Property Ratings at Orchards of Newburgh Apartments
Do you do laundry? Guess what, it won't happen here. They can raise your rent without reason and none of it actually goes to new appliances. And even though it's common knowledge that basically every laundry machine is broken, the management had the audacity to leave a sign up that says "Use at your own risk". That is the care that Orchards shows to its tenants. If you have a pet, save yourself money by never telling the office. they will never find out. There is dog poop everywhere on the grounds, despite the fact that they tell you they can identify the type of dog that made the poop from some DNA test thing. It's all just talk. They wouldn't even know I had a dog without my honesty. Bugs are atrocious on the grounds and in the windows, and crawl through the AC units. The AC/heat are electric and draw a LOT of power, so your DTE bill is going to be hefty unless you like being uncomfortable. Perhaps the worst crime they've committed, though, is the negligence of appliances. My toilet supply line burst early morning on a Sunday, spewing water everywhere. The shutoff valve would not turn (needed replacing). The water damaged my carpet and leaked into the neighbors apartment beneath me. Their "emergency maintenance" did not come out for maybe an hour. Had I not been home, my entire apartment and my neighbor's would have been flooded and ruined. Water was getting into the lights, so it was dangerous, not just inconvenient. This is not a safe area, apparently. My bike was vandalized, and speakers were stolen off of my neighbor's bike. there are no cameras and break-ins happen a lot. I held off saying anything for a while. I'm stuck with these people until January. but if I can prevent one more unlucky soul from landing here (especially with these probably fake five star reviews), then I have to say something. However, if you like that 1999 aesthetic, musty/wet clothes, and waking up to a toilet flood, this might be the place for you!
So far in this apartment there’s good and bad. Management never answers their phone but when they do, they are able to get maintenance to your place in a timely manner. When I moved in, everything was in decent shape for the first 24 hours… but then everything fell apart. The towel and toilet paper holders came out of the walls, the outlets weren’t properly installed and the covers kept breaking off… and there is NO CENTRAL AIR so despite the good price of this decent sized apartment, the PTAC unit makes the DTE bill incredibly high. Other than all of that, it’s a quiet apartment and everyone is respectful of your packages. Take all this as you will, but I personally won’t be living here forever.
Overall its not a bad place to stay. Maintenance is timely when you have a request. They keep things clean. The only gripe I have is the thin walls. You can hear people through the wall talking and dog barking if your neighbor has one.
Been living here about a year and it’s a very nice place.
I have been here going on 5 yrs. Only the rent increases too much. Outside of that when I initially came was quite. In the past 2 yrs its been a little more noisy, due to change of residents. The management part, I have never had an issue personally. I get my mail and packages never an issue. My neighbors we keep an eye out for our floor.. So far okay. I am still here because I like the storage space and ambiance of the property. I like the space of my 1 bedroom apartment and the layout.
Management is rude, all the way up to the corporate level. Never have things delivered there your neighbors will open them up and maintenance will either throw them out or steal them. They do not upgrade or clean the apartments. They'll give you a raggedy gnat infested apartment and never come out to fix a thing once you turn in your checklist. There's car break ins as well. Bad area and if you call Westland and Wayne police station they'll let you know the amount of break ins this place has.
I really enjoy this place. Fun little fact, this place used to be a apple orchard growing up as a child I came here with my parents. Living here brings nothing but good memories. It’s so peaceful and quiet. The curb appeal is really nice, clean & up to par. Transitioning from a house to an apartment here has been a great experience and a good choice.
I love my apartment! Anna and Abby, and the maintenance crew are fantastic! Any issues are addressed In a very timely manor. The grounds are clean and well maintained!
Have not been here a year yet. So far I like my new place it has extra storage,which is what I was looking for. Any repairs I had were met, the grounds are always clean and management is very helpful. This would be a great place to live to start your life and to end in retiring. I'm glad I chose this place I've been happy ever since I've moved in
Maintenance comes fast and fixes everything, laundry room and halls are clean, complex is quiet.
Staff is extremely friendly and helpful. Very nice atmosphere in the complex.
I love this apartment! This is our second contract at Orchard of Newburgh. I would definitely recommend here as your home.
I love all the closet space that is available in the apartment, I would say the office staff was fair could have been better, the maintenance service was fair as well when they felt like doing it correctly!!! most of the time when I called for things to be fixed it was half done. The location is pretty good right buy CVS, Dollar General and a few other businesses. noise wise if you leave on the bottom floor your going to hear everything!
The managers and maintenance are really nice and good at getting what's needed done in a timely manner. I live on the second level and the floors are so squeaky and keep on getting worse. It is so hard to walk around the apartment without making noise. I feel horrible because I wake up super early for work and the people below me probably have to listen to that. :( There is almost never any parking spots open, the parking area is very small for two buildings. There are the carports for only one car and if you have two cars you are consistently trying to find a parking spot that's open and not too far away from your building. We don't think that we will be signing to lease again after our year is over.
I have lived here for approximately a year. They answer all maintenance calls within 24 hours. They have CLEAR rent policies that I lacked in other places. It is clean, nice, safe, and friendly. Overall, it a place I love to call home. Rent has went up 100 dollars since I first signed my lease. This is a concern for me. If rent keeps increasing every year, it will be the ONLY reason I move out. This place is great! Move on in!!!!
Overall, I would rate this apartment pretty highly. The only issue I had with it would be the electric bill. Being that everything is electric, the bill would understandably be higher. However, the heater doesn't work too well to heat the apartment during the winter, so I either found myself freezing or having to run it for hours on end. Just running it enough to avoid frostbite still cost me around $130-150 a month! Besides that, I did feel very comfortable. The complex itself is kept up very nice, and I didn't feel in danger at any point. The parking is spacious enough, and lit up pretty well. Overall, a pretty good apartment. I'd definitely recommend it.
