Property Ratings at Orchard Bridge Apartments
Iv been trying for 2 weeks now calling and Iv sent a few emails.. I got some to pick up the phone only once . He took my information and said a leasing agent will call me. That was 3 days ago.. Iv tried calling them again as well. So it’s not worth it trying to contact them.
This property has the worse customer service ever. Please be careful in wasting your time and money with this complex. It’s nice on the outside but ruined on the inside. I will say the maintenance maybe the only ones that are kind and generous here.
I called the week prior showing interest in a 2bd 2bth. I requested a tour and the gentleman behind the phone said that we can schedule a call for an appointment on Saturday of that week. They asked what was the best time to call and I stated anytime after 4:30 in the afternoon, as where I work doesn’t allow me to have my phone during certain hours, or the whole shift. I never received a call, and I called back a week later in attempts to reschedule. The same gentleman picked up, and when I told him my situation on the appointment, he stated that I had been called and that I should have been paying attention, adding further by saying that I “lost my chance.” I asked him what number was it that I should have been attentive too, and when he told me, none of the numbers in my call history (or missed calls) matched that number. He further stated that asking for a call around 4:30 was not enough time and blamed me for giving them an hour window, when he himself approved for calling me at that time (by this he is acknowledging that they had not indeed called me.) I promptly hanged up soon after. I implore to anyone who is thinking about calling for an appointment (be it a tour, etc) or are showing interest to this complex. That they look more into the reviews before continuing. This man showed no professionalism, and was condescending when I was being cordial about the missed call. If he is part of management, then is a cause for concern. I have never conversed with the other staff under management, so I can’t say that they are the same or not, but I can definitely say that this man is definitely not doing his job correct. I was planning to secure a 2bd 2bth unit at this complex but my interaction with him definitely made me 2nd guess myself. If he’s part of management, then who’s to say he will treat you this way once you’re a tenant? Do not recommend.
they demand a huge security deposit and when you leave don't expect to get it back even if nothing is broken they make up stories to take your money. can you imagine paying over $1500 and all you get back is about $200 and their explanation was they had to clean the bathroom, the kitchen whereas there was 2 adult living in this apartment with no kid, what cleaning would you possibly do in such apartment and to be clear ,we cleaned up every part of that house b4 we left. it is terrible
They reel you in with the great rent prices and sizable units. This property has the most unorganized and incompetent leasing office ever. We had to fight for answers pertaining to our move out inspection and security deposit. With the complex being built over 5 years ago the club house that has yet to open and you get different answers from each leasing staff as to why that is, need I say more? Look elsewhere if you value your time and money!
They took our money and then denied us without an explanation. Our credit was good, made enough money, and still no explanation on why when we asked. We went in to find out because no one called or returned our calls... STAY AWAY!!
Dissatisfied with the administration and at any time you get removed is not good property.
Get a garage and P.O. Box and you're set. Paid really good deal for 2 years and will miss it
Poor management and it's been said by multiple people. As long as you dont have to deal with the rental office after moving.. your safe..I'm in management myself and communication is everything and we all make mistakes, but when it comes to someone's home communication and in a timely manner must be top notch. Not all disgruntled former residents leave reviews. People have different experiences but notice they all say "unprofessional management". I am telling it how it is and how they treat people because of their lack of skills such as professionalism and communication. They need to get rid of all management and start over and everyone needs to know..ASAP!!!!
I transferred here with my SO and I think it’s the nicest place for the price we’ve rented.
We moved here when the apartments were first built. They were spacious but we quickly realized that they were cheaply built. The paint started to chip and fall. The windows and doors had a draft coming in. We were promised amenities which we never got because the clubhouse never opened. We had problems with getting things fixed. The staff was very rude. I would rather pay alittle more and be in a better place.
