This review is a WARNING to anyone that plans to live here. Currently, I am a resident here. This is my second lease renewal and also my last. The amount of issues I have ran into living here is enough to have anyone go crazy. The very worst part is the communication with the leasing office and maintenance. My examples off issues are bugs in the apartment. This includes bed bugs that they started by drilling holes in the roof which caused bugs to fall on my bed. They didn't clean up after the drilling so I didn't discover until later that evening when I went to bed. I reached out to the property manager threw email and I called. No answer from them. That is still ongoing so I'll update when it's resolved. Currently, I have had AC issues where it works for 6hrs and then the AC stops working. I informed the office and maintenance. The maintenance team eventually came out days later after I had to hunt them down. They kept trying to do a patch job but none of it worked. So they gave up and didn't come back. That's also still ongoing. It's been 2 weeks now. These are just 2 of the big issues right now. There is over 10 other issues they fail to fix or do. Trust me, don't move here. As I type this, I'm already looking to file complaints with the city on this place. Worst place ever.

I’ve been a resident here for less than 2 months. When I signed my lease I was transparent about the amount of work travel I do in regards to their parking permits. They need “written notification” on anyone who is here as a visitor more than 3 days. Osprey assured me that I didn’t need any kind of parking pass and they would note it on my file. My friend who watches my dog when I travel came here at 10pm. When I left for the airport at 4am her car had been towed. I called the office and talked to the person who was supposed to note my account. They did nothing to resolve the issue or help me as a good standing very new resident. So on top of not noting my account for something I was up front about, I was responsible for a $200 towing bill. Mind you, a month ago my same friend was here over a week while I traveled with no issues. Disappointed. I would not recommend this apartment complex to anyone, and I will not be renewing my time here.
Been trying to rent an aparment for 3 weeks now...cannot get through no one answers the phone. It's been since last week trying to find out the status of an application that was submitted 3 weeks ago.How long does it take to run a back ground check. Had to drive 2 hours just to go into the office to see for myself why no one answers the phone, and geez they were all there. Told to wait until Monday would hear back nope nothing, again tuesday call at 10:00am when they open. nope phone rings and rings, and don't bother leaving a message no one ever calls back. Called their management company, would you believe, had to leave a message, no one available...are you kidding. If I didn't have so much time invested in this me and my roommate would be searching for a new place.

I am willing to bet anything that the 4&5 star ratings are from employees or owners... I have lived in this complex since November and I had enough of it after the first week in. Where do I even start... They have one garbage for the entire complex so it is always overfilled with trash flying all over the property. None of the listed amenities are available. When I first moved in, I was told the laundry room and gym were being "renovated" and would be available soon.. *almost 7 months later* they are still closed. The pool was nice but SURPRISE they closed that too two weeks ago, just in time for summer, for "re-tiling". I have a perfect view of the pool from my apartment and have not seen a single worker touch it so I do not foresee that will be available either for the next couple of years or so. The rats are annoying but I guess they can't really prevent that with all the trash on the property. Management is nonexistent.. try giving them a call and see for yourself. The only way to reach them is via email but they will take a week to get back to you so hopefully it is not urgent.

I wanted to wait until I lived here for a few months before writing a review, for a fair perspective. It was a fairly easy move in process, a few things are unsightly like a soap dish installed with years or crud, old cupboards with water damage, but overall the apartment is nice. The oven doesn't keep an accurate or consistent temperature, work order didn't fix the problem. Water gets shut off frequently for repairs, and the soap dish is apparently not available for replacement any longer. It's quiet, the main pool is nice. My real gripe is that my AC has gone out for the 2nd time in 3 months, but this time it's not worked for 3 weeks.. it's consistently 85-87 degrees inside, even with a loaner portable ac I asked for a week after no repair. Every time I call, sometimes call after call, someone new comes to look at the AC. Each time I'm told the compressor is bad and one has to be ordered. It's been 4 visits and 3 weeks of no central AC.. in Florida, in the summer. It's miserable. Due to the heat and humidity, the paint is peeling from the bathroom ceiling. That was reported 2 weeks ago. So, three months in, that's my true review.
Management very unreasonable to work with. Had a very difficult time living here. Look elsewhere.
They lie to you about what you are expecting. ROACHES EVERYWHERE! I lived next to someone who stole all of my Amazon packages. I wouldn’t recommend this complex to my worst enemy. I terminated my lease within one month. Also I had to beg to get things fixed. Smh. It’s not worth the price.

