I moved here from a sister property and regretted every minute until I left. The apartment was not clean, the microwave had rust inside and upon arrival the office and maintenance staff were inside pretending to clean the apartment. One of my bathrooms was purposely flooding by the upstairs neighbor and maintenance did not respond. After finally responding, the repairs were subpar. One contractor put a hole in the tub. The bathroom had mold damage which no one cared to address. You can hear every noise from the apartment above you as well as the road noise was non-stop. The office staff was not helpful, especially if you complained. I would not recommend Onyx183 to anyone.

I have had it with this apartment. There are way too many issues here. Things keep getting broken, there are no fixes, they don't get back to you. Between water/plumbing issues, smoke detector issues, bathroom issues, I have had to FIND ALTERNATE HOUSING (because due to the issues, I am not able to LIVE IN MY OWN APARTMENT) at least 5 times now, and I have lived here less than a year! RIDICULOUS. I suspect there is also mold in the bathroom and I've reported this to them for over 4 months now, and NO CORRECTION. So I've had HEALTH ISSUES living here. The units are nice, but other than that, it is absolutely not worth the headache, stress, and health issues from living in this apartment complex.

Onyx 183 is an excellent community! Not only is the location great (right across from a BMW dealership and I own one) but the staff is so friendly and amazing. Lisa particularly took a video of the apartment I was moving into as I was not physically able to see it. There were meniscal things to touch on but overall my apartment is amazing, my neighbors are nice and the amenities are awesome s! Thank you Onyx183 staff!

Great Community Manager Catherine and Lisa: they are responsive and care about the Community: and special thanks to one of Onyx183 Maintenance (whom, unfortunately, I forget his name) for doing great job to fix Garage door Code, dishwasher and put garage door lock and strongly suggested for the not working AC/Heater be replaced and it was immediately! This is a community with true potential for being a great place to live. Yet sadly, the corporate offices have neutered the immediate community office from resolving any real issues. As a result, the residences sometimes are forced to endure layers of digital time to address something which could be taken care of with a quick drop in at the front office. Also, the landscaping has gone considerably downhill over recent years along with mud in the driveway areas after rains.

I moved into the Onyx183 apartments (Apartment 617) and I am very unsatisfied. The first issue I ran into is we were promised to move into the place on the 2nd and ended up getting delayed until the 4th. This would typically be no big deal however, I was moving from out of state and had nowhere else to stay which resulted to me sleeping in my jeep for those additional days. After arriving at the apartment, me and my roommate quickly found out that it did not look anything near what is displayed on their website. We did understand it was not the renovated model but were expecting it to look as at least partially advertised on your website. We were willing to move past that until we saw how unclean and incorrectly put together the apartment was. With stains on the doors, plumbing already leaking, piles of dirt in the corners, holes in the walls, light switches that don’t work, and dust over all of the vents, baseboards, ceiling, etc.. It was obvious no one cleaned or inspected the place prior to our arrival. And with the threat of COVID still very present, we were very shocked how unsanitary they allowed the property to be. Although we were promised to have the apartment cleaned the next morning after making a complaint, there was nothing done besides new paint. After brining this up to the property manager, we were told there was nothing that could be done besides us finding a new place, which we did. Overall, the management and maintenance of this property is appalling and I would not waste your money going here.

Please note: I have tried to work this out w/ the property before posting this. They have been rude, nasty, & have ignored my emails, so, I am posting this here for folks who think they want to move here. I would NOT. If you do, proceed w/ GREAT caution & get EVERYTHING in writing. Waterton allowed me to move into an apartment that had a filthy washer, dryer, & bathtub. The cabinets in my unit have water damage & one looks like an animal chewed it or scratched it up. There was mold found on my window sill & the sliding door to the balcony is also broken & they refuse to repair. The front door also flies open if it is not doubly locked (which you can only do from the inside). There was left over food debris in the cabinets & refrigerator as well. The refrigerator door handle was also damaged & sharp. I was told there would be a new washer & dryer upon arrival and that was not the case. While they have replaced the appliances, this was already in the plan for all units w/ classic appliances, they simply moved the appointment up for my unit b/c the property manager admitted that the conditions of my unit were unacceptable. I have proof of everything if anyone wants pictures & videos. It was so bad that they credited my account for the hotel stays b/c they agreed that my unit was under no condition for a person to move into. We are in the middle of a pandemic & the person they sent to clean my apartment came w/no mask. She also came w/ only two rags & some Clorox & Ajax. She used a rag in the bathroom toilet & proceed to use the same rag in the kitchen. The second person they sent attempted to do the same & they called these people “professional cleaners.” If they would clean like this while someone’s watching, imagine how they’d clean your unit when no one is there to watch? I was told the unit was walked before I got here by the assistant manager &then she got “amnesia” when I showed her a few of the 41 photos of my unit. Everyone was shocked & disgusted, yet I’m expected to get over it & just deal with it. I still have yet to receive a comprehensive welcome packet. Upon arrival, I was not even provided a move-in checklist. I have more to share but will stop here. I do not suggest you move here. Austin has lots of options & I’m sure there are companies who will show their residents much more respect than I have been shown. I have only been met with anger & disregard after asserting my asks to make up for what I moved into.

