Nice property. Pretty quiet. Convenient location. Good size rooms. Common areas are kept pretty clean. Plenty of parking. Water pressure is not good.

From the moment I visited Morgan Properties for an apartment it was an amazing experience. The property was beautiful, clean, and I felt comfortable and relaxing.

I love our new apartment home! What a peaceful experience from initialing touring with Sienna to moving into our new home! It is quiet. Smoke free property. The lease has everything covered where I had my hard no’s and I was so thankful that Morgan Properties put all the thought into such a detailed lease. The lease is excellent. We are tucked away and I don’t hear any road traffic at all. I see the most beautiful sunrises and sun shining in my home and off our balcony. Our community property is well kept and is safe. I love that my family can access the fitness center 24 hours of the day, so they go at their convenience and enjoy working out with all the great equipment. There’s sidewalks throughout the community. You can experience nature and songbirds singing in peace. Our community has a pool. There’s a fire pit, grill, and foosball table. I just love our new home. There’s also a small business center and Amazon hub. Overall I count this a joyous experience moving in!

I have lived here 3 months now. It’s a decent apartment! Very quiet and the halls are kept clean. Despite this being a smoke-free apartment,I have noticed a couple residents smoking. The management doesn’t do anything about it other than send out reminder emails that it’s a “smoke-free community” every week. Also, our apartment was dirty when we moved in so that was a bummer.

Good community with Walmart just walking distance. Easy access to roads and highways. Silent community staff is very cooperative and helpful.

We love this place. Very pleasant apartment. So much room! A pleasure to come home to. Orchard Meadows office staff are amazing so friendly and always glad to help. Glad to live in a safe community!

So far so good. The move-in experience was pretty easy, at least for me. The apartment was very clean. The carpet looked new. The thermostat was turned on so I was comfortable. Great experience.

We have lived here for a year and a half and hope we never have to leave! This is a clean and comfy place. Good neighbors. It is well maintained and has great amenities.

The place is excellent especially the location and facilities. It is expensive though. Maintenance service is pretty good. My overall experience is very pleasant.

My husband and I have lived here for 2 years. Somewhat quiet neighborhood. Close to a lot of things. Only gets pricier the longer you live here which I guess is normal?

Staff is helpful.. The appliance were not working.some were dirty,some were broken.They fixed immediately .But they took time for inspection before we moved in,inspite of that the appliance were broken,and were dirty.

This is a great community, but property management is horrible. The units are not fully renovated, and they lie to you regarding amenities and how your apartment will look.

gym is great. It has different weigh machines, dumbbells, treadmills and etc. Neighborhood is pretty safe. People are nice and the area around the apartment is clean

I thought long and hard about posting a review, then realized that folx can (and will!) take for granted how they treat you (and your money) without some kind of accountability mechanism. My family and I recently renewed our lease, so we’re in our second year living here. We’ve had multiple issues with our unit and there’s always been some kind of delay when it comes to implementing a solid solution. Issues include a dishwasher that floods the kitchen floor; reoccurring mold in one of the bathrooms; a microwave that took months to replace etc. I want to be clear—we’ve always tried to be patient with people in the office and the process of things. Recently, we’ve had mold in our unit that resulted in us having to throw out significant pieces of furniture etc. As a result of the mold, we’ve asked that the carpet in one of the bedrooms be replaced. Even with continuous communication on our part, there has been little effort to effectively let us know what’s possible; what to anticipate. When I’ve walked into the office and voiced my concerns, folx have offered apologies but little else. I don’t get the sense that it matters if we’re being inconvenienced. The combination of issues and lack of communication is extremely frustrating considering the amount we pay for our unit (over $2300), which is above market rate for this area. At one point, I had to run down the hallway to get a maintenance person because the dishwasher was leaking and the emergency number doesn’t work. Definitely a version of crazy at these prices.

We are very happy to be part of this wonderful community . Both Staff and maintenance team are great and very helpfull. I had one minor issue the 2nd day i moved and it took maintenance less than 30 minutes to attend and resolve the issue .

Peaceful and nice place. Work orders are done on time. Only draw back is the apartment size is little small. Overall good experience. Swimming pool, Gym & printing services are good options provided by them.

We love the apartment itself and the area! The apartment layout is perfect, tall ceilings and open floor plan help make the apartment feel wide open. The only downsides to this community have been expensive rent and issues with the trash chutes clogging. But the staff is very responsive and friendly! Would recommend!

When keys were hand overed and we went in the room 3420-109 we were very exicited. In few mins it went bad as room was not cleaned, hall way bath room was not finished, vanity had molds and is not usable till date. Laundry was leaking due to non-availability of gasket, floor was not cleaned, microwave oven was messy. We contacted main office and listed pending things these were not even attended till 3-4 days when we had to go back and request another person Seanna. She immdiately took care and fixed issues.

