I have been having a problem with my heating system that I escalated more than three times with no response. I am currently not able to use the heating system in my home because of cold winter.

Because we are short staffed in the office currently, wait times are a little more than the same day responses we usually like to give. However, we had emailed you the day before you called but it looks like you might not have received that email. We attempted to call you back a few times but we could not get through. The quickest way to get a response is by email since our phone calls tend to reroute to our call center and they won't know specifics about things we have already discussed. We did drop a space heater off for you while we wait for your new PTAC system to be shipped to us. We will install it as soon as it arrives! We had the pleasure of touring the Osprey with Storm, and it was an incredible experience! Despite it being only his second-ever tour, Storm was exceptionally professional and knowledgeable, answering all of our questions with ease. His friendly and personable demeanor made us feel incredibly welcome throughout the entire tour. If we could, we'd give him six stars—he truly went above and beyond in making our visit memorable. Highly recommend requesting him as a tour guide!

Alexandra was very helpful and I plan on living in this community very soon. Great views and living space was open in the units I visited and fabulous river views with great places to walk. One thing to note is that I did not arrive on time due to not being sure where to park when I got there to view the unit, so letting prospective residents know where to park would be helpful.

Osprey does a poor job managing maintenance requests. Often delaying repairs for months.

Additionally, some requests can take additional time as parts delivery can be delayed due to supply chain issues. Osprey neglects the maintenance concerns of residents and does not return deposits regardless of upkeep. Management is both negligent and dismissive of security concerns.
The staff are very professional. I’m looking for my first apartment so I went to osprey apartments for a tour and it was an incredible experience and I really love the place. I like fact that they followed up with me after the tour. Definitely a five stars!

A few months after moving in, construction started on a large apartment complex in the lot next to the building. Now I can’t spend my days off in my apartment because the pile driver right outside my apartment gives me a headache. There have also been 2 incidents where my car has been broken into and my catalytic converters stolen in their offsite parking.

Please accept my apology on behalf of the previous management team that did not inform you of the construction when you applied for your home in February of this year. In August STYL assumed management of our beautiful community coinciding with the start of construction. At this time notices were sent out by our team to all residents, additionally, the city of Portland requires the construction company to send correspondence to all potentially impacted residents of the South Waterfront Community. Heather, the new GM of Osprey, is so close to getting her bonus she can smell it!! Valet Service- cut, bottled water- cut, barista service- cut, community events- cut, common area electricity- passed to the residents. I can’t wait to see what she comes up with next. She must be a super star for her corporate over lords. Do yourself a favor and go somewhere else. This place is terrible and you never know what to expect next.

As stated in other reviews, we used to have a wonderful community and management. The Osprey was recently sold, and new management has taken over. Since then, they have gotten rid of the free barista services and are intending to replace the valet parking with self-parking (which is going to be impossible because the garage is extremely small and spaces are double parked) and are actually going to charge tenants MORE MONEY to park their own cars. The free coffee they will boast about during your tour is always out of order, the elevators are always locked down by people moving in and out of the building and there are extremely loud parties every Friday and Saturday night in the community lounge. We have lived on the South Waterfront for 5 years and our communication with the Osprey office staff since the transfer of management has been the worst we have ever experienced. We have been looking to transfer our lease to a larger unit (paying more in rent) for the past 4 months. We have requested multiple times to be emailed when a larger unit comes available but unfortunately, we never hear from the leasing agents and instead have to constantly check their availability online. When we finally found a unit within our price range the leasing manager, Heather, told us that they could not honor the online pricing and that the cost would be $500 more per month than what was advertised online (despite having been told to check pricing and apply through their online website by multiple office staff). When we had friends and family call to inquire about the exact same unit, they were told that the online pricing was current. In addition, when we talked with the management company, Avenue 5, their staff told us it is company policy to honor the prices advertised online. Clearly the new leasing manager, Heather, has no shame in lying to the current tenants about pricing that is clearly advertised online in order to make her commission for bringing in new renters. If you are looking to move to the South Waterfront, I would highly discourage you from moving to the Osprey. Avenue 5 should seriously consider hiring a new manager if they want to retain their current tenants and compete with the other apartments in the area offering more sqft for less rent.

We understand the change to new ownership and management can be difficult at first, and we are working to provide exceptional customer service to our residents and community. We sincerely apologize if we failed to meet your expectations. Prior management had the barista come to the property a couple of days a week to make up for the coffee machine's lack of functionality with the high volume at the property, so we brought in an improved machine as to offer a better coffee to all residents at all times. We also understand the inconvenience when one of the three elevators is locked down due to a resident moving in or out of the building, and we apologize for that as well. In regards to the parking and pricing concerns, I would be happy to meet with you guys to discuss this again. We did not offer a lower price to outside prospects at the property and leased the unit over the weekend for the same rate we quoted to you. The apartment building recently sold and changed management. It’s terrible. Heather says the right things to your face and does nothing about it. She cancelled all the fun community events that we had. She’s hell bent on making her bonus and will sacrifice anything to make the bottom line. The new company has ruined the great community we had.

Osprey was my first home after college and was an amazing place to live. The office staff was incredibly nice and helpful with the move-in and move-out process making it an easy transition into my first Portland living situation. Osprey has the biggest gym in the South Waterfront so I could easily get my home workouts in. All of the other amenities such as ping pong, pool table lounge room, fire pits and deck overlooking water I had a great place to bring friends over on weekends for some fun. The location is perfect being right next to the water almost tucked away from the busy street in South Waterfront area, while still being in the heart of all the shops, food options, and pubs available. This was truly a wonderful living experience and I highly recommend living here!!
Had an Amazing year at the Osprey and sadly have to relocate for school. Excellent management and leasing staff and all the amenities are wonderful. Thanks for making our first year in Portland an excellent one, definitely recommend living here!
Great staff, beautiful location, and great price! You’re close enough to the city to get what you need but get to enjoy peace along the riverfront. Staff is always friendly and provides free coffee/tea/hot beverages daily.
What started out poorly has only gotten worse. I was one of the first residents of the Osprey, and endured inept management, parties run amok; and various other things that are all part of new resident fun. For a while, after they fired their horrible manager and got someone with manners, I was hopeful the upward trajectory would continue. And improve it did; they put in a new automated package system, drying cleaning delivery, nice little perks like free coffee and food - all good. They even installed an operational window in my apartment (yes, there was none prior!). However, they still have one tragic flaw - not enough parking for their number of residents. To solve for this, they have instituted a MANDATORY valet "service". The management is off their rocker if they think residents will want to pay premium dollars for valet - and only end up being inconvenienced. There are 4 more apartment buildings approved to go up in the near future....choose wisely.
