Property Ratings at One on 4th
5/5! I love my apartment…modern features, so much space, amazing location, fast internet and friendly staff! Safety was my top concern as I’ve lived in not so great areas before. There are security cameras, key fob access doors only, and most importantly I feel safe walking around the area by myself. Campus, the strip, Sprouts and other businesses are within walking distance so I don’t have to drive much. I can tell they take really good care of the area. I’ve only had to put a work order in one time since I’ve been here and they got to it within 24 hours. I can see why they were voted #1 in the country. Will miss this place when I move!
Very good location for students. That's about all the positive things I have to say. Maintenance was absolutely awful. Water leaked into my bathroom and they tore the ceiling out which took about 6 months for them to even start fixing it. Shower was still not usable when I moved out even though it broke just one month into my lease. The door of the trash chute was always broken so bugs would fly in and it smelled awful. While it didn't effect me, the sprinkler pipes burst multiple times and flooded people's rooms on the first floor. And to end it all off they tried to charge me for damages with little information and no pictures ($350 in fees) charged me for "stealing the microwave" when my apartment didn't come with a microwave and I bought my own (another $150 fee) and gave me yet another $350 fee for moving out late when I checked out on time. No wonder the apartment building gets sold off to a new company every year. I have no idea how there's so many positive reviews honestly.
My daughter and her roommates are going on 5 days with no A/C. The on-site managers have told them 3 days ago that they didn't know when it would be fixed and they would bring fans. Today still no fans and no A/C. The main number doesn't work to talk to anyone, website is down and going in loops trying to get in touch with Cardinal Group that manages the apartment. Be cautious before signing up.
Kaylen was so helpful, just a little burst of sunshine in the office! And Dason was so great at answering any additional questions that I had.
Amazing staff. Always friendly and helpful. Really close to campus and very reasonable prices. Don’t have to sort out utilities at all which is a dream for a lazy student such as myself. Very modern apartments with a nice kitchen and spacious rooms. Can’t recommend this place enough!
I thought oneon4th was a great place to live due to its location, reasonable rent fees, and the others tenants. In my experience, the walk was not too far from the campus and many of my classes, which makes for an easy commute. Furthermore, I thought the rent (for my 4x4 apartment), was very reasonable, and for the space provided, it seemed fair to me. Also, as far as roommates and other tenants on the floor, the living experience was quiet and peaceful. Assuming I was not transferring away, I absolutely would’ve continued living here. Finally, the staff is wonderful and kind. To me, it is the best apartment for students looking for a healthy balance of comfort and luxury compared to the other apartment complexes around
One on Fourth is a great apartment complex. They provided excellent customer service and plenty of inclusive events for the residents to hangout together. I think this apartment complex is better than any of the others because they try to do things to include other residents and have fun. I definitely recommend renting from them, the staff is amazing at what they do and they genuinely care about their residents.
OneOn4th is such a great place for students to live! It’s directly off campus, and right around the corner from the strip. It’s an ideal location for great prices! Kait has made it such a great place for all to live! Dennis and Joe with the maintenance team are also extremely helpful by always fixing maintenance orders in a timely fashion! I love it here!
Fun, engaging and not to mention good looking! I’m talking about the property lol! The team made the leasing process a breeze! Happy I’m staying another year.

One on 4th is the best place to live in Stillwater. I would recommend this property to anyone looking. Not only does it have the best facilities, but it has the best staff, specifically the property manager Kaitlin and the assistant property manager McKenzie. They are so professional and helpful.
While my daughter enjoyed living at One on 4th unfortunately we were hit with extraordinary charges at move out with no pictures or evidence to back the charges. The property manager will not respond to any communications. Very unprofessional. Unfortunately, it appears it is just like other Stillwater apartments that overcharge residents at move-out. Everyone we know was charged at least $300 at move out. Parents beware!
Signed because it was the cheapest option in town with the utilities I wanted. But even with the low cost the apartments are great. Monthly events, awesome staff, all in room utilitys, and even free printing.
I have consistently experienced the best residential support services of my life with One on 4th Apartments. The staff are friendly and helpful… Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, replacing/removing furniture, or servicing the plumbing and electricity, maintence quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting from One on 4th for the remainder of my years in Stillwater, and I strongly recommend their properties to all of the incoming students looking for housing. In some ways, your living place can make or break your living experience and with One on 4th, it’s all in the service. I couldn’t be happier!

Worst place I've ever lived and I have lived in numerous apartment complexes. I didn’t have hot water when I moved in which was due to several plumbing issues. Every time they attempted to repair it they left me with a water leak which flooded my things twice. I also had a gnat infestation in my unit due to trash not being emptied from the trash room which had to be exterminated multiple times. My key came unprogrammed dozens of times (which I was blamed for) which left me locked out of my unit. My closet shelving collapsed due to the fact it wasn’t anchored in the wall (just screwed in with 1/2 inch screws) which left all of my clothing on the ground covered in drywall dust. The “included” cable only works on specific TVs. If yours isn’t compatible you will have to solve the problem on your own (which includes hours with tech support and buying an adaptor). The dog park is also unusable because it isn’t monitored or maintained and is covered in poop as a result. The cherry on top was them leasing my unit out from under me 7 months before my lease was up. Don’t let the friendly faces in the office fool you, you are better off living literally anywhere else in Stillwater.

I signed a lease in June 2018 to move in during August right before the semester started. Less than a week before move in day they contacted all of us by email saying they wouldn’t be ready. They put us in hotels for three weeks, every day saying they should be ready soon. On Wednesday night of week three, after business hours, they told us via email that they still weren’t ready and wouldn’t be easy so they were terminating all leases and we needed to find other housing. Also that Thursday night was the last night they would pay for us to be in a hotel, so we had just over 24 hours to find alternative housing! Of course by waiting three weeks into the semester, that meant there were ZERO apartments close to campus! The entire point of me choosing this complex was the proximity to campus! Because of them I had to buy a parking permit, and I’m paying more in rent because I had no real options left! And I had to chase after my packages because they were disorganized!
I was supposed to move in to these apartments on August 17th, 2018. I called and asked multiple times throughout the summer if the complex would be ready. Every time I called they said yes. On August 14, 2018 I received an email stating that the apartments would not be ready in time and they had no time line of when they would be done. My sister and I opted to cancel our lease and receive a full refund of the rent we paid and were told that it would take 5 to 7 days for it to be back in our account. Now we are going on 17 days and only one refund has been processed and they keep telling me they will call me back and I get no call with an update. I have sent emails and gotten no response as well. In my personal opinion although most of the staff is nice I feel like just because the location is nice it doesn’t make up for the unprofessionalism of the management and how the company is ran. I know things come up on construction sites that set things back, however I do know that a GC can give you an estimate of when the work will be completed. They could’ve been proactive in letting the residents know well before the 2 days before move in. The unprofessionalism of management there on all fronts has left a very sore taste in my mouth and I am beyond glad we decided to move to Aspen instead.
I signed a lease in June 2018 and was suppose to move in Aug 17 before the semester started. It’s now Aug 23 and they still don’t have their occupancy license, their final inspections done and their amenities are still being built. I understand that construction is difficult and time consuming (I work in the construction industry), but their lack of organization and laziness has cost them tenants and is getting rediculous.
