Extending north from the Navy Yard between Capitol Street and Pennsylvania Avenue, Capitol Riverfront is one of DC's fastest-growing neighborhoods. The popular Anacostia Riverwalk Trail begins in the neighborhood, near the intersection of 11th Street and M Street. This mixed-use neighborhood began as an industrial area; today, it is a trendy mix of office buildings, lofts, apartments, shopping areas, and parks. Yards Park, a 42-acre park along the river, offers beautiful river views and trails. It is the site of many local events, including the Friday Night concert series. Resident can easily get around DC -- Capitol Riverfront is near several Metrorail stations, including the Capitol South station. The Metrobus and water taxis are also available.

Property Ratings at One Hill South
This is not a place you would want to live regardless of the obscene prices they are asking for rent (srsly, shop around). This building was built on a gas field, the entire surrounding area and the building reek of gas. Since construction was not finished on time, residents continue to hear loud noise ("beep, beep, beep, beep") starting early on weekday and weekend mornings (pretty much every day; not Sunday). The developer clearly botched the construction and they are now forced to fix while marketing to tenants. There are plenty of other better, quieter, cheaper, buildings in the area, that likely have lower levels of toxic gas. OHS is a dump with the veneer of luxury. It is all gimmicky decor and slick marketing materials but with cheap, hastily-built guts. It is a rip off. Ask to speak to existing tenants. If you do consider OHS, make sure to tour it in the early AM so you can hear the construction. Ask to tour between 7 and 8am. They try to wrap the construction by 8 or 9 so its not ongoing when they do tours, but trust me it starts early AM and it will disrupt your life if you live here. If there's no construction noise when you do tour, ask the agent if noise is an issue for other tenants and see if they give you an honest answer. Ask about the extremely high rent prices compared to other buildings that are literally across the street. Ask if there are discounts for the gas leaks and the ongoing construction noise. Ask about the lot immediately adjacent to the building and when construction there will start. Shop around. Do not pay more because this place is new - its a new pile of trash. Save yourself thousands of dollars.
I am one of the charter residents who moved in within the first few months of the building open for occupancy. I can't believe I am reading these comments. It's not the building that I know. One Hill South (OHS) has a very responsive and caring team. It is nice to be welcomed by the concierge team by name each day I return home. They will address any inside unit and common area maintenance issues rapidly. I have more issues with some younger tenants who see the building as an extension of their frat parties and ransack building property. However, as the partiers leave more young couples and young parents are moving in. OHS is a wonderful building, conveniently situated to everything in the Navy Yard and Waterfront area. The only drawback - common to the SE DC area - is construction all around. This is a temporary situation and makes SE DC a more liveable safe area.
Management is effectively non-existent , I have been begging for towels in gym for month. We have Toxic Gas coming from construction site next door . Its a related bldg phase two of OHS with toxic gas in soil, the smell unbelievable. Management don't walk property its dirty dog poop & pee in elevators, cleaning person use dirty mop that smells. Oh we have free coffee , when it works. Concierge staff don't speak or left head to say good morning or hello. 5 star not even close to one star
One of the most beautiful buildings in DC! However....you are practically living in a petroleum pit. Waking up to petroleum fumes....in the apartment, hallways, lobby..... You'll spend more time avoiding the building than actually enjoying it.
This is a beautiful building with tons of nice amenities. However, Phase II of the building is being done on a former gas station on polluted land. Gasoline fumes invade the building. Stay away until a solution is reached next door!
Terrible management. Developer cut a lot of corners in construction, and the management leaves much to be desired. The building smells of either gas or trash ALL THE TIME.
Expensive rent for a non responsive rude staff. Big amenity fees for residents but staff allows friends to use spaces for free. Management nickel and dimes you to death with fees (bike, gym, and unexplainable water bills). Currently the air is unsafe and management seems to think odor masking vice eradication of the source is addressing the problem. Finally, the building iand public spaces are often unsecured. A year ago I’d rent here (with that staff) now, I don’t think the services match the cost. The value is no longer there.
Living at One Hill South has been a terrible experience. Where do I even begin? One Hill South is a pretty building, but the positives stop there. The management is terrible; they have entered my unit unannounced and without permission, and go weeks without responding to my emails. Security is an afterthought, and I have reason to feel unsafe in my own home. Not to mention, the building smells of gasoline every day (coming from the construction site next door, also owned by Related). This place is not worth it. I would not lease here again if I could do it over, and I certainly hate every day I spend another dollar on this place. Can't wait to leave. Do yourself a favor and don't live here.
Beautiful building but it does not make up for their shady and deceptive leasing practices. They will say whatever is necessary to get you to sign a lease, including complete falsehoods. Generally unpleasant to even have guests over as they will only let you have two friends over at a time in the amenity space and god forbid you have someone else show up because they are watching on camera and will hunt you down. Overall the worst experience of all places I have lived. From lack of communication starting on the day I moved in (lease was already signed so what do they care) to the complete disregard for integrity and working with their residents to address issues up until the day I escaped...er vacated. This is a warning to not let the shiny building distract you from the reality that awaits.
