No trash pickup but 25$ monthly payments are mandatory Garage must be free but heard that new tenants been asked to pay 50$. Don’t! It is always open. Strangers well welcomed here. No maintenance but immediate closure of your requests in residence app. Unknown insurance company that no one send you the details of it.

a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I love the convenience of the elevator and four story covered parking garage. . I live alone here and could not feel safer anywhere else....a beautiful neighborhood with parks and trails."

Buildings are nice that’s about it. Walls are paper thin, you hear everything. They don’t tell you that your neighbors are air bnb guests, really anyone walks in and out of the buildings. Security is a joke. Gates are broken and open on most days of the year. Management is unresponsive. For your safety and comfort I would look elsewhere.

Orleans Landing is a safe and friendly environment. A walkable community, with several near by enjoyable sites to visit. The apartment is in a great location, everything is very up to date and clean. There‘s always some activity going on down here either set up by the staff or the city and the staff are very friendly and available if any problems should arise.

We love our Orleans Landing apartment. The inside is clean with up to date appliances. Parking is way cheaper than it would be downtown. The ORL staff and local police officers have done a great job addressing the noise/traffic issues in the summer.
Location is great, right by Atwater Brewery, Chene Park and the Cut. Gym is really nice comparatively. Appliances are much nicer than most apartments. It’s pricey, but you get a great place, well made, and a very helpful staff.

If you’re looking for a clean, safe, updated apartment building located in the heart of downtown Detroit, look no further! Orleans Landing has been a great experience so far. Their management is quick and responsive with repairs, neighbors are all friendly, and the move in process was easy. Not to mention, the pool, hot tub, and full gym are wonderful amenities. I see a lot of negative reviews online but those are all from the old management company. Village Green has definitely turned this place around. Highly recommend Orleans Landing if you’re a student downtown!

This is a beautiful community, with great management staff and amenities. However, the walls are paper thin. I could hear my neighbors sneeze and snore. I lived on the second floor and it felt like my upstairs neighbor and her dog were going to fall through the floor just from walking. It’s not worth price.

As a current tenant, I have seen some negative reviews about Orleans, but can't stress enough that these were from when the old management team was in place. The new management at Orleans Landing has been nothing less than excellent. They truly care about your needs and have made living here a dream. From the monthly activities they put on, their responsiveness and many updates for your convenience, this is hands down one of the best places to live in Detroit. Did I mention they have a pool/hot tub and no weight limits on dogs? If looking to live in a very safe and upscale place in downtown Detroit, I would highly recommend at least coming in for a tour.

This place was truly horrible. We had all our doors and appliances breaking down and nobody came to fix it. Management is horrible and they donnot care about you. All our neighbors moved out because of how bad this place is. The gates are always broken so people can break into your cars and the pool is always dirty, no upkeep in this place. Save your money and find something else for better price. Everything is cheap and they lie to you when they say "luxury living". Stay anywhere but here its def not even worth it.
Be smart and do your homework. Nice building, but considering the noise levels on the streets around the complex, you may as well live in another place for half the price. The police have pretty much given up on this place and the management won't tell you that.

We have been working very closely with the Detroit police to resolve the issues occurring around the neighborhood and have made progress in those efforts. Our main priority is to make this community comfortable and enjoyable for our residents.
There are so many things wrong with this development that I’ll start off with the positive things: Location, views from unit & neighbors That’s about it. Now I’ll get into why if you’re considering this place you should run away as fast as possible. Street noise/racing/loitering – This has been well documented and still continues to this day on a nightly basis (https://www.clickondetroit.com/news/detroit-riverfront-residents-fed-up-with-drag-races-loud-music-marijuana-at-night). Almost every night along Atwater and other surrounding streets, people from all over the city come down to the riverfront outside your door to street race, loiter, drink and play music so loud it shakes your floors and walls. If management or the Detroit Police try to tell you anything different, they are lying. I have dozens of videos showing all the above and more happening as recently as last night (8/20/2017). So unless you like being kept awake until 2-3am every night, there’s your first reason not to live here. I could go on about sub-standard building materials, numerous maintenance issues that take months to resolve, resident facilities delayed months or still not open, unresponsive and two-faced management, etc., etc., but I only have so many characters I can use for my review. To summarize, management makes it seem like a great development and pretend like they aren’t aware of the outside problems that have been going on for years. In reality, it’s an overpriced, under-achieving apartment complex that you’ll regret having ever signed a lease for. I know we do. Just don't live here and thank me later.

Our management team works closely with the Detroit police to minimize disturbances around the property. We also inform residents when activities are scheduled near our community, so they can plan accordingly. We have many satisfied residents who enjoy waterfront living at Orleans Landing.
As a current resident, I'm rather disappointed in the unresponsive management of the property. The location is fantastic, and the buildings are nice, but management and noise levels are frustrating. Over six months after move in and we still do not have access to ANY amenities, despite the promises of management. There are issues with mail delivery, electronic keys functioning correctly, and no enforcement of the no smoking policy. We receive little to no warning prior to maintenance needing to be done in the rooms, and management often leaves during business hours, also without warning. Noise levels are excessive, more than just city noise, but drag racing and partying in the streets is a frequent occurrence (police have upped patrols since the issue made local news and this has improved quite a bit). It's a great property situated in a fantastic location - it has the potential to be an incredible place to live! However, I am not looking to renew my lease at this point - what I'm receiving just isn't worth the price.