I understand it's a big complex and there are a lot of residents but waiting months for something to get done is ridiculous and then when you contact the office about it all they do is add comments to your work order and it still doesn't get done...the only good I have to say about this place is rent is decent for the size of the complex and thats it other then that we are being over charged paying for trash when its a daily battle to get your trash into the compactor due to pile of trash building in the front..when things break its a hassle to fix it...paying for water when your tubs and sinks are constantly clogged...oh and when it rains it also rains in my kitchen but of course the complex won't fix it

Wonderful place to live, since I've been here staff has been great. Like to thank Jean & David for taking care of my plumbing issues, and David & John for repairs on my stove, & of course Darren always willing to assist any maintenance issue, wonderful all around staff.

I am very grateful to have found this complex. The unit is spacious and feels like home. There are a lot of upgrades being done in the complex. The staff is friendly and helpful even when super busy. Just grateful to have a roof over my head and place to call home. Thank you.
When I first moved here this was a pretty decent complex the rent was affordable the office staff were pleasant and extremely helpful from 2015 til now things have gone down tremendously the lack of consistency and customer service from staff along the way had gone way down it's ridiculous when you have an issue and have to wait for days to get it resolved or your treated as if you don't matter or your issue isn't much of an issue in there eyes these apartments need major makeovers and upkeep they only want to update or paint if there being moved in by a new tenant.its sad to see other complexes in the area being renovated as people are still staying there to make the apartments better with nicer living space.
Unprofessional, unreliable, always broken appliance, a roach infestation, a horrible adverse non proffesional hostile attiyude from the property manager.
Just moved here with my partner on August 7th! I was looking for something as soon as possible because I was 8 months pregnant and nearing my due date fast. Based on walking and driving around the property, I checked out the floor plans (as many apartments aren't doing in-person tours). At first sight, this place is absolutely beautiful! Although it is beautiful, I was looking to find something comfortable and family friendly. Before moving in, they handled my application and fees so quickly and smoothly (apartments were going fast!). They kept up with my phone calls and questions and gave me a complete list of what I needed to do in order to get moved in. I moved in about 2 weeks later and move-in day went so smoothly! The apartment manager was so nice and very welcoming. I've been here for a month now and I couldn't be happier. I was also very happy to see that even though I didn't get to check the apartment out before I moved in, I have seen NO bugs in my apartment (which I had huge issues with at my old apartment!!) Only downside was the laundromat but maybe it's just me! Also, trash can pile up outside the dumpster but I haven't seen any critters or pests around the dumpster so far. Definitely give this place a try, especially if you're a first time renter or need something very fast and affordable!
My experience has been fair, overall, I see improvements being made, but hopefully the unsightly garbage issue, will be addressed as well, and the appearance of the grounds in the back area, as well as the front, I know that part of the cleanliness of a community, relys on the tenants desposing of trash properly
I definitely wouldn't do this complex. If I knew then what I know now...there is way way way better. Management sucks, lack of get the job done...always late instead of being proactive. For the amount of $$$ not worth it

Great price for the square feet/layout of the apartment. The size is just what we need for now but we are constantly coming across more and more problems from a faulty lock to a malfunctioning, leaking AC unit.
LOL this place is a hellhole at best. Takes your money and does no repairs you ask for. Cockroaches, everything broken, cant even open a window because of the broken screens. Had a neighbor that left bags of trash in front of MY DOOR on days it was 90 degrees. These 5 months have been horrible. But have no worries - at least the grass is cut.

