Great place and community. Fast with maintenance repairs and the staff keeps up with community engagement. Lucy helped set me up when I first arrived and has continued to be a big help nearly 1 year later.

There are a ton of problems with this place seems like management doesn’t care. The gate hasn’t worked since February. Tons of people ignore the 40lb dog rule expect to see plenty of pits running around. People throw their trash between buildings it doesn’t get picked up for weeks loose dogs rummage through it and scatter it around. Good luck trying to contact management I encourage any future resident to try getting them on the phone two times in a row it’s impossible. they are always out of the office lunch and the office phone goes to voicemail. Would avoid. On the not so negative side the apartments are ok but not nice and most but not all people respect the quiet hours.

never actually rented, tried to and the application process wasn't on par in the slightest. If you know what prerequisites a possible tenant would need to have to be approved for your facility, then you need to make that known to someone applying to rent from you. So their time and money is wasted!

My Experience: I've lived here for at least 6 years. As such, I've seen management come and go. Currently, we have new management, and I have not yet had enough experience to speak on their behalf. Yet, after a couple months under their management, I have no complaints and am anticipating a pleasant experience. However, as much of the previous staff was retained, I can speak to their strengths. This staff has been more than considerate and exceptional in maintaining the property, as well as in handling various issues (i.e., maintenance/repairs)! My little girl has been through chemo and has had some related health issues over the past couple of years or so. During this time period, staff has been responsive and sensitive to our specific situation. They have invested the time in getting to know us by name and in making us feel valued...like family! They have been warm and welcoming, often paying attention to small details. We feel at home here and invite you to give them a try as well. In the spirit of providing an honest and, thus, trustworthy review, dog poop is also a concern of mine as my daughter enjoys playing outside. Yet, I agree that this is a small, resolvable matter (there is a designated dog park area and litter bag stations across the property) and that the benefits of living here outweigh the costs!

I am a first time leaser and i can say it was a extremely a fast process, the staff was very friendly even offered me coffe and snacks. Thanks to Lindsey & her staff! I shall be back with more positive feedback.

Great place to live just don't let your children play in the grass. 80% of the residents of dogs and they let them poop everywhere. Even the sidewalk.

Great front office staff and maintenance crew. Moved in recently and had a small maintenance issue that was dealt with quickly! Complex is very nice with several amenities including gas grills under a new pavilion.

The staff at Overbrook are outstanding. I had to make a last minute decision to remove another person from the lease and change from a 2-bedroom to a 1-bedroom, causing an earlier move-in date. The staff were very friendly and helpful, and they made sure I had everything I needed and even checked up on me after moving in. Overbrook is a great community to live in, definitely recommend.

My daughter has to relocate out of state to Little Rock due to furthering her education. The entire process from the first contact with Ms. Sheree at Overbrook to the tour m, and actual moving into Overbrook has been a very easy process. The customer service is great. Sheree has helped us tremendously. Everyone we met in the office was very friendly and professional. The grounds looked great and were clean. My daughter's apartment is beautiful, clean and spacious. We are very satisfied and grateful with moving into Overbrook apt. I thank Ms Sheree and the staff for helping to ease a worried mother's heart and they have given my daughter and I peace with this out of state relocate. Thank you guys again.??

The staff was awesome! I spoke to a young lady by the name of Sheree and she had an amazing attitude about finding a room that would suit me. It was near office closing time and she wasn’t even paying attention to the time, but was more concerned about making sure I had everything I needed! Even though the rooms look great, it’s even more impressive when you have people like her working there!

The staff are always amazing and friendly. I have lived there for going on two years and have no complaints. If something needed attention they reaponded very quickly. As my family and I left this morning there were managemnet and staff members handing out a morning treat. My kids loved it. Thank you Overbrook!!!!

Their manager and stuff are the most unprofessional, lack of knowledge and rude people. My now husband lived there for about 6 months and now is getting deployed, he got the letter of deployment and explanation of the dates to their dumb office manager and Kaliegh , they gave out false information about payments and what needed to be done. BEFORE YOU RENT WITH THEM, ASK FOR PROOF OF EVERYTHING THEY TELL YOU, RECORD IT IF NECESSARY. IT SEEMS LIKE THEY ARE A NOT TRUSTWORTHY COMPANY!

I live at Overbrook, but work in Pine Bluff, Arkansas. I choose to stay in Overbrook because it's worth it! March 2017, I will be going into my 3th lease with Overbrook. Though I have dealt with at least 3 different managers, I am content with the noticeable progress that has been made at the property. If you're interested in joining the community, I would suggest stopping by to see it for yourself. Today, while putting in a work order, I had the opportunity to connect with Katy and Sheree- both awesome young ladies. They're good at what they do. Sheree convinced me to consider moving into a remodeled unit. After understanding that I stay with a platonic roommate, she showed me some options that would enhance our living experience. She also told me about the completion of the gate and the incoming security cameras to come. The face that Overbrook is making an effort to keep us safe really means a lot to us. If you need it, you'll definitely find it on JFK...this includes Overbrook. -Dorsey

I really like all the improvements to the property; however, the construction is annoying. Fortunately, it should be completed this month.

