Higher education and a rich history define the area of Downtown New Haven. This neighborhood centers around nine original squares from the 1600s, as well as the collegiate Ivy League institution that is Yale University.
Along with Yale’s campus, much of the community is made up of the New Haven Green and the commercial district. Downtown New Haven’s strong community presence is evident with its many restaurants, entertainment venues, and nightlife – especially on Chapel Street.
As urban as this neighborhood is, it’s also one of the most residential downtowns in the nation. The Shops at Yale is in walking distance of Yale’s Old Campus, and includes a variety of boutiques, salons, and eateries.

I would have given it 5 stars the first year I moved in. But, that was quite some time ago and now downgrading my review. Pros: building and grounds are beautiful. Building kept very clean. Staff is exceptional and very pleasant/friendly. Great neighborhood. Was nice and quiet when I first moved in. Cons: quiet time is not enforced, very noisy at pool and courtyard at all hours. Impossible to sleep with windows open during nice weather unless you enjoy the sound of beer pong and college kids screaming profanities. Paid “reserved” parking is not enforced, ever. Trash room backs up frequently. Facilities staff appear very overworked, but somehow remain friendly. Smells like weed. Sad, because it wouldn’t take much to make it an amazing place to live/worth the price.

I scheduled a tour for 2 p.m., paid for street parking, and waited for almost 45 minutes just for them to inform me that they don't have any units available. Why would you put up an ad? Schedule someone for a tour and have them wait just to tell them you don't have available units, like, Where is the professionalism? I'm posting this review so someone else's time doesn't get wasted like this in the future.

Upon your arrival, our Leasing and Marketing Manager inquired about what floorplan you were interested in and upon learning advised that we had a unit that met your needs, however, it was too late for your preferred move-in date. She then asked if you would be opposed to co-living, to which you responded yes. Our Leasing and Marketing Manager then offered you a bottle of water or refreshment while you waited, in the event you still wanted to tour the property in the event a unit came available. This place was appealing for about the first two weeks of living here. Then, the leaking pipes, the holes in the walls, and the difficult staff got to me. This place has not been pleasant in many of ways. Do yourself a favor and look elsewhere

This apartment has seemingly everything that you would like, but things have not gone according to plan. The pool was opened much later than was initially planned. By the time the pool was opened it was too cool to get into the water. The mail room is a mess and the hallway outside the mail room is just LINED with packages. It is not aesthetic at all. The lobby also constantly has food deliveries and other packages all over the lobby. There was some flooding that occurred here last past Summer and I saw a hallway that had a puddle on the carpet. It was seeping from under the wall! A lot of the doors and baseboards in the apartment are cheaply made and its easy to scratch them. Not very impressed with this place. I will NOT be renewing my lease.

I can't say enough good things about this apartment complex! The living experience here has been truly exceptional. The apartments themselves are great - spacious, well-maintained, and equipped with modern amenities. Obviously, the new building and the pretty lobby decorations make the place look nice. However, the functionality of this place is awful. There have been two floods and one water leak in the past six months. The first flood covered multiple apartments. The second flood was water dripping down through the ceiling into the hallway making a puddle. The water leak has been occurring outside of the gym for almost the last month! With no repairs! The trash chutes are sometimes backed up because they dont empty them frequently enough. So people leave their garbage in bags in the trash room. An email came out today that they were going to fine anyone who left trash bags in the trash room! Like OMG just get the trashes dumped properly and they won't be overfilled.

The apartment is beautiful at first glance, there is no denying that. However, after living here for the past 4 months I have found that this place is very cheaply built. The walls only have a thin coat of paint, thin walls (I can hear EVERYTHING my upstairs neighbor does), and the dryer is already not functioning properly. I have contacted maintenance multiple times for small things and they take weeks to respond. I ask the maintenance man why this is and he says it is because "they don't want to hire any new staff". They freely let dogs defecate in the yard and don't remind the residents to clean up from their pets. The turf in the courtyard area reeks of dog urine. There was a leak the other day in the hall by the gym and there was a trashcan there for OVER A WEEK to catch the water. Staff likes to put on a smile but give you the runaround. They will cut into the walls in the halfway to work on the vents and leave the wall unprotected for WEEKS. Very poorly ran business.

My experience in the building hasn't been great. Here's the rundown: - Despite knowing I have a cat and charging me a pet deposit and pet rent, the building put me in a collective unit with two roommates who previously indicated that they did not want a roommate with pets. One of them is allergic to cats. - The building is very new but was clearly built cheaply. There is no backsplash in our kitchen, the doors and walls are paper thin, the apartment has the kind of vinyl baseboards you see in schools or offices and some of the appliances are already showing significant wear. - Speaking of thin walls and doors, you will hear everything your roommates do and smell everything they cook. There is very little quiet or privacy. - The hot water in my shower lasts 10 or 15 minutes, if I'm lucky. Same for my roommates. - I'm pretty sure our thermostat is broken, too. - The trash rooms are disgusting. For some reason, they have laminate floors and drywall walls, not tile. They don't seem to be swept or mopped often, and there is often trash piled up in them - particularly when the trash shoots are inexplicably locked. - The stairwells aren't cleaned often, and neither is the carpet in the hallways. Lots of leaves and random dog hair around. The bathrooms in the common areas are often dirty and out of supplies, too. - The locked package room is always a disaster. Most of the packages are piled outside of it in boxes you have to sort through yourself, rather than sorted onto the shelves inside of it. I have never gotten an email or a text letting me know I have a package. At least once, I've found my package already opened. - A couple of times, our mail has just shown up at our apartment door for no reason instead of going to our mailbox? Once, a check was opened. - The building keeps charging me for renter's insurance even after approving my third-party insurance. - Good luck trying to figure out what you're being charged for each month. The automated receipts they send are absolutely indecipherable. I have to request a separate itemized receipt each month. - Many of the residents here are Yale affiliates who are just passing through, and they don't seem to take much pride in their home or give much consideration to their fellow residents. I've seen trash, old furniture and dog poop left in hallways, and I've had to ask people who were throwing loud parties to please keep it down late on work nights more than once since I've been here.

