The elevators and amenities break often and sometimes take weeks before they are repaired. There is very limited access to EV charging stations in the parking lot. It gets very loud Thursday-Sunday night if your apartment is located on lower floors.

My leasing professional Cristian was amazing to work with. I walked in randomly on lunch break to view the units. After a quick discussion on what I was looking for Cristian provided me with a tour of available unit on the land community amenities . The hospitality of the entire experience, super simple/rapid approval process, very chill staff, and consistent feeling of “welcome home” sold me. The location is one the best if you frequent downtown, the building is very well maintained, all staff are friendly and helpful, and the views/ amenities great.

Overall not what I would expect from the “ultra premium “ experience. The people are friendly however there’s some disconnect with maint and the parking management. A few gaps that leave the experience shy of concierge / premium.

I've had the pleasure of calling One South Market Apartments my home for the past year, and I wanted to take a moment to share my experience. From day one, the staff at One South Market has been incredibly welcoming and helpful. They go out of their way to make you feel like part of a community, and any concerns or maintenance requests are addressed promptly. One thing that really sets One South Market apart is the sense of security. The building is well-lit, and there's a secure access system that gives me peace of mind. The location is fantastic too. Lived there for over 4 years and watched as it switch ownership & management. It went downhill fast. My wife & I felt unsafe in and around the building so I moved out. And good luck getting any of your security deposit(s) back. Shady management.

I had the worst experience of my life in this building. We had dozens of big safety and hazardous issues in our unit. Lost mails and lost packages. No security officer in the building, incompetent concierge team, flood in our unit, had bats in our unit, fire detectors malfunctioning all the time, terrible water quality and very low water pressure, pest problems and several other strange stuff.

Last day at One South Market was Aug 15th 2022. We still have not received our security deposit back or any communication in regards. It’s currently Sept 29th 2022. I highly do not recommend renting here.

Great location but poor staff. Extremely high turnover for concierge who have our personal info, which is scary. Average price but poor gym. Broken equipment. Broken grill which requires you to bring your own lighter. Broken hot tub that doesn’t heat. Great vibes from tenants. Good view from the 18th floor.

One South market it’s a well-maintained. With many amenities such as pool, gym, off street parking, in apartment washer and dryer. As Well as a beautiful rooftop patio for gathering. Features of fire pit and beautiful views of the city. One South market is very friendly and diverse community. They often schedule on-site events for the community residence. It is a very enjoyable place to live. Also located downtown near a lot of interesting museums, galleries, theaters, restaurants and bars. Located near excellent shopping opps. Centrally located near Train station and San Jose International airport.

Very happy to be a resident of One South Market for the last 3 years. I am going to miss living here as I make my move to a new city. Very efficient management. Its a nice building with amenities that you cant use. The grills outside by the pool dont work. The repair manager knows and its not been fixed in over 2 weeks. The hot tub has been out of order for months with no repair ETA given. Great location. Great view. Getting your things into your unit are a hassle. You can only use the elevator during normal hours which means you'll be navigating during the most busy times of the day around other residents. Everyone at my job is jealous that I live in this building but I wont be here past my lease because of price and poor customer service.

The management is great, they listen and care. The concierge is friendly most of the time and pleasant to deal with. We have never had issues finding parking and if we have ever had a maintenance request, it was attended to promptly and accurately.

A modern apartment complex with convenient access to San Pedro Square and all the downtown activities San Jose offers. Apartments are on the small side but offer great views of the city and the valley. After living here for 2 years my complaints are few: 1) the parking garage is in bad condition and costs too much and 2) in the past 6mo I've had to wait 20-30min to get hot water

Poor management. I would not recommend living here till management figures out how to do a better job.
I think these new policies that are being implemented are pretty dumb and inconvenient. They dont make me feel safer at all, only mildly frustrated. The guest policy most of all. I think the buzzer is perfectly fine measure of whether someone is allowed in the building. Im a single woman living alone. Im sure almost nobody will remember to take guests off their lists. The food deliveries not being allowed up is also very annoying and pointless. The concierge isnt even always at the front desk. I have a friend who lives in a building with a similar policy. Theyve had their food stolen twice. I dont plan to renew my lease, personally. I want to live in a building that offers amenities and comforts, and that I feel safe in.

Good sized apartments central hvac, great view, and good community management. Also it is in downtown San Jose so plenty to do in the neighborhood.

Building is perfect. Apartments are wonderful. Customer service is terrible. Only the concierge replies to comments and questions.
Big Cons: The water here is undrinkable so we have to purchase water elsewhere. The street noise is unbearable, but not really the apartment's fault. Parking is not included with your rent so we pay $150/month per car. There is no guest parking so our friends and family have to find parking on the street and pay. No rent control so they increased our rent by 10% after the first year. Pros: Secure and safe with friendly and quiet neighbors. Amenities are great and the management seems to be on top of repairs and cleaning to make the place always look nice.
New high rises always cut corners on construction quality but I've never seen anything as bad as 1 South. The building is less than 2 years old and the elevators are under constant repair, the water routinely shuts off, hot water is often Luke warm, the garage leaks, the windows are dirty, and the general construction quality of the apartments is a joke. All of this might be tolerable if a competent management company ran the operations and was able to clearly communicate to tenants, however more often than not there is little to no explanation and tenants are expected to make constant concessions on no notice such as moving all vehicles in a garage with 24 hours notice not considering that tenants may be traveling. That said the location is convenient but given that frustrations absolutely not worth the cost of living here.
The building is infested with BED BUGS and they are not telling their residents. They are making residents pay for the treatment and don't have it under control. An apartment on my floor was also treated. The POD (common area) was closed for days to be treated. They are treating the building with harmful chemicals and heat. Heat on this type of building can cause many other issues and it is very harmful to your health. They also entered my apartment without my permission after I cancelled my appointment. My bed were turned upside down and left it a mess. Imagine living in constant fear. Especially when all your things are new and white. In addition, be very careful with your lease term. When I singed my lease they were offering 2 months free. I've been fighting with them to get my 2nd month since April. It is Aug. now. I am getting an attorney to discuss this matter with them. The elevator, pool and jacuzzi is always out of service. If you work from home make sure you have somewhere to go on those days. It happens on a monthly basis. Constant testing of elevator with fire alarms going off in your apartment. I wonder how they would feel if we paid half our rent. Corporate management of Essex Properties is horrible at resolving any complaints. I would do some research and make sure your next home is not managed by Essex Property Trust
This apartment is in a prime location in Downtown SJ. Everything is walking distance and public transportation is just steps away. Great common areas to get work done, work out or relax (rooftop or pool side). It's not just a standout because it's a brand new building, the staff makes a difference being nothing but helpful.
Close to everything downtown...plus freeway and light rail, just a stones throw away. Love that you can walk out and experience the downtown vibe...walking distance to San Pedro Square Market Place and tons of other restaurants. A few gripes that hopefully will get worked out. Hot water heater, continues to plague the building....you go along and have wonderful hot water, then it goes luke warm (at best), my biggest frustration with the complex. Wonderful amenities, location - if the water heater was always reliable I would change my star rating to 4.
This is a brand new apartment complex in the San Jose Downtown area. Place is very nice, safe, secure, and the amenities are great. I have lived in Boston, SF, Chicago, Vienna, Valencia, and Rouen; this has by far the best management of any other location I have lived at. They are attentive, keep things clean, fix issues within 24 hours, and have a security guard in the front! Would highly recommend anyone to move into this place.
Obviously I love my location. Still no complete so missing some amenities. Costly, small but all in all happ!