People that live here are real nice and they have there own comments and as for me Im good I know the business and so far things get fixed as far ss Im concerned and when I needed personal help I got it what more can I say Im very pleased at the moment thank you again
would not recommend this property to anybody it is absolutely awful. You are expected to keep your end of the lease do not expect that in return. Maintenance does not complete work in a timely fashion nor does the facility return phone calls. There are people who are non-residents that have pool parties and use drugs all over the facility including the kids park so even if you wanted to use the pool you wouldn't be able to. Security does not come when they are called. And the inside of these apartments are not as pictured on the website. These Apartments are very used so if you do not have high expectations this is the place for you.
First, don't believe the positive reviews the complex had a contest for residents to post positive reviews for a prize. Should tell you a lot about this place if management has to do that!! I have been complaining about my upstairs neighbor children jumping up and down and playing all times of the day and night. My walls are constantly shaking and unable to sleep because of the constant noise. The kids playing musical instruments late at night. There is trash all over the property. Also, I've reported my upstairs neighbor throwing trash out of her car onto the ground. Management doesn't care. I reported the problems to management with no resolution or an attempt to resolve the constant issues out here.
I've been here for about a month, and I'm ready to go! The A/C works (technically)...it blows out cold air, but i guess the way the apartment is built, it's pretty useless (unless you're willing to jack up your electric bill by setting the thermostat to 50). We have it set on 65 (which kills our electric bill anyway) and it's still 90 degrees in the apartment. We just got the filter changed (more than a week after requesting a new one) and it still isn't helping. The managers DON'T follow up on complaints. Our bathroom sink is unusable because it fills up in less than 15 seconds (it's been that way since we moved in...we tried snaking it out ourselves and found enough hair to make a large cat...yet we are STILL having issues with the clog). And don't even get me started on the pool. It would be nice...if the office actually followed their own policies and didn't allow CHILDREN there by themselves with no adult present. Took my 2 year old down about 3 weeks ago and the kids were there throwing pool toys as hard as they could into the pool about 3 inches from my son's head. They're there every day, management does nothing about it, so needless to say...the pool is no longer an option. Plus we have been dealing with a German Cockroach infestation since we moved in, and management has done nothing about that either. We've had to throw away food that we've paid for because bugs have gotten into it (and one of the packages had bite marks in it that look suspiciously like evidence of rodents. It feels like living here is more of a chore than a home. Don't do this to yourselves. Run and don't look back.
I don't even know where to begin! I moved here thinking it was reasonable for the price and the office staff that showed me the apartment and helped me sign the lease seemed friendly and helpful. I was wrong! First off, the management staff in the office are changed and different monthly! You never are able to speak to the same person!! Then, the gate doesn't work ever! The crime rate at this place is through the roof, and the "security" that's sits in a corner and sleeps! the previous "security officer" was caught with pornographic images of the residents and others, taking pictures of people as they were walking in the evening!! The cars are broken into nightly! One time I simply was walking the first load of groceries to my apartment and going back out (at 6pm) and someone got into my car in those few minutes and took my phone & registration. Management and staff steal your money, lie about it and cheat their way through the system!! I moved out and gave proper notice. I payed the prorated rent on May 28th for the final prorated month of rent. When I went to turn in my keys a day early, the office said that I still owed 38$. I had a signed receipt that I paid the final amount and my account was at zero. THEY STILL MADE ME PAY THE 38! I had a signature that the amount I paid was correct! I know it's not much, but it's principle. And what makes me the most irate is that the 38 was due by the 17th but they had already sent it to collections on the 14th!! This place will purposely ruin your credit! They took my entire security deposit because the fridge supposedly needed cleaning, one set of blinds was broken, and the stove was dirty. corporate is impossible to get ahold of!! The maintenance sucks too... It can take days before they even show up (if they do). emergency maintenance won't do anything. my kitchen sink was about to over flow at 10pm and he said "there's nothing I can do" needless to say between the night and next day it ended up flooding the downstairs because he wouldn't call out a plumber! And my dishwasher would break if I didn't use it "once a week"! And pet friendly??? Complete lies!!! They want you to pay the 200$ pet fee plus 20$ a month and still say that you are responsible to pay for the carpet to be replaced because there is a "pet odor" when the odor is actually must because the place was built in 1970! there is absolutely nothing good about living here!! I will never suggest anyone to ANY BHmanagment community!!!
