? Nope, that wasn’t it either. Is was my imaginary dog and imaginary spraying cat. DON’T dye your hair red or use pink hair products otherwise they will require you to pay to have the tub resurfaced at $190 bucks a pop! It’s in the lease. DON’T use a mat at the bottom of the tub to keep from slipping. The mat will mess up the resurface job and you will be charged $190 bucks a pop! It’s in the lease. DO ask if you have a resurfaced tub because they don’t verbally volunteer that info and upon move in it looks like a regular tub so you wouldn’t mark it down as an issue on your checklist. DO mark every single little thing you see wrong on the checklist. It will benefit you in the end. DON’T leave any evidence that you were living in a 40 year old building and can’t control how others around you lived. I lived a pretty clean existence but had roach motels because no matter how clean you are, you will always have the occasional roach in an old apartment building. But I left a few motels behind and got hit with $135.00 in pest control fees. Something they do in between every tenant anyway!! DO take pictures/videos of your place before, after and even during as things happen. I say that but I have video of it raining from the A/C vent causing water damage but I’m still paying for carpet so do what you want. DON’T…. Just don’t! Olive Tree Apartments/Westwood Residential initially charged me about $1400.00, that includes $350 in deposits, and I got them down to about $900.00. I’ll admit that I do owe them a few hundred for a few items I was too tired to move out myself. But the rest is a classic example of big business throwing the cost to the little guy. Renter Beware.
I tried to apply for this property and they will charge you over 400.00 just to apply. There are all these deposits that are non refundable. So if you apply and for some reason get denied you will be out at minimum 240.00 which is non refundable. With the corruption in this world who is to say that they don't allow multiple people to apply and deny the app just to make money that way. Very disturbing policy from Olive Tree.
Management is rude...you rent goes up over75 dollars every time you renew your lease....and bugs in your apartment and spiders everywhere
Management did not perform routine maintenance or provide maintenance when requested. I went without ac for a few weeks. I have multiple leaks and mold growing. The neighbors are very rude, load, and threatening. There are better places for the same price.
Horrible management. Doesn’t provide timely maintenance and a few people around the complex have been evicted/unable to renew leases without a proper explanation. Be careful of moving here.
Im not going to put it nice. This place smells. Like poop. Like exhaust. Like foul mouthed loud vehicles from wanne-be gangsters that live here and dont give a rattail about anyone. Its not maintenance- these are migrant or DoT multi-bright colored workers that HAVE TO HAVE the closest parking spot ALL THE TIME right in front of your window with overhauled HEMIs and tanks - and rip roaring super overcharged muscle cars revving at all hours. Music blasting from stereos and cars and parties from 7pm-9am. There is a noise ordinance- but nobody cares to follow it. Warning on the overhead lack of HVAC- its a joke and both the city and mgmnt dont care. efficient apartment to a fault. These units arent OLD- they just have NO heat and NO AC. While CW and evap are common in dry states w 100 plus weather- this so called HVAC (trailer parts shoved into an air intake) is a JOKE. Half my apt is cold all the time while the other half is sweat hot. I can never have viable hot water. The most you get is 2 inches in the tub. Ive called the city- Ive left reports on nxtdoor app...nobody cares. Company will harass you b4 business hours, call lawyers on you, violate the lease(because they dont read it) , extort you for money. Refuses to handle any amount of cash or MO in the office- always echeck(before 1st- when most get paid) or eCASH wire. No cc, no chex, no MO. Ran by a company in TX- if they care- its only after complaining to the owner. Office sure as H doesnt. Ive been here since Early SEP- came on recommendation of being QUIET- and its anything BUT. I wont fault the agency helping me- I needed something fast, but I feel manhandled and abused living here.They will also ask for medical hlth info- forbidden by law. Im sure theyre gonna play some sort of shenanigans on move out,too. Ive sued LL before. Ive settled in both directions. Im not afraid to sue, but I wont b renewing my lease. Caveat Emptor. THIS IS DIRECTLY ACROSS FROM GCC. usually not a good sign.
Name says it all. Record your phone calls because you may need to play them back to the manager, and please carefully read your agreements. Be prepared for always late maitenance (by a week, thrice). And damages I proved were not my fault they tried to hold me liable for.
I moved in recently and i cant complain. I truly dig it so far. The staff is great and maintenance comes really fest. The pool furniture was recently replaced and my kids couldnt be happier. Thank you to the entire staff!
I stayed in this apartment and everything was great until I met with the new property manager who is not friendly at all. Nice and big apartment like olive tree should at least have a manager who is welcoming and talk with client nicely.
