Property Ratings at Orchard Crossing
The management do not care about the tenants or upkeep of their property whatsoever. I lived at this building for nearly 5 years and at first it was well maintained and the staff seemed to care for the residents. After the first year it was all downhill from there. I went over 2 years not having a working dishwasher at this building. Requested several work orders and every time the maintenance guy came and asked “did you try unplugging it?” They would make no real repairs and my dishwasher would break again within a few hours. In the time I lived at this building I completely lost faith that management and maintenance had any competence to be running an apartment building. At times I felt very uncomfortable and unsafe at this apartment. There was a time in 2020 where a homeless guy was squatting in a 1st floor unit and would ask people for money in the lobby after the office closed. When confronted about it management claimed he lived there, and completely lied about the situation to its residents. Since 2020-2021 (almost 4 years now) the pool in the main level of the building has been leaking into the parking deck with substantial visible damage to residents cars and the structure of the building. On the west facing side of the building there are both lateral and horizontal cracks in the foundation the exceed 20ft in length. The building is quite literally falling apart from the management’s neglect. In 2022 the fob readers to the buildings stopped working and didn’t work for nearly 6 months until they were fixed. We couldn’t get into our building through the main entrances during the entire 6 months and had to use a single door in the back alleyway. There’s no excuse for these things having been neglected for so long, when they impact so many peoples lives there. It’s simple, they do not care about the people that rent from them, and do not care for maintaining a healthy standard of living for their residents. There are a lot of other options in Eugene and any of them are better than this place.

This was not the impression we got when you resided in our community. There was a change in management in 2021 and we are sorry if your experience before was not satisfactory. We can assure you that management has not neglected building issues and actions have been taken with the parties involved. The FOB system failure was an unfortunate circumstance, but we do know how hard our staff worked to get a qualified vendor onsite to get this repaired. With such a beautiful high-tech building, there are bound to be failures and we always strive to get issues resolved in a timely manner. Again, we appreciate you taking the time to leave a review and we valued your residency. We wish you the best!
This apartment complex and their leasing managers do not care about their tenants, we had moved in April and the dishwasher had never worked and eventually flooded our apartment, our sinks garbage disposal sparked flames and eventually clogged our sink to the point of not draining, and lastly our cars were parked in the underground parking where sewage was pouring on top of our vehicles. All of these issues were reported to the leasing agents and they could care less about the issues. I reported them to the city for the sewage issues and they blatantly lied to the city stating “We did not know about the sewage raining on cars”. If you can get another apartment somewhere else I would strongly recommend that.