This building is clearly mismanaged. I won't even get into the unbelievably bad experience I had moving in where they essentially forgot I was coming. The pool leaks through the garage and they just filled it with water while it is still full of algae and bacteria. It was not ready by Memorial Day weekend and still not cleaned properly. The whole building actually leaks and you will frequently see garbage cans throughout the building collecting water. A bad winter here will be a problem we got lucky last year. The busy gym is absolutely unsanitary as there have been no wipes or spray bottles to clean the benches/equipment with in over a month! It is starting to smell and at this point I don't even go without my own wipes. Often times there are sketchy people hanging around the area and there is no security here at all. Outlets outside was a great idea. To top if off the building is NOT secure. The Olive St. buttery fly system does not work and the door is always wide open. Anybody can get in at any time. For how dangerous of an area this is that is totally unacceptable. New Haven is definitely not family friendly and the crime here is out of control but that's another story. (Murder up 240% this year) Not long ago 11 shots were fired right outside on the corner of Olive and Water st. and it is not the first time gunfire has been close by. It is almost frequent I actually know of four other occasions recently within blocks. Follow On Scene Media. The overall finish and the materials used in this building just seem cheap. We are always waiting to see what will break next. Doors, door handles, faucets, lights, light switches everything is loose and breaking already. Cheap appliances. Microwave just stopped working after a couple months while using it maybe 5 times. It almost feels like living in an advertisement here. They constantly have annoying spam and random people in the building trying to sell you stuff. Its like an event space or a mall sometimes. Bottom line there are way better options in New Haven. With so many "luxury" buildings I would look elsewhere. The best thing this place has going for it is the location which they squandered anyway by leaving the Wooster St. retail a mess. I would be shocked if the retail space ever gets occupied. Whole buildings have gone up before they even touched it. If you don't believe me request a tour and see it for yourself.

My wife and I are both physicians in the New Haven area and renting for a year while the housing market cools off. We have lived in many apartments over the years in Philadelphia and New York and this is by far the most mismanaged apartment we’ve ever lived in. The mail room is a nightmare we’ve had several packages stolen including an expensive piece of furniture and they just brushed it off saying they weren’t responsible. The parking garage is a free for all even though we pay 300 a month for two spots that we were assigned, and every day we come home and there are cars parked in those spots. We cannot wait for our lease to be over. Please do yourself a favor and live anywhere else.

While this feedback is disappointing to hear, I would also like to reiterate our conversation as we've been in direct communication pertaining to your concerns. My team at Olive and Wooster does everything we can within our power to be able to assist our residents. We strive to deliver a seamless and accommodating experience and will do what is within our control to help. While you have only made our team aware of one package issue, after looking into this for you, it appears that the carrier delivered this to a vestibule of the property rather than to our secure package room. Moving forward, we recommend leaving instructions with the carrier to deliver to the package room or requiring a signature by someone in the Leasing Office. Once our office has been notified of your delivery, we will reach out to you directly for pickup. In regards to parking, upon your move-in, the garage was still under heavy construction with our Construction Team. During this time, we sent out several emails to all residents in the building pertaining to assigned spaces and temporary open parking in the garage while work was being completed. At no time were there not parking spaces available in the garage for you to park in. Please let me know if you would like to discuss this further in person. Just fine look outside. Terrible living experience here: in-unit hot water heater only lasts for 15 mins, and wait for 3 hours to get the other one to shower. The trash room is too far away and one needs to ride a bike inside the building to drop off the trash every day. Seems the leasing office only wants to fill up the building and pays no attention to the tenant. Noise from the highway and train station, so many things still under construction. So, please take a second thought.

Current positives: Train near by, Best pizza in Connecticut is Behind the building, check out Sally’s! Small stroll away and you have everything New Haven has to offer. Small walk to Yale. Gym is nice (Small for the building). Mellissa is the person to work with, the little details matter. Opportunity to improve: Lots of construction noise! Good luck getting sleep! Amenities are not finished, thin walls, flooring. Missing electrical wall plates, dried paint marks, washer water lines crossed, When people party or walk around all of this can heard. If you choose to take a chance, choose the inside of the building facing the courtyard. Pool will potentially not be complete this summer. Month to month price does not include utilities or parking. Upper building management seems to only care about getting lease contracts and not being behind project schedule. Security Guard would be a safe option at night! Better options out there!
