i currently live here and do not waste your money and time in this place it’s absolutely dirty and nice and roach infested the leasing office do not care and will never answer the phone or help you the fire alarm goes off constantly every other day it’s extremely unsafe for anybody DONT RECOMMEND SAVE YOURSELF THE HEADACHE
A 1 star review doesn't do this place any justice; it should be 0 stars. Please don't waste your time and money applying to this place. I attended this complex's open house a couple of weeks ago and applied for one of their new 1-bedroom apartments with the intent to move in a couple of weeks after. The paperwork they gave me trickled in over the span of 2 weeks and upon completion of the paperwork, I was told that my paperwork would be approved soon and I would be able to move in. 2 weeks after completing the paperwork, they told me they didn't know what was the status of my paperwork and why it was taking so long (this was 4-5 days before I was supposed to move in). I had to ask them where my paperwork was and all I got was "your paperwork for the 1-bedroom apartment probably didn't go through, but we can place you in a slightly older 1-bedroom apartment. My supervisor will give you a call later." That call never came and I had to apply to another apartment complex. I completed the paperwork for this apartment complex and they approved my paperwork the SAME DAY (THE SAME DAY!!!!) as the day I filled out their application. Granted I will be shelling out more money for this complex, but it saved me from jumping from several Airbnb's for days to weeks before I could find a place. I don't understand why it took so long for them to process my paperwork whereas the other complex took the same day to process it. To this day, I still haven't received any form of communication from Orchard Ridge regarding my application (even if I did, I would decline moving in). I don't know whether they are understaffed, under-resourced, or something else. The staff seem friendly at first, but they are quite unprofessional and don't keep an open line of communication with potential residents. The homes seem nice at first, but the fact that they didn't know what the status of my application was or kept an open line of communication shows that this complex doesn't deserve my business or anyone else's.

Hello, We are sorry that you had an unfavorable experience, and we do sincerely apologize. We are currently going through lease-up of our new phase of apartments, and demand has been very high. Due to this, it sounds like we did not do a sufficient job explaining that the apartment that you were applying for is a LIHTC apartment that requires a longer application and approval process from outsides parties. This program follows strict federal guidelines, but allows Orchard Ridge to provide exemplary apartment at such an affordable rent. We are happy you found a new home, and appreciate your feedback. Orchard Ridge at first sight is Beautiful, quiet, clean and perfectly manicured lawns....but upon closer observation you can clearly see it is not a community without issues....The management is Orchard Ridge's first concern...the staff is very informative and polite when attempting to get you in after can clearly see how under-staffed and un-organized they are. Management has changed over several times within the last few years. Maintenance is backed up you have to wait forever for repairs ...reminding you this site is still fairly new (8-10) years old. Police and Security are scarce and the few security camera's they have are never monitored. YES ORCHARD RIDGE IS BEAUTIFUL, BUT NOT WITHOUT ISSUES, the houses are poorly built we have leaky roofs and falling shingles on the houses, and dippy bumpy streets, we have some of the same issues as other neighborhoods, roaches, ants. snakes, drug dealers, pot smokers, crack dealers. vandalism and out of control residents just no name a few.....I WOULD LOVE AN OPPORTUNITY to talk with upper management about my concerns...but my request go no further that Orchard Ridge Blvd.......THIS LEAES ME TO BELIEVE THAT PENN-ROSE management is aware of these issues and have no desire to fix them......WIH THAT BEING SAID...I WILL CONCLUDE BY SAYING ....EVERY THING THAT LOOKS GOOD ...IS NOT

We apologize that you have had maintenance issues in your apartment. Our maintenance team adheres to the Pennrose standard of answering all maintenance request in 24 hours or less. Although repairs can take a bit longer due to the severity of the maintenance request, Pennrose aims to close all maintenance request within 48 hours. The property is under a strong management team who has helped improve the comfort and quality of life for our residents. Security and safety of our residents is of utmost importance to Pennrose, which is why we have added 24-hour security to the property. If you have more comments, please feel free to talk to the property staff on-site. Again thank you for the review, and we appreciate you being a valued resident.
I love these places, but bad neighborhood. Parents have no control over their children, they be out to bout 2 to 3 in the morning fighting, cursing and destroying things. If they do something about those kids it would be a 5 star.
Orchard Ridge is beautiful, but it is income regulated. It's somewhat of a double-edge sword. You can't make over a certain amount of money, yet the rental prices are really high for someone who makes under $36,000.00 a year. So based on this, most of the tenants receive supplemental rent subsidies, but for the person who makes over $36,000 a year, works hard, and does not receive a rental subsidy it makes Orchard Ridge above their housing budget. This makes no sense at all!!!!!
This apartment is the best.....its in the perfect area ...no drama with in the community...it quiet....I love it
