Sitting directly across the I-80 from San Francisco, Oakland is a thriving city in its own right, and in recent years has become a popular home for folks seeking more affordable (and available) living arrangements than what is available across the bay without sacrificing the distinctive atmosphere.
While shipping is still a major part of the local economy, Oakland is home to the corporate headquarters for everything from established consumer brands to younger tech businesses. The cultural diversity of the city is vast, meaning that it’s easy to find art, food, and people from every corner of the world by just walking down the street.
California College of the Arts brings a creative streak to the community, which is reflected in the eclectic shops and cafes along College Avenue; In the Mosswood area, an eclectic mix of coffee houses, taverns, arts centers, and international restaurants line Telegraph Avenue, which runs all the way up to the UC Berkeley campus.

Property Ratings at Orion Apartments
My second apartment in over 30 years. The apartment is super clean, the tenants are very friendly, the mail deliveries are awesome, the building security is top notch. And I would like to send a very special acknowledgement to the building manager Anthony, who will bend over backwards to help in supporting whatever your needs or concerns you are. Super cool person and always very professional. And I would like to also include Sarah, the leasing manager who made you feel welcome and wanted. She was my first contact in Oakland and is always ready to lend a hand. The Alice House is an amazing, awesome and very quiet place to live, with a very attentive staff who really cares.

We're disappointed to receive your review. Our office is temporarily closed due to unforeseen circumstances. We have communicated this to the community via RentCafe and Knock, and there is also a note on the office door informing residents of the situation. That being said, we are committed to providing great service and we would be happy to speak with you about any concerns you may have. We encourage residents to email orion@cushwake.com for the quickest response.
I've lived in this building since March 2020, and I've not had major complaints until now. Chelley is great. Daniel is great. That's about it. We got locked out our apartment after their office hours. I got locked out because our apartments use a digital lock that uses a fob. My fob, as it is attached to my phone, has has been changed out numerous times as it stops working mysteriously. It's utterly unreliable, so we only rely on my husbands fob. Great. 2 adults live here with only one working key. I hate it. Our digital lock has a key pad that's clearly designed to have a pin setting to be used. This is disabled for residents to use. We have been paying full fees for all the amenities that havent been opened since COVID. I understand that things can't be opened, but why are you charging us for things that we aren't getting to use? The City Lift system is horrendous. It's flooded many times. I've come to expect 50% chance that when I need my car, I can't get the car from something gone wrong. The management team only deflects and blames the residents for not using it correctly. At $200/month, its a system we are paying for but it doesn't work for the people that's paying for it. When we asked about how to get out of the parking agreement, we have to back pay. If you're reading this review to determine if this is the building for you, it is not.
The apartment itself is very nice however this place is not worth the money. There is no AC and I only have one window that opens about 3 inches. With the day time sun coming into my apt and being on a high floor it gets HOT. The hallways and elevators are often very dirty. One of the side doors has been broken for about 2 weeks, rendering it unusable unless propped open. I was told my car does not fit in the garage and there are no ways they can accommodate my car so I was told I have to park on the street. There is usually very little parking on the street and my car has been burglarized on that same street. The office staff is unhelpful and downright rude. Save yourself the hassle and rent elsewhere. This property has potential to be amazing but it has truly fallen short.
I've been here about 6 months, the elevatorS break down, are shut off, not working? Not available at least twice a month. People were stuck last month for at least 2 hours. Staff is hit or miss, someone can be helpful one day and rude the next. The hallways are often dirty, not sure if they just don't check everyday? The parking garage has automatic lifts and they seem to cause more issues than they are worth. A woman didn't park correctly and that caused about 15 people to be inconvenienced. Parking on the outside is now super packed so you have to walk a few minutes to find a spot. They don't allow smoking not even on your balcony or Outside so a lot of people stand outside and smoke cause cigarette buds to build up. They have a filler on in every room? So if you like to sleep in complete silence this nose will bug you. To me it's not worth it given how expensive it is. And the shuttle is either late, not working or no where to be found. An amenity I wanted to rely on but I can't.
