Property Ratings at Osprey on the Bluffs by Trion Living
Very poor maintenance/ in-between tenant cleaning. Extremely terrible patch/paint job. There is paint on just about every window, light fixture & floor. The washer/ dryer installed was not cleaned. There's discoloration along all the closet doors & ceiling/ wall seams. Photos online indicated we'd have a fireplace, microwave & wood floors, we have none of those 3. Mailbox key doesn't work. Screens missing/ or torn on a few windows. Mold in the bathroom due poor caulking. Gutters not cleaned & broken rails on balcony. I expect better when I'm paying so much in rent. Pool is closed for maintenance & given what we've experienced so far, we'll be lucky if it's open 3months from now. The gym room is DISGUSTING! Overflowing trash everywhere, cigarette butts in the bathroom. Every window needs the tracked clean & lubricated. We moved from out of state & only had the online photos/information to base our assessment of this place, even knowing that stuff doesn't always live up to what's promoted online, this place is WAY worse & different than what's shown & promised online. Had we been here in person looking, we would not have signed a lease.

If you are able to do all of your own maintenance, don’t mind being harassed by children that don’t live here and require NO HELP WHATSOEVER from the office… THIS IS THE PLACE FOR YOU. Kids from all over the neighborhood come here and steal the maintenance golf cart on a regular basis driving it all over nearly crashing into cars and vandalize everything they touch. The locks on the fitness room doors are/have been broken for 2+ years now, which allows countless homeless people to live in there. There are cameras in the fitness center, at the pool, office and in the laundry facility but the office staff “doesn’t know where the feed goes”. The lack of security in this place is astonishing and when you ask the office to do something they “already called someone about it.” You’re on your own if you choose to move in here! Good luck.

I wanted to like this place. I love the scenery and community, but the management isn't good. It is difficult connecting with the staff. The maintenance is ok, but very slow. Maintenance requests keep stacking up, but we don't want them done poorly (details further down), so we try to fix things ourselves. When we first moved in, we did a walk through of the apartment, and it was disgusting. A light bulb was out, bugs everywhere, toilet seat unstable, cobwebs in kitchen drawers, countertop was unstable, and more... We took these to the office, and they said they would fix it and clean before we moved in. TWO WEEKS LATER, it was the same. They had not touched it. We had to put off moving in for almost a month. We got no discount for this inconvenience... I have a one bedroom, with no washer/dryer. This means I use the community's, but they do not work well, or stop working very often. I find myself sharing one dryer with many of the other community members. The only currency they take are quarters... And we are in the middle of a national coin shortage. The apartment is quaint, but falling apart they don't fix issues, they just put temporary fixes on everything. Most of the maintenance to my apartment will have to come out of my pocket because I believe they don't take care of their members as well as they should. There is more, but that is at least a few reasons I do not recommend moving here. If you don't mind taking care of your own apartment and cleaning upon move in, then move here. If not, I don't recommend wasting your money since they do not care for their amenities properly. For the rising rates, it is not worth it. Some things have gotten better, I think the property and management still have much to do to make the community more successful.

The apartment is nice for the price. However the customer service SUCKS! Maintenence takes their precious time fixing any issues you report. My air stopped working 3 times in 6 weeks and I had to call at least 3 times a day for 3 days to finally get it fixed each time! The leasing office is always so "busy" that they can't answer the phone. I am literally counting down the days until I move!
For the first time since I have lived on my own, I have found a place to call home. The kind of home that I was raised in, comfortable, happy, and full of care. This community has it all.... Tranquil setting with marsh views, beautiful oak trees draped in Spanish moss, a quiet & peaceful atmosphere, fireplace, large rooms, screened in porches, the friendliest and caring managers, and most importantly happy and loving neighbors! When I come home from a long, hard day I can rest comfortably with peace of mind knowing I chose the perfect community to reside.
Our apartment is only a one bedroom, but at over 900 sq. ft. it is pretty spacious and our rent is on the relatively lower end for the Savannah area. The apartment is dated, but fairly well kept. Everything was clean when we moved in, the carpet does not have stains, we have a nice fireplace, and our own full size hot water heater (which is great because I love long hot showers). We also have a nice sized screened in porch and patio, as well as a storage unit. My main complaint is that the community does not spray for pests. We put out our own repellent and it has not been terrible, but could definitely be better. Maintenance is okay, but not great. The office staff is typically pretty helpful. Robyn definitely made sure we got the apartment we wanted with the w/d hookups (not all units have them). I am not crazy about all of our neighbors, but that is life. Overall we have lived here for six months now and have been pretty satisfied with our experience.
