I would never live here again. Management has an agreement with a towing company to tow multiple cars a night out of what is supposed to be guest parking. There is no responsibility for poor maintenance, broken amenities, or even basic questions. Leasing from these people feels like a shakedown from start to finish.

We would like to also mention that our parking garage can be used for guest parking however, every guest must be registered with ParkM, otherwise they are at risk of getting towed. Residents who move into OOP have to sign a ParkM agreement that discloses this information and our team is dedicated to go over ParkM rules before giving out keys. The door to get into my home breaks all the time, if I’m lucky this happens when the leasing office is open and once I am treated rudely by the awful leasing office, it is fixed in an hour. If it’s at night, then good luck getting a hold of maintainer. They have a call center that seems to be in Mexico that doesn’t get the message to the CO team. People have been locked out of their apartment all night. My tub also broke and was running hot water all night and could not fix it until 10 am the next morning when the leasing office came back in. Someone vomited on the floor of the hallway and it took 3 months to clean up. The gym has broken equipment: the pool is always closed. DO NOT rent here. I’m am trying to get out of my lease. An awful dirty place to live.

HILARIOUSLY OVERPRICED - here's what Luxury gets you: Pool broken 6 months+ Elevators broken 6 months+ Garage door broken 6 months+ Elevators break about every month, takes forever to get one, and they lock the stairwells so you can't use them anyway. Thefts, motorcycle thefts, multiple car break-ins and vandalism. Borderline incompetent maintenance currently - this place has gone through 3 management companies in the last 2.5 years.

The apartments are nice and pretty soundproof BUT the leasing office is impossible to deal with. They never answer your calls/emails and are rarely there. They charge you extra for every little thing when the amenities are not even that nice! Expect to pay at least another $100/month on top of your rent just so they can leave every single light in the building on 24/7...

My son lived there for the past year. I don't know what went on in the past, but his experience was positive. Well maintained and a professional front office. I recall that he had some issues with the doorman at night, but otherwise he enjoyed it. Great common area overlooking the front range. The apartment was spacious with a huge closet. And if you are going to DU you cannot beat the location.

The location is unbeatable with terrific views and access of DU. Neighbors are awesome and rent is decent for Denver. Management is also pretty good. I look forward to staying here for a bit!

I love One Observatory Park! It has a great location right across the street from DU with a lot of restaurants and shops around. The management has always been super helpful and all the amenities are great!

I've had a terrible experience here. The management is rude and unhelpful and makes a minor issue/problem into a huge deal. I had to pay hundreds of dollars in legal fees for a small glitch that could have been easily handled. I would not recommend that ANYONE live here. It will just cause an unnecessary stress in your life.

1st and foremost: DO NOT CONSIDER LIVING IN THIS APARTMENT COMPLEX. The past year has been about as bad as it gets plain and simple. They cut off half of the buildings elevators and since then have brought in a new management team. The new management team is TERRIBLE. Since they have gotten here, the only thing they managed to do is make it worse!

DO NOT consider living here. Overpriced glorified frat house. The management is absolutely HORRIBLE. They never take responsibility for anything and they're impossible to get a hold of via phone or email, and if you try to go to the office it's rare someone is ever there to help you. Unless you are a 19 year old boy, you probably wouldn't want to live in this place. Constantly smells of marijuana, littered with beer cans and joints, loud parties constantly. Oh ya and did I mention its completely overpriced and they love to swindle you out of your money. Ive lived here for 3 years (probably longer than anyone with a sane mind). The management used to be awesome but starting in 2016 they switched management and everything went downhill. Elevators constantly broken with no ADA accessible backup plans (unless you count 'rolling up the steep ramp of the garage to get to the back elevator). The garage door is constantly open so anyone can park in the garage whether you've paid or not. And no attempt is made to regulate parking. I could go on and on about complaints but the building has my 3 page letter on file. After almost dying in the elevator when it dropped an entire floor I am moving out with threats to sue over personal safety. Good luck if you're considering moving in here.

I've been here for a few weeks, and so far it has been a great place to live. It's directly across the street from the law school, close to a gas station, grocery store, and coffee shop. The only concern I've had so far is the flooring. It's laminate, and it's cheap. It looks good when it's new, but I'm living in a pre-loved apartment, and it's bubbly (from water damage possibly?) and there is a little chunk missing out of it near the kitchen. Also my closet is TINY. But I am in a west facing apartment and I can see from Pikes Peak to Longs Peak. Can't beat that! It's also a very secure building, which I appreciate as as someone living alone. I also love the kitchen- plenty of cabinet space! Overall, a wonderful place to call home.
