Property Ratings at Optimist Lofts
The most unprofessional, uncommunicative company I have dealt with. Maintenance enters my apt whenever they want and the leasing office constantly FAILS to communicate this! I am required to give them my door code, but that gives them no right to enter my apt without any communication! The security gate is ALWAYS broken and there are burglaries and break ins every single religiously! Hallways are dirty, trash always overfilled, everyone in the leasing office is GARBAGE and need to be SHUT DOWN!
There’s no perfect place, but this comes close. Glad I chose Optimist Lofts!
This property gives one of the best locations in the city. I love being so close to everything. The apartment style is unique and something I can't find close by.
UPDATE: Upon looking in the air filter, the professionals informed front office that it needed to be cleaned immediately (mine and the apartment above mine), as that was what was causing the leakages. The leasing office did not take immediate action as recommended, causing me to wake up again to another leakage. Where I am confused...isn't it required for air filters to be changed seasonly? They do not do that here which is why we have so many leakages. I've provided pictures of the homes of other units to prove the ventilation is not being checked as often as it should be. Regarding the mold, they just sent someone in yesterday to do what I thought was regular cleaning to the affected area, as I was told. I was never informed that the mold would require them to cut the entire lower half of my bathroom closet out, and they still have more to cut, as majority of the black mold was discovered at the top of the closet. I was not notified of any wall cutting, and they even allowed me to come home to see it myself, until later with an email, after I had been in my home for a while. I have told them before multiple times, i have asthma, that is how I discovered the mold in the first place, it became hard to breathe. They did not offer another apartment for me to move into in the meantime. When I asked, I was told I would have to pay an up-charge for it. So not only is my entire wall cut out, the people completing the job decided to dumb the nasty, water from the pipes inside my bath tub, little did they know, maintenance had not fulfilled my request regarding the backup in my tub. Therefore, the nasty, moldy water they poured in my tub sat there for a while, until it finally drained and dried. There is such a nasty residue in my tub, plus the drainage backup, I could not even shower. They also have to leave floor fans running for days until the is resolved, and I was told there would be no help towards my power bill. So in all, do not move here! They do not care. The property manager is so secure in her seat, these comments don't even bother her, as the same things from reviews in March of this year and prior all express the same things. They do not check air filters, allow homes to leak, blame you for it, and require you pay same months rent. I took time out my day to warn you all, this is not worth your hard earned money. I have never experienced something like this. Am I on buckhead or bankhead?
I love this place! Every place that I could want is within a few minutes away! I haven’t had any problems with the management staff. I’ve been here a little over a year (on my second lease) and they have been responsive to me.
This place is awful. Rented an unsecured apartment. The patio door does not have a lock on it. Maintenance pit a handle on the door to placate tenant. The door is damaged and can't be locked. Therefore, the unit is not secure. This property has a responsibility to keep units safe and secure. Their practices are unethical and have been reported to code enforcement.
This place is horrid. I have been here 6 years and loved it until new management came in last year. The entire office treats the residence as the plague. Nothing ever gets fixed or done from black mold, broken elevators, and garage gates never working. I don't know how a home could go so wrong so fast. The fire alarm goes off day or night for hours because the homeless use that to unlock all the doors and gates. Homeless live here as much as residents and will be in hallways and going through our trash while security does nothing. DO NOT MOVE HERE OR GOD HELP YOU !!
FRUIT FLY INFESTATION! Each year the problem within the apartments gets worse and worse. After calling the office every single day, the reps will say "everyone on the property has them". No everyone does not have an infestation like I have had to deal with. They REFUSE to hire professional pest control to fix the issue. Sad excuse for an apartment community.
I must take this time to tell everyone about Phyllis the leasing agent here at Optimist Lofts! She’s amazing! Her professionalism, excellent customer service and promptness. She’s always eager to help in every way possible! If my call is unanswered, Phyllis is calling back to apologize for the missed call and make sure my needs were met! You can always count on receiving a warm greeting when coming to the leasing office and although we gave to wear mask because of this pandemic. You can tell Phyllis is smiling from her eyes and welcoming tone of voice. She’s such a pleasure and gem! I’m so happy that’s she’s here with us!