Please do not move here!!! I have been having problems with my AC for a week with no resolution. The manger has a rude disposition and not helpful or courteous! Every time you go in the office, there is ALWAYS someone new! Worst place I ever lived!!!!!
WARNING!!! DON'T MOVE HERE!!!! The customer service SUCKS!!! I moved in under the impression that this was a good community and the staff would do anything to keep their tenants happy. WRONG!!! I started off with a roach infestation, which I had to buy stuff to get rid of them, still one or two once in awhile. The staff tried to justify the roach problem as they just got there, but they were everywhere. INFESTATION!! When I went to use multiple eyes on my stove, the stove back fired, sparks flew and it made a loud pop. The oven didn't work either and it was coming up to Thanksgiving. They waited until a couple of days before the holiday to fix and it still didn't work completely. IT STILL DOESN'T!!! SEWAGE backs up in the master bath sink. The master bath vanity has spaces between it and the wall and trash is down between there. There is a opening beneath one of my kitchen cabinets that has trash and dead roaches under there. NONE of the windows and doors has insulation (weather stripping), staff said its because the buildings are 40 years old, so they taped my sliding glass doors and window shut, said if I wanted to use them take the tape off and put it back when I'm done. TAPE IS INSULATION FOR THE DOORS AND WINDOW!! Oh yeah ALL of the windows and doors needed to be insulated and they did one door and one window. The flooring in the kitchen and bathroom is lifting around the edges. One more thing the CREAKING of the floors is horrible!! My upstairs neighbors never sleep, its constant; BOOOOM! CRREEAAKKK! BOOOOMMMM! CRRREEEAAAAKKK! It's driving me crazy, especially when you just want some peace and quiet, that's when its at its worse. Also you hear when some one is coming up the stair outside. My next door neighbor thought it was ok to leave trash outside her door scattered. I had to walk through her trash one morning coming home from work. I'm advising anyone who would listen DONT MOVE HERE!!! HORRIBLE!!
The room sizes are nice, pretty grounds and the price is good, but that's where the compliments end. This place is a dump. They will show you a nice model apartment, but the one you get has cabinets that don't close, faucets from the 1930s, horrible drywall patches and paint jobs, and the person above you sounds like an elephant. I haven't even been here 3 months and have had the air conditioner leak into my closet, neighbor's air conditioner leak into my closet, toilet had to be removed and put back on, and raw sewage backed-up into my bathtub. The management doesn't care. There are always broken washers and dryers. I've complained about my upstairs neighbor JUMPING ROPE constantly above me and they've done nothing. There are always people loitering and making noise. Management also makes you sign a clause which states that, if you break the lease and leave early, you have to pay them 2 full months rent. So, now I'm stuck here until my lease is up.
I have lived at Osprey Pointe for about 6 months now and I really love it here!! I was worried about the neighborhood when we first moved here from Orlando but it really is a safe area! OP recently hired a new security company and we have armed security which makes me feel so safe! The ladies in the office are super nice and always helpful as is the maintenance team!! I love how accepted my 50 lb boxer is!! I can take him into the office and everyone loves him! The pool is my favorite spot it is newly renovated and so beautiful! The complex is so conveniently located it is 5 minutes or less from 2 gas stations 2 grocery stores the highway and a huge community park that has free workout equipment, a tennis court, basketball court swimming pool a walking trail and a dog park!! Overall this complex is a steal for the price and I am so glad I decided on this complex!! My only complaint would be the laundry! There is no washer dryer hookup in of the units and the laundry place on site is really inconvenient the washer dryers don't work sometimes and you have to load a money card to use them and the machine to load the card is in the office so you cannot load the card when the office is closed!! I have had a couple of experiences where the dryer didn't dry my clothes and the office was closed and I had no money left on my card so I had to rewash my clothes the next day.
This complex is an older complex but they have just updated the pool and laundry areas. The complex is quite with mostly middle class working families. The maintenance staff is helpful and quick. We had some issues when we first moved in but they were addressed quickly and professionally.
