Property Ratings at Orchard Park Apartments
Lived on the second floor for over a year. The apartment buildings look nice, but the insides have not been updated in decades. Spiders crawl around in the hallways. You can hear every step your upstairs neighbors take because floorboards are so creaky. Rent was raised by $250 over the past year. The office staff tried three times to get me an online account so I can pay rent online, but they can't get it to work. They don't even have me in their system to register. Other tenants smoke weed and cigarettes and clog the sinks all the time. They threaten to tow any car in the winter if it's not moved before 8am when it snows. And they closed down the community pool because non-residents were sneaking in to use it, instead of issuing keys to residents.
While I was living there, there were many water leaks in the bathroom, sink clogged every few weeks, my bedroom window leaked when it was rainy and the dryer vent came out into the bedroom closet so clothes got damp and covered in lint. that wasn't the thing that made me move out, they lost a part of my Dec. rent money and told me they would waive the fees due to finding out the money was missing in April. Then lost another rent check a few months later going back on their word to waive the fees since Dec. DO NOT trust them with your money. Send rent to the Keystone office in New Hampshire instead of Orchard Parks office.
I lived here for two years. The walls are thick so you don’t really hear your neighbors unless they are super loud. The 2 bedroom 1 bathroom apartments are large in size but definitely need updating. I had multiple recurring issues with my apartment, including the bathroom sink being clogged almost every month. The windows have a horrible draft which makes winters cold. My kitchen cabinet shelves were curved from the years. The fridge is super small. Over all my apartment was fine but those are things that I had to deal with on the regular. The management staff are horrible. There was only one land lord that was actually willing to help me and work with me when it came time to move out and she was so incredibly nice. The receptionist there was cold and seemed super annoyed every time I had to call for maintenance or add someone to my lease. It was like she couldn’t be bothered to do her job. Parking is a free for all but it wasn’t ever an issue over all I felt safe there though.
unorganized, rude and property is a mess- most of the properties owned by this company are in poor shape and falling apart. Certainly money is not spent on upkeep of the units, whoever owns this/these places- should check their investments monthly. Beware prices are cheap and so are the apartments and tenants they allow. Wish there was better housing choices in the Waterville/Winslow area. Beware!