I moved into a renovated 2 bedroom with my daughter 8 months ago and it has been absolutely amazing! At first I was kind of nervous with moving into an apartment by myself and my daughter but the leasing staff was so reassuring about every concern I had and believe me I had plenty of questions but the front office never made me feel like I was a bother. The grounds are super clean which is great since my daughter likes to play around in the grass and I don't have to worry about dog poop. I haven't had any big issues about my apartment but when I called in for a maintenance request for my kitchen light they came out the next day and were super friendly. I was just going to stay here for a year and hopefully find something else but I think I plan on being here for a couple of more years
I have been living here for a year and I love my apartment!! It is so peaceful and the maintenance men are so on point the same day service I was so impressed. The office smells good and everyone is friendly.
I have lived here at Olive Tree with my husband and son for about six months now and I love it. It is low priced and actually has a wonderful quality of living. I live in a fully renovated apartment with new appliances and newish cabinets and they are in decent condition for how old the community is. The staff is prompt, always friendly and helpful and very discrete. Overall, I am very happy with my apartment and the appearance of the community, I couldn't ask for a better apartment to rent! I WILL be renewing my lease :)
The complex is very well kept. Shopping and eating close, ez access to freeway. Pool area very nice, I reported a minor repair to office (which staff is very friendly) and maintenance came up and fixed. I have a small dog, take him on walks they have poo bags available around grounds. Plenty of parking!
Rude and bad manager, they don't fix major issues, cut corners, 2 years here is long enough. Way!!! Overpriced. Even the office people are eager to quit.
This apartment complex (The Olive Tree) is plan scandalous. First they tried to charge me double pet rent and water. Got that taken off, then they charged me 56.00 because I didn't renew my lease. Then I was charged 125.00 because I went month to month. Asked them as of today exactly how much I owed because I was going to get a money order they stated 845.13. Went and got the money order and they wouldn't accept it stating I owed 37.00 more because I didn't pay the rent by 11 am and I was having to pay for the five day notice they served me with, well today is only the second and I never received a 5 day notice. I specifically went in the office to ask how much rent was owed, because last month I went to their website to see how much I was being charged so I could go get a money order. Got the money order for the amount stated on the website. They told me the website hadn't updated and I had to pay 20.00 more in late fees. I had no ceiling in the bathroom from January until April, and the repair has still not been completed. One month ago my apartment was flooded because maintenance left the water on in the apartment upstairs. The office staff, and management I have dealt with are dishonest, and I have nothing good to say about them since the new management has taken over.
DONT LIVE HERE!!! Where do I start about Olive Tree, well i guess first things first, its cheap. In every way you can think of cheap. Sure its cheap apartments, but you gotta ask yourself, why are they so cheap to rent? I CAN ANSWER FOR YOU! For starters its cheap because all the appliances are cheap. The cabinets are cheap, i literally ripped a cabinet door right off the hinge, mind you this was an accident, i wasn't angry at all, i was just going for some shaving cream after a shower under the sink and i was alone in the apartment. I also would like it noted I'm not a super strong guy, and i did it with three fingers. Also, whoever decided that it was a good idea to place the HOT stoves, you know, the ones you intentionally heat up to cook things in, right next to the COLD refrigerators, you know, the ones you intentionally keep cold to help things last in, right next to each other must have had a screw loose. You heat up the cheap refrigerator then it works harder and costs YOU more money to cool itself down again. Brilliant. Second, I hope you don't really care about safety. I recently moved out of the apartments and I went back to visit a friend there and he was telling me how a lady got followed into her apartment and got very badly beaten up by someone. I also got assaulted on the grounds of the Olive Tree apartments so I can personally attest that this happens, there were police there for me and everything. One of my friends got assaulted walking to the 7/11 right down the road as well. Great neighborhood don't you think? So I hope for your sake if you were thinking about living here you don't have any kids... Or aren't a women walking home alone.. Or i guess a guy by yourself in the neighborhood.. Well I guess I it would be easier to say I hope you don't care about safety in general. I HOPE YOU DONT CARE ABOUT ROACHES!!! Read the full review at other renters review places.
I moved in here with a roommate last year on the 3rd floor, 2 bedroom. We got the refurbished kind and it was worth it. The new appliances is amazing and did not have any issues with noise or infestations. Parking was nice but you don't get there before 5pm, good luck finding a close spot. Didn't have any issues with staff and I did call in for a wasp that was hanging around our balcony so they got a guy within a week to spray just in case the wasp was going to make a hive. The outlets was a problem but only about 1/4 would be very loose. The staff responds fairly quick and respectable if not given an attitude. All in all i would recommend this to people starting a life and staying long or short time.
