Property Ratings at One East Delaware
Happy with the Wednesday morning bagels. Monthly events with free food. But really did not appreciate the cover up about the construction when signing the lease. It’s Monday- Friday 8:00 AM -4:00 PM. It’s horrible no headphones or ear plugs can prevent you from hearing the noise. Beware!!!
The building carefully concealed the fact there will be construction with excessive noise. This was not mentioned during the tour or anything and within a month my life was a living hell. I was forced to break lease and the building only cared about extracting more and more money from me. I would not recommend anyone moving here.
Do not move here!!!! Construction has been awful. If you work from home, you will not be able to work in peace or have meetings without disruption. When we resigned our lease they forgot to mention this conveniently. Everyone in the building has been moving out every week and we wish we could do the same. Management does not offer ANY concessions and has continued to raise the rent prices. Friends in similar buildings in the Gold Coast have better amenities and are not subjected to construction for hours on end.
Do not move here! Currently repairing building facade and jackhammering balconies for the past 4 months and until 2023!! It is MISERABLE!! Management even increased rents during this period for existing tenants who are affected before work was underway on their unit. Refuse to reimburse for costs of noise canceling headphones, WeWorks, or rent concessions. Whatever you do don’t move here in the next 12mo.
You won't live without intense construction if you live here for the next three years. Avoid at all costs.
Major construction, awful management. You won't be able to live in peace for 5 out of 7 days for the majority of the day. No communication from the office, just horrible. Construction lasting more than 3 years. Over priced. Do not rent here.
There is major construction for the next three years, making work from home impossible. Do not rent from here if you want peace and quiet during the week.
Do not rent at One East Delaware! Jack hammering from Concrete restoration project is relentless from 8 am-4 pm each day. Forget working from home! Management underplays extent of construction. You will not be able to use your balcony due to noise and dust. Construction is on 3 of 4 sides of the building so no apartment is unaffected. Construction project will take 3-4 years. Many balconies have to be demolished and rebuilt due to extensive concrete integrity failures. There are many better rental options in the neighborhood. Choose them!
Careful when looking here. Seems like a great place at first. Other buildings in the same price range have far better amenities for the price. Fitness center is very minimal. There is only one small "meeting room" you can reserve if you want to work from home, which gets booked up quickly. The "water feature" on the patio has been under construction since I got here. The apartment doors automatically lock, so if you step out into the hallway (i.e. to take the trash to the chute) remember your keys or you get locked out. Getting locked out wouldn't be a big deal but the doorman will not let you into your apartment until you agree to pay 50 dollars. Consider before renting here.
One East Delaware closed its package room and stopped accepting all resident packages. Instead, they added $15 per month to everyone’s lease and rerouted all packages to an offsite fulfillment services. We then have to use an app to have our packages delivered to us after they’ve been delivered offsite. That’s right: we have to pay to have our packages delayed and rerouted. Other buildings in the neighborhood do not do this, so why move here?

There are as many apartments as their are restaurants to choose from in Chicago. As a service industry professional, I understand that most products are the same; every apartment can have a pool/patio/gym ect. What separates fantastic places to live is the service, and 1 east delivers on that. The people that work here are simply the best, and the reason why tenants are happy!
