Norwood is a fairly large town about 45 minutes southwest of Boston. The downtown area surrounding the intersection of Washington and Nahatan Streets is a true slice of vintage Americana, with the town common, the local theater, a grocery store, and several cafes and specialty shops all within walking distance of one another. The low crime rate and the abundance of large parks and playgrounds add to the small-town appeal, particularly for families. Multiple MBTA stations and an airport in town make it easy to travel across the region or across the country without a hassle.

Property Ratings at One Upland
Due to the lack of available housing in the area, I have been living at the Cottonwood One Upland apartments for several years. Under the “old” management they would routinely effectuate all the maintenance necessary for the good functionality and safety of the building like changing the batteries on the apartment’s entry doors (the locks on the apartments needs a 9 volts battery for the key FOB to operate the lock), changing the batteries on the smoke and Co2 detectors, routinely change the filter in the heat pump unit etc. Then on March 2020, we were informed that ownership of the building would change and everything went downhill from there. Now maintenance is basically nonexistent: - If the 9 volts battery in your apartment lock runs out, you will be locked out, and if the front office is closed already, you will have to wait until the next day - Nobody will ever show up to replace the batteries on your smoke detectors or the filter in your heat pump, unless you request it - Under the old management you would have to register your car with the front office and display a resident sticker. Now everybody can just come and park wherever they want and finding a parking space, after 9:00pm is almost impossible. - Even thou they say on their web site, if you have an emergency after office hours, you can just call and you will be connected to the answering service, it will not happen. The phone will ring and ring forever until you will hear a message to “try your call later”. I had the local police knocking at my door asking how they could contact management in order to open a unit door to conduct a “well check”. After repeatedly trying to contact somebody, they had to call the fire department in order to open the door for them. - Over a month ago, the water pressure on one of the buildings went down to a trickle. Front office keeps saying that the water pressurizer stopped working and that they are waiting for some parts in order to fix it (what about just replace the entire unit?). Aside from being a huge inconvenience, since the water pressure is so low that taking a shower is almost impossible, it is also, and more importantly a safety hazard. In case of a fire, the water pressure is so low that the sprinkler system would not be able to function as designed. If you have another alternative, stay away from Cottonwood

We rented for 10 months and love the place. Its quiet and maintenance responses quickly to any issues. It is expensive so that is why we are not returning.
First and foremost the office staff does not care about the tenants thoughts of feelings in this complex. Used to be a nice place NOW NOT AT ALL. The worst. I used to love coming home NOW I HATE IT. I've lived here for 2 yrs now. Never any parking. They let people park their trailers here in GOOD parking spots for FREE all year round. They been here as long as I've lived here. I asked about this to office never a good answer and they want us to pay $200 extra for a garage. They let people take up 2 spots with their car, parking it over the line ON PURPOSE, and office does nothing about it. EVEN AFTER YOU TELL THEM ABOUT IT MULTIPLE TIMES. They don't care. You have cars here from people who don't even live here. Completely from out of state. Staff could care less. Now they let them drop those stupid pea pods in the parking spots MAKING EVEN MORE RIDICULOUS TO PARK. AGAIN you guest it, office could care less. Lets talk about the yelling that goes on at 11pm, you tell them to keep it down some of us are front line workers and still need to work to pay this absurd rent, they just get louder. You tell the office, YUP they dont care. I could go onto the smoking and all the dog crap around, but you get the jest. Save yourself. Your defiantly not getting what they advertise of that quiet peaceful suburban living in this complex that's a fact.
Horrible! Don't move here. We've been living here for four months and the apartment is full of problems. The air conditioning filter is disgusting and nobody came to change it. We have breathing problems in the middle of COVID. My son's nose is bleeding and my husband has asthma. The hallway, elevator and parking are always dirty. The fridge seal needs to be replaced and nobody comes to change. My food is always going bad. Laundry door does not close. The dishwasher is broken. The garage door control does not work. Maintenance here doesn't do anything for you. After you move in, they don't take care of you anymore. They say the problem is COVID, but all the vacant apartments are being renovated. Do they have people to renovate the apartments but don't have 5 minutes to change their air conditioning filter?
I Rented here for the Pool and Management could care less about finding Lifeguards to open a pool thats 3 ft 8 in deep and its above 95F in July. As a renter find someone ASAP!