I was INCREDIBLY hesitant to move here after reading all the reviews about this place. It's true the clubhouse isn't open, but they do have the pool open in the summer?? The pool was at least nice enough, the lifeguard was always coming in- and out- though, and I definitely saw the lifeguard smoking by the side of the (still-unopened) clubhouse multiple times. I honestly feel sooooo bad for the leasing staff here. The reviews make them sound bad, but I completely believe that the residents (and PROBABLY THE SAME ONES LEAVING ALL THESE BAD REVIEWS - btw guys stop leaving multiple bad reviews saying the same thing, come on, y'all are petty) - anyways, completely believe the residents are worse. First time I walked in their office - some resident is standing at the desk of the leasing lady YELLING at her so loud that he didn't even hear me come in. In the 3 minutes I stood there (before he noticed) he called her a: *****, *****, ****, *******. I asked her what the problem was - she said it was because the guy had a dog... IN A NO-DOG COMMUNITY. It literally says NO-DOG everywhere in the leasing office and I had to SIGN EXTRA forms saying I understood I couldn't have a dog. Another time, I was in the office to hand over my rent check, and a separate resident barges in, PUSHES ME out of the way, and proceeds to start pushing their phone in the leasing agent's face with "evidence" that they didn't have any extra people living in their apartment while simultaneously calling the leasing staff stupid... idk how you prove that something doesn't exist through pictures or what the deal was, but the point is - THE STAFF IS HUMAN, THEY MAKE MISTAKES, I personally had no issues so maybe I just got lucky and no one else did??? But I highly doubt that. The RENT was a good price, the "amenities" (clubhouse) never came (but they also didn't EVER charge me the $15 fee someone else mentioned), the COMMUTE IS BAD - Rt28 is the worst, but if you can deal with that, the rest is fine. Maintenance was usually pretty quick, I never saw any weird charges or had management issues, I truly believe that (based on my fine experience) most of the bad reviews we see are coming from the bottom-of-the-barrel of humans of Manassas, VA.
Strongly discourage anyone considering renting here.Apartments are decent but management is always unresponsive,Do not waste your time, these apartments are horrible
Apartments are decent but management is always unresponsive, does not answer phone or emails. They have been insisting the gym would open “soon” for the last three years but they always have some kind of excuse. Two months to return a security deposit and they lie about what they’re deducting for, change their minds multiple times. Current property manager lacks any kind of organization or time management skills and can’t handle the work. Strongly discourage anyone considering renting here.
Do not waste your time, these apartments are horrible. The staff is unorganized, there is no parking available (they claim to have excess). The apartments have bug problems, draft problems on the front door (literally have 1/2 gap on half of my door) not to code. Poor circulation. The rent price may look great but they screw you on every other fee, (and you won’t get you full pet fee back) high security deposits as well. The list can go on
DO NOT MOVE HERE. THEY WILL TELL YOU ONE THING AND DO ANOTHER. APARTMENTS BUILT LESS THAn 4 YEARS AGO AND ALREADY FALLING APART. WHATEVER DEPOSIT YIU GIVE THEM THEY WILL FIND A WAY TO TAKE IT FROM YOU. DO NOT RECCOMEND.
What I like the most about my apartment is its brand new. Very spacious 9' ceiling. Best location.
I love my apartment. The rooms are spacious and all brand new. The clubhouse, however, with all the amenities (pool, fitness center, billiard, yoga studio, car wash) has yet to open due to permit issues.
Love the apartment itself, but none of the amenities advertised on their website have opened since the complex has opened over a year ago. Very disappointing.
I love my apartment. The only beef I have is the clubhouse being incomplete. My husband and I moved into the apartment in Oct and we were promised a functional fitness center, which at the time looked almost complete. But now it has almost been a year and no clubhouse to work out in. There is also a pool that looks done but no one is allowed to be in it. Because of this, we stopped paying the additional $15 amenity fee that "is required" to be included with the rent each month because there is no other amenity that can be utilized. The apartments are very nice though, primarily because they are new and the price is a little below market place when we signed the contract. I think that because these apartment complexes are mass produced, some of the appliances/materials used are a little on the cheap side so they would fall apart pretty easily. The staffs are nice and maintenance is quick to respond to requests. The area is nice and quite. I see security guards walking around nightly so I feel pretty secured. All in all, nice area and nice apartments.
My apartment is awesome here at orchard bridge. Friendly staff and beautiful apartment