We are more than please with ORCHARD meadows??Not only are the apartments nice but the ladies in leasing office are amazing. The elevator made it easy to move in and the community is really quiet.

During my time at the apartment community, I had a generally positive experience. The management team was attentive and responsive to any issues that arose, making the move-in process smooth and hassle-free. The amenities provided, such as the fitness center and the communal lounge, added a lot of value to my daily life. One thing that stood out to me was the sense of community among the residents. There were regular social events organized by the community, like movie nights and potluck dinners, which gave me the chance to meet my neighbors and make new friends. The location of the community was also a major plus – it was conveniently located near public transportation, grocery stores, and various dining options. This made my daily commute and errands quite easy to manage.

Everyone in the office are nice and friendly.Sienna and Melissa are always willing to help and answer all questions.And they will make sure you get the right unit you looking for.

Very calm and quiet place to live. Although I was not happy about inside of my home as dish washer did not work, carpet not clean & some other issues. But management fix most of the issues.

It is a safe place and it's a quiet neighborhood and all the resources are near us and friendly, hardworking personal of leaseing office it's great.

Living here at Orchard Meadows in nice. The apartments are quiet and well maintained. The maintenance team is awesome and extremely responsive. All is wish is that my fellow apartment dwellers would be more thoughtful with their trash disposal and pet owners pick up after their fur babies.

It has been very peaceful. The community is very friendly and family oriented. I enjoy the peace of mind I get when I walk in to my apartment.

The environment is just serene and lovely. Having plenty parking too is awesome. So safe. No loud noises. Very clean. Mails arrive safe even when I'm away.

I’ve been having great time living this community. Nice environment and good stuff they are all friendly. Sometimes I hear too many noises from hallway that is little bit annoying. But overall good experience

Orchard Meadows Apartment Homes is a very nice community. It is one of Ellicott City's best kept secrets. The relationship between the management team, maintenance, and tenants is a plus. The community is clean and quiet. I also admire the positive atsmosphere among residents.

I found our time here to be pleasant. It's quiet, and the apartment complex is ruined very well. Good maintenance, the grounds are kept very clean.

Its great living experience with good services, nice gym and other facilities, really love the way mail boxes stored in secure place. I recommend this community for safe, good living experice.

Big space and kitchen, I like the balcony. Water pressure is not very good, sink, shower, dishwasher. Walls are very thin. Good mail system and Amazon hub

This truly a great community. The apartments are kept up and are clean and comfortable. The neighbors are friendly and kind. The environment is very pleasant and is kept clean. I rate it very high indeed.

My partner and I lived in the community for over a year and it was a great experience! Maintenance was very quick to reply to request and the front office was extremely friendly and helpful! I was even lucky to have solid neighbors that lived in my building and didn’t cause any hassle. If Mor Properties continues to maintain their efforts I would recommend it.

We love this place! As we look toward spring we hope to be able to walk around the neighborhood more and enjoy. The apartment is so comfortable temperature wise and the care that you take with us is amazing! The outside areas are always neat and clean! Thank you ??

Very friendly place for family or individual. I’m in one of the newer buildings and it’s very clean. Convenient location with hmart and and Walmart literally within walking distance.

1. As the headline states, there is dog poop everywhere. If you have kids and worry about dog poop being tracked into your unit, you have to constantly tell them not to walk through the grass. 2. The elevator inspection certificate was expired since August 2021. The elevators have been out of operation twice, one for three weeks. Maybe if it had been inspected, the problems could’ve been addressed before it broke down? Somehow the property manager still managed to get a promotion in January of this year despite this oversight - and now it’s not her problem anymore. 3. Orchard Meadows claims to be a smoke-free community but no prominent signs anywhere prohibiting smoking, so when we open our windows on nice days, cigarette smoke comes in courtesy of our neighbors. 4. It’s really discouraging to take a walk around the complex and see DOG POOP EVERYWHERE. The property management should hire a company to take DNA samples of dog poop of all tenant’s dogs and post signs with the penalty for not picking up after pets on the lawns. Or provide dog waste cleanup stations and bags. It really is a shame that the dog-owning tenants of this complex don’t take pride in their community by picking up after their dogs. It’s ruined walks for me. The fact that there is dog poop on the grass outside of the leasing office tells you that Morgan Properties doesn’t take this problem seriously. This is the highest rent we’ve ever paid and yet we have to keep warning our kids not to walk through the grass for fear of stepping in dog poop.

Going through the process of actually getting an application in and not knowing some stuff ahead of time was a little cumbersome, but all in all, great apartment. Rent is too high, but everywhere is I guess.