Had to find a place quick due to relocation for a new job and this place had the best price in the area for size. Didn’t have the best move in experience but it wasn’t the worst I’ve had. Gabby was great to work with and got most of the problems I had with move in handled. Maintenance guy was very nice when coming all the way to my apartment late at night. Apartment isn’t updated but definitely worth it to be in this location,Looking forward to my stay.
I loved my place!!!! I never had any problems while I lived here! When I did go in the office for work orders Gabby was always happy to help! Friendly staff and work orders were completely in a timely manner! Only reason I moved was because I had to move closer to work!! Would definitely recommend anyone to live here!!
Don’t get me wrong, the apartments are not completely bad themselves. The staff and higher ups are what you have to worry about. There’s a fee for anything and EVERYTHING. They can never give you a reason why or show you the fine print. Let alone fix your maintenance problems. Instead of doing the work, they’d rather do it had way so in a week or more (if you’re lucky) you’ll have the same problem, maybe even worse. I’ve talked to the property manager a few times, he sounds like a broken record. Needless to say, someone else is getting my business. I don’t have time for all these hidden fees just because they feel entitled.

Honestly the apartments here are pretty big for the price, that is the only okay thing about this place. Maintenance are really just looking for workarounds cause they are to lazy to find the root of any real problem. They are not very nice, not outright rude just not anyone I would wanna associate with more than necessary, but compared to the office staff they are angles. I can't say why but every time I entered the office with an issue I would leave with more questions than I came in with and nothing resolved. Also I always felt like a second class citizen when speaking with them. Every time I was waiting I could tell they were dreading having to speak to the white boy who is asking questions. I have moved out now and could not be happier that I do not have to deal with the poor management anymore. Seriously while I was living here for a little less than two years the property went through three managers! I was also charged over 400$ when I moved out for rediculous things. Carpet replacement for having high traffic areas. These people even had the gawl to charge me 10$ for leaving a broom in my unit, I bought the thing at a dollar store. That right there seems to say enough, they are cheap and will not hesitate to screw you after you leave. Also beware the events the office puts on as most times they are schemes to figure out who is breaking community rules or has unregistered pets! Never go to the dog party's! I literally wanna pay people to not choose this terrible place. While living there you will notice the trash is always overflowing, bugs are not a huge issue if you use the pest control service regularly. You will also be charged for a smell service if you have a pet, this is not if your animal causes a smell it's just something they do with every unit that registers an animal. They will also charge for a basic clean regardless of unit condition. Sorry to rant so much, just want people to know that this place treats tenants like annoyances when there is a problem. Oh an the steam rooms are not 24/7 the office locks the doors when they leave every night which also locks the restrooms. And the hot tub is gross oh wait that's right they removed the hot tub without giving any notice to residence and never provided any additional amenities to substitute for the loss.

Moved in 3 months ago, & couldn't be happier w/ my decision! Quiet, for a large complex.Office staff is very helpful. Maintenance staff is on point, even accommodating my off-hours schedule (thanks, @David Wood, and others!). Love the giant garden tub, having ex storage/garage, and allowed a privacy screen off of the huge patio!! Out of all the places I've lived in ATX in the past 11 yrs, this is 1 of my favorites!!

I have stayed here for 11 months and had to stay because we did not have any other option as we just moved in Austin that time and booked this apartment online before seeing it.It is an old apartment with very old appliances,so good luck with electricity bills.and also the carpets were worn out totally.After we move out they charged us ridiculous amount for never-heard things like ozone odor treatment,when we asked about it,they told us if anyone have pets or smoke something like that,they charged it then,we neither have any pets nor we smoke, and also we stayed there for 11 months and cleaned apartment by professional cleaner before handed over keys. Good way to take money from renters..
This is the best apartment in this area with good amenities and environment for a lower price. It has ample parking space and a nice pool. Maintenance staff and leasing office staffs are friendly and understanding our needs.

We moved in about six weeks ago and have had to put numerous work orders in for various reasons, some of which they marked as completed even though they were not. Leasing agent Michael is not much help when you ask him questions about the property, he just tells you that he doesn't know because he didn't build the place. Have had a big problem with insects lately even though we are clean and pick up after ourselves, (It's a 20 year old property, what do you expect. ) The appliances are dated but they will not put new ones in. The pools are not bad, but not great. The stream room is currently not working. It's a great location but everything else is just mediocre.

These apartments are ok, except the fact that they're 20 years old. Ever since we moved in, we have had maintence fixing something almost every other day. They have the same appliances since day 1, so we had to use our own microwave because their's was old and yellow. The front office is hard to contact so we usually have to go to the office to speak to someone. We have had a bug issue since being here, and have had an exterminator here to spray. Definitely don't see us resigning a lease, but the price was right for an expecting couple on the first floor. It will do for now.