Being here at olive tree apartments has been wonderful, the staff are quick, the people are very friendly to everyone, I haven't had any trouble with my apartment since I've been here! I would recommend these apartment to anyone! Especially if your going to college because it's right across the street! There's no problem they have security so I feel extra safe. Overall these apartments has hit the top of my list!!
my boyfriend and I chose to live here ultimately because of the close proximity to GCC (literally across the street from the school) I've made friends with many of the neighbors and we all have basically the same complaints and praises for the complex so these aren't just my opinions but those of other residents also. the PROS of living here: 1. very nice grounds with tons of grass and shady trees to go walking 2. very pet friendly apartments, no size restrictions-however there are breed restrictions but nobody really follows up with the pets so you can easily get away with lying about the dog breed and about having a dog altogether to avoid the pet fees 3. lots of parking-pretty much all of it is covered 4. very quiet complex 5. no insects in or around the complex-we luckily have had no roaches or other unwelcome guests 6. security guards on premises SOME nights- I think they're supposed to be here every night but I only see them some nights the CONS of living here: 1. the office people SUCK! Super rude people! The second you sign your lease they stop being nice and are huge grouches with no customer service skills 2. the maintenance people also suck- unless you have a problem with your AC don't expect to see them for a few days/weeks after you make a maintenance call. 3. if you have any major appliance issues (other than the AC) don't expect to get it fixed for a while! Our dishwasher has flooded since the day we moved in but we don't use it so it's not an issue but one of the neighbors was told hers would be replaced months ago and nothing has been done! She's calling corporate to try to get it resolved with the higher ups 4. the electrical plugs SUCK! nothing stays plugged in because the outlets are so loose nothing can hold, you have to open the prongs on anything your plugging in to make it hold or it will just fall out. This isnt just in my apartment but its common because I've asked other neighbors and they have the same issues to As you can see the pros outweigh the cons, my boyfriend and I went to see MANY other apartments and these really were some of the best ones in this part of town. Since I'm a student at GCC it was sort of a no brainer but even if your not a college student they are still great, the neighbors downstairs have been here for 12 years and there's others who have been here longer!
I chose this complex because it was newly remodeled and my step dad once lived there. I like that it was also across the street from GCC so that I could just walk. When I went in, all the staff was very nice and friendly, I asked if they had anything available (yes) and wanted to know prices and pet policies, etc. I was shown the model and it was cute and roomy. My unit was okay. Roomy, but the "upgraded" unit I paid for was just painted cabinets that were beat up, lop-sides stove, broken bathroom sink, and closet door is unaligned. I noticed these things when I did the walk through with the leasing agent and she said the few easy to fix things would be taken care of that weekend. It's been 3 months. And short people beware! We are not able to reach even the lowest cabinet. They are so high!! In regards to the area, within the first month, my car was broken into and the stereo was taken, the next day, some drunk man followed me to my car... Kind of scary when you live by yourself. Several other cars were broken into as well. Another bothersome thing is once I moved in and paid my fees, the leasing staff doesn't even notice me when I go in to pay rent or got get money on my laundry card. I'm pretty excited to move out at the end of the year.
Love the apartment complex, quiet neighbor's, and the people here are friendly. Haven't had any problems with the workers here. First apartment that I feel safe in.
My cousin and I both are attending college. I was recommended to stay over towards the Glendale area for the best experience. The on site staff is really friendly and more than willing to work with you on tough spots in life, and the on site guards/PD was extremely comforting. In fact they walked my cousin and I from one end of the complex to the other when we were nervous our first week. Ever since a guard patrols outside our side of the apartment complex. This place is just a few minutes drive from the Arrowhead mall (or Town center), and Bell Rd. which has an abundance of food places. I highly recommend the Olive Tree Apartments to anyone who is looking for their first apartment!
I have lived here two years and have had to be moved to a different apartment due to my roof leaking(I lived on the third floor) when ever it rained over a two month period. I was told it was due to a roof issue that would not be repaired for another three months and because of the water there was an issue with pests. Also, they amy show you the apartments for walk through but unless you pay for the upgraded aprtment you will have appliances from the 60's and 70's. The pet fees are extremely high and the staff if very rude. I will be moving once I am able, however I will say it is in a good location especially if you are a college student.

People always ask me if this is a good place to live and I say yes. I have been here at least for 8 years . It is conveniently located on the bus route, if you need the city bus and it is right across from the Glendale Community College. There is farm land behind it, so you get best of both worlds. There are two pools, two laundry rooms, a tennis court and a basketball hoop on the grounds. The staff knows me by my first name, which usually doesn't happen. And since it is pet friendly and I have pets, I recommend this apartment complex.
I love that it was right across the school that I attended. I could walk right across, which really helped because I do not own a car. Also,the price is really good for a one bedroom!
