Orchard Ridge

One of the only complexes to reach out to me about a tour when I've tried to schedule one with over 20 complexes. The office is very organized and great at communication. Even though we aren't able to lease due to availability, we will be keeping an eye out for an opening as when we drove through the complex, it looked very clean and well taken care of.

Orchard Ridge is our third apartment and the one at which we feel most content. The structure of the apartment buildings gives you a sense of community versus hotel living. The upgrades in the apartments are phenomenal and they have more character than the simple box structure apartments you see these days. We moved here in March right in the middle of the management transition. James and Ric are now the front office and maintenance managers for Orchard Ridge. James, our front office manager is unique in that no matter whether we are calling with questions or requests, he acknowledges both with efficiency and courtesy, so rare these days. Ric, the maintenance manager, is an absolute magician when it comes to maintenance requests. Ric's follow-ups to maintenance requests are always within 24 hrs and he will even assist during his days off if it is a pressing problem. James and Ric have shown us that they really care and are committed to making Orchard Ridge Living an outstanding experience. The location of Orchard Ridge allows for a peaceful setting. And most importantly to many people seeking a new place to live, is parking. We had no idea how bad the parking situation was in Lynnwood. But, of course......Orchard Ridge, once again, went above and beyond our expectations. They have parking for everyone including out of town guests. You can pay for covered parking or use the vast amount of free parking around the complex. Yes, this is why we give it 5 stars. For all the things that could go wrong with an apartment complex, know that here at Orchard Ridge they will be quickly remedied. I can't wait to see the next phase of James and Ric's ongoing work toward improving the Orchard Ridge experience. Great job guys!! Louis and Tara

I would highly recommend orchard ridge apartment to the community. They got very professional staffs and excellent job and services.

I love the area, everything you need is in walking distance,. Parking is not so good I feel that I am paying rent to live here then I should be able to come home and have a parking spot which is not always the case. Between family, friends, 2 car families, and people parking their cars in our lot sometimes there is no spots for the residents.

My only complaint is price is getting high every years

I told my family and friends how nice and helpful the staff here has been helping us, we've rented from other places and just treated us like a number and didn't care. We felt really welcomed here and any small things that have happened here they were quick to address and help

The Apts are kept up well. Rent is reasonable. The staff are nice + helpful.

I am especially happy with the office and maintenance staff that we have now. Both are helpful and friendly!

I think the only reason I would not recommend this apartment community would be the bathroom in the show unit had rust spot in the bathtubs which wasn't encouraging for our first place together. Aside from that, I was very satisfied with the home/price/location.

Abel is amazing! Even though this is like the millionth time he has had to unclog my shower (because of my hair) he doesn't complain! Every time I submit a request he completes it quickly! Thank you!

Great staff, cozy home-like and spacious apartments compared to others in the area. Best place around for pet owners. Lovely quiet and low population makes for a relaxed environment.

Jamie and Able are great and make me feel welcome here and are very accomodating.

Wonderful, community, and great office personnel. But, the price for a single bedroom home is too expensive.

I think the landscaping could be cleaner in the back parking area. The Gardeners use there blowers throwing rocks and dust on the cars and the dust flows into the apts. This is not very mindful of our living experience. Other wise this is a very nice place to live. All the amenities are a delight and very well cared for. Thank you

Jami and Abel are amazing. They always go above and beyond and have exceeded all of our expectations. My boyfriend has lived here since 2017 and we recently just moved to a different apartment in the same complex. We knew without a doubt that when the lease ended that we wanted to stay in the same complex. The apartments are great but what really makes the complex stand out are Jami and Abel. Jami made the transition into the new apartment so easy, every time we talk to her she is so kind and always smiling, all while running the whole complex. I know she has a ton of work, but she’s always there to answer any and every question. I know there are many times she stays late to make sure everything is taken care of, personally when we were signing the papers for the new apartment she stayed late to make sure everything was taken care of for us to move in, I don’t know of anyone else in her positon that would do everything she does, for all of us. She truly cares about everyone here and she does her best to make sure everyone is satisfied. Abel does all of the maintenance for the apartment, he is often here seven days a week and fulfills maintenance requests so quickly. Many times he has come right in to check something out, you can always see him out cleaning up after people to make sure the complex always looks nice. We as residents should be doing more to help them out. I often see him cleaning up garbage or even dog poop that people have been lazy about, even though that’s not his job at all, that’s just one of many ways he goes above and beyond for this complex. Our new apartment was in impeccable condition on move in day, they are spacious and quiet, there is always plenty of parking and it is really well maintained. All around it is a great community and all the credit has to go to Jami and Abel. I hope we can call this home for many years to come.