Signing this lease was such a terrible idea!!! The entire complex is roach infested, Groups of thugs stand around in the breezeways smoking pot, the management doesn’t care about anything and the complex is falling apart

I wish I could give them zero stars. I live at Optimist Lofts and it has by far been the worst experience ever. The property is nasty, dirty, filthy, unkept, and unsafe. My car was broken into three months ago and I am still waiting on the office to call me back with the video footage after visiting the leasing office three times. All they can say is we are trying to get it. Someone also tried to get into my apartment while I was in there. Management doesn’t seem to care AT ALL because nothing is being done. The lights are out in the parking garage. The gate stays broke. The doors to the supposedly “secure buildings” stay wide open or propped open. The elevator and breezeway smells like weed and urine. This property is a lawsuit waiting to happen due to all of the safety concerns. Work orders take forever toget done and that’s if they get done. I’ve put in the same work order two or three times and situation is still not fixed. It’s always suspicious people hanging around and trying to tailgate you in. I feel like I live in a high priced trap house. I am considering breaking my lease because of safety concerns and the nastiness of the property. I am ashamed to invite ppl over because it is a disgrace to live there. There are roaches as well. No matter how much you keep your house clean and spray they still get in. They don’t enforce the rules when it comes to valet trash because ppls trash is sitting out on days that the valet doesn’t pass. I went up to the corporate office and was not let in but I was talked to standing out on Peachtree st which is an unacceptable way to do business. I was then given a piece of paper with two phone numbers on it one was wrong and the other no one answered. I WILL NEVER STAY AT A CF PROPERTY EVER AGAIN.

Chris the assistant manager is extremely rude and is not friendly at all. I called the office several times in a row and got no answer, so then I decided maybe I should walk over there (I was even calling the office on my walk from my apartment to the office and still no answer. I walk in the office he did not acknowledge me standing there because he is on his phone texting and then we when I walk in office and he just looks at me like what do you want? I asked him to put in a service request for me but rather than entering on the computer he writes it down a sticky note and says okay. Fast forward a week still not done, so I called the office and spoke to Donna who very nice and she told me the work order had not been put in at all. Then on another occasion I stopped by the office and the leasing agent was on the phone and again Chris the assistant manager was in the office on his phone texting did not speak or ask me if I needed help he just sat there and I had to wait for the leasing associate to finish her call before any spoke to me. I just don't see how you can work in customer service and have no people skills and be so nonchalant and rude. Then lets not get started on the actual property itself, the hallways are filled with trash, urine and other pet feces and are NEVER cleaned, the gym equipment is either old, missing or does not work at all.
At first look I loved the location (right off of I-85 & 15 mins. from piedmont park) and exterior of the property, the grounds were well kept, there are retail shops, beauty salons, and fitness trainers located right in the middle of the community! All buildings have controlled access doors in which you will need a key fob for entry and there are callboxes for visitors. The pool area was very nice and it was kept quite clean as well. As far as the amenities the gym is well equipped and updated with newer machines, the laundry facilities were clean and well equipped. The cyber area is a little weird because there are no computers there you bring your own but I suppose it's nice if you want to get out of your apt! Charles took me on a tour of what would become my apt (662 sq ft floor plan) and even though it wasn't ready to lease that day it was still in great condition. The kitchen is upgraded with stainless steel appliances, granite countertops, and a flat top stove. There is a cute bartop for dining complete with 2 hanging lighting fixtures above it, and ample dark wood cabinetry. The bathroom is quite spacious and has a lot of storage space for a smaller floorplan, I also loved the separate vanity lighting that I use while doing makeup! I love my hardwood flooring and julienne balcony, and one of my favorite things is how tall the doors are it really makes the place feel more spacious. I do like that we have valet trash it does save time, but some of the residents do leave their trash on the breezeway in front of their doors outside the can and that can be unsightly plus leave stains and gunk on the breezeway when it is picked up. The leasing office staff is helpful and polite. The neighborhood is pretty quiet during the day as a lot of us work day jobs and at night I haven't had any noise issues. The guest parking rules could be better, they will boot after 8 in retail parking! Overall GREAT revamp and lovely place to call home!! Check it out!!
This property is close to both hwy 85/75 and hwy 400 for a work commute. ,Its close to Marta,metro ,restaurants of every ind,theaters,parks and more..Recently the OVERTURE had a facelift .The outside building ,breeze ways,stair ways ,have been repainted to give a modern classy look. the grounds and courtyard have been re designed ,and replanted .It LOOKS AWSOME.The pool is very unique and large.All pool furniture has been replaced wih new lounge chairs and tables.My favorite amenity is the large gym. I has everything i need to get in a good work out.There is a lounge area inside and out . this comes with a pool table and free wi-fi. Like the city feel .i get here .The most important thing s the ManEment team.I f you want quality work you have to hire quality people .The OVERTURE has done that.They have put the tenants wants and needs a high priority . . It shows everywhere. .
Great location in Buckhead a stones throw away from Piedmont Park & Midtown. I bike sometimes to Chili's or to Tongue & Groove. I recommend it to anyone who was an "exciting/interesting" place to live.