I'm not really someone who writes reviews for most places, bit for this Place I will. I've lived in many different apartments in many states and most places I lived in were always either dangerous, overpriced, noisy, poorly maintained or just all of the above really. If there was one thing all of them had in common, was that the management was rude, didn't care for their residents and just plain unprofessional, and I was expecting no different when I was going to meet visit these apartments but... I was shocked. When I got there the first thing I noticed was the property was very nice looking, very clean, and well maintained, I was impressed on how well they kept up with the place. When I had gone inside the office and first met Jami (the manger), needless to say I was shocked. She was curious, professional, polite and just plain welcoming, and not just to me but she treated my family the same way as well. She went over many different options for apartments and pricing, she really put in an effort to find the perfect one for my family and always make every one of us comfortable just being there. Every time we go to the office to pick up a package or anything, we are always being welcomed by either her or by the other staff member from maintenance. I will always be recommending this place everyone I know looking for an apartments and I’ll tell them the same thing, Customer service is awesome, place is well maintained, prices are great and the management and staff is the best there is.

Dealing with Jami was probably the most pleasant experience I?ve had dealing with apartment complex?s. The grounds are beautiful and the apartments get lots of natural light.

The community is clean and quiet, and the manager and maintenance man are great. Very friendly and helpful. Jami was a big factor in me deciding to move here.

I would recommend Orchard Ridge because the apartments are kept in excellent shape. As well as the management and maintenance personel are perfect, easy to talk to, and just an all around enjoyment to be around.

My experience in Orchard Ridge has exceeded my expectations. The service provided by the management has been pleasant, respectful and on-point. The rent price is just right, you don't feel you're getting ripped. It has been great to live in Orchard Ridge and I'm looking forward to renew my lease for another period.

I didn’t have much time to look for an apartment let alone visit the apartments I inquired about. Jami, the manager on site, made my search a breeze. She is amazing and extremely responsive to all the requests I made. I would not have moved here if it wasn’t for her!! The apartment is great and very spacious. My neighbors are quite and friendly. Another huge plus - plenty of parking!!

My husband and I moved in 4 months ago to a 2/1 unit and we love it. When we first moved in we noticed that our bathroom sink had some rust stains and some of the cabinets needed a little adjustments. Management made the repairs as quick as possible and they even changed our sink for a brand new one. The community is very quiet and family and pet friendly. We love that is close to everything you might need as well quick access to I-5, bus stops and park and ride is you are using public transportation.

The staff is respectful and effective. The apartments are clean and well maintained between residents. It's value is worth the price.

Aside from it being on the landing pattern for Paine Field airport, Orchard ridge is far batter than I would have expected and the tenants I have met have polite, courteous and friendly. This is a great plus in favor of Orchard Ridge. So far I have seen no slackers or slovenly people and this makes a great difference in one's feeling of safety and security.

I have lived here for 2 years and couldn't be more excited to move out. First six moths went fine. Then my carpet started falling apart. I had it repaired two diffrent times, losing a day of work both times because they only work 9 to 5 on weekdays. The third time I just threw a carpet over it. All home doors slam so it keeps you awake at night. No noice regulation at all just an email when someone complains sent to everyone. All porches overlook the parking lot and always over flowing trash cans. Leaving early in the morning always finds homless people digging through the trash you feel so safe taking out the garbage or leaving for work. No assigned parking and neighbors that never tell their guests to park out front, so I can never find parking by my apartment. My smoke alarm broke 6 months ago and the garbage disposal one month are still broken. I was physically threatened by someones guest at 1 am when I complained to them for being loud outside my apartment. These same neighbors were partying every night, smell of pot was always very strong. This is a non smoking complex but at night people smoke on their porches or in common areas....nothing beside an email is ever done about it. This compmex looks nice but its all on the surface. They have never been well taken care of and the needed repairs starts right away. At the end of your lease they always raise the rent by 150.00 a month. If you are looking for a nice and safe place to live in Lynnwood.....LOOK ANY WHERE ELSE. You will be so much happier.

I've lived here for two years, renewing to a 2x2 this month. So happy i was able to stay here. The property needs some work but Jami and Francisco are working so hard to get this place looking great. New roofs look great and the rest is coming along quickly! Big plus, the pool is fantastic, And the property is nice and quite. Jami has really got this place turned around and she does a fantastic job working all on her own.

Love my apartment but am not happy with the parking. When I first rented the apartment, parking was assigned but now it is open. I had to get a covered spot in order to assure that a spot would always be there for me when I return. Also, there is no longer any visitor parking which makes it difficult when people visit.

We are comfortable here so we would recommend the apartment. However it is further from Seattle than our friends prefer to live.

Great for large dogs, plus staff is supportive friendly .