There are many updates/renovations being made to the property. I am particularly looking forward to the walking trail.

I have been living here since August of 2015 and all the time living here there has been numerous things wrong with my apartment. I was 8 months pregnant and we just moved in the air conditioner was broke for 2 weeks and it was 84 the entire time. It took them a week to get me a window unit. Then when they replaced the unit the gas line was not connected. So when winter came it was cold and we found out the maintenance crew was incapable of completing their jobs. I can go on about many more problems with housing like right now I'm sitting in these scrappy apartments with my 8 month old in 84 degrees. Oh and let's not forget the 2 shootings within 100 yards of my house. I would not let anyone I know even consider this place for a to live.

I lived at Overbrook for over a year and it's one of the better places to live in the area for its value but it has some issues. Getting anything fixed in your apt is going to take forever. Our vertical blinds were messed up when we moved in and it took eight months for them to do anything. We liked having a screen on the sliding door but it was removed from our unit before moving in and took a lot of arguing to get back. Basically if you want any issues fixed be prepared to bug them every day about it. Supposedly new management is doing better, but the bark park and fitness center are not yet in existence so don't let that fool you. You can have two free memberships to ten fitness per household (instead of the fitness place within walking distance) and the pool is far from Olympic sized. The old management was very rude and I haven't met the new people but hopefully this place gets better with them around.

Worst team of management. My experience with Overbrook has been awful.

Location is excellent, close to everything! Managment stinks and not responsive to normal requests. Management changed in the short time I was there and no one introduced themselves nor do they where name tags. Even my contact at the management company left! If you're looking for a basic place to live and not concerned about security, the by all means move in there. I hope by the time I write this things have changed, but I doubt it.

This is an economical way to live if you're between homes or in the military. There is a nice pool and a tennis court, and on-site laundromat (tip: Pay extra for the washer dryer hookups). The front desk people aren't the most pleasant people to deal with– they had bad attitudes and just didn’t seem very helpful.. You get your packages delivered to the main office, and they were always rude to me when I’d go in there just to get my mail, so I limited my interactions with them while I lived there. The new management told me that they are revamping that and replacing those people, so here’s hoping their customer service gets better . My Apartment had no ceiling light fixtures and no ceiling fans, which didn't make sense to me. It was always dark in there, had a very large walk-in closet which i like; also the bathroom was roomy and nice. All the appliances worked fine. There was a nice balcony out behind the apartment. It faced a main highway so was a little noisy when I’d try to sleep. Maintenance was very slow to responding to work requests. The street lights by my apartment never worked, so it was pitch dark where i parked and very scary - i always carried a flashlight. Apts are within 10 minutes of anywhere you'd want to go: Kroger, Wal-Mart, Gas Station, everything's nearby. It's been around since the 70's with minimal upgrades. When they show you the tour, they always show you the nice study area in their office, but I’ve honestly never went in there other than when i was on their tour. They got onto me for leaving my Christmas tree in the window a couple weeks after Christmas was over (though my Religion celebrates Christmas an extra week afterwards). The rent for a 1 BR was $550/month. The laundromats are run down here, and the one near my apartment leaked all the time. You get a free 10 fitness gym membership with it; the actual gym on the campus is locked up all the time. The facilities are a little older. If you want a place to stay temporarily and save money, this is the place for you. If you want a permanent place to stay long-term, I’d go somewhere nicer and pay a little more money. To me, it was just a place to sleep, so it fit the purpose i needed it to.

I have been living in Overbrook for the last two and a half years. It felt like home from the moment I moved in. I have no plans of moving anytime soon. Finances are rough for me. I just went through a divorce and I am a single mother who works full time and I do the best I can with what I have. It would truly be a blessing to have my rent paid for a year. I could actually catch up on my car note, my credit card and other bills that I am behind on. Please consider me for this huge blessing. Thank you, Melissa Porter

I've lived her for 9 months and there's still work needing to be done in the apartment. It all started when we moved in, with the air conditioning breaking multiple times and waiting weeks for one of the maintenence men to come and repair the unit, as well as a huge issue with the plumbing with our neighbor's washing machine. Every time our neighbors washed their clothes my apartment would flood with detergent water. This actually caused irritation with my skin, due to the detergent, and I had multiple trips to the doctor, trying to discover what was wrong with my skin. This lasted a few months, having to get shots, take anti-inflammatory drugs, and rub my skin with medicated creams, due to the exposure of the water and detergent that flooded my entire living room, bedroom, and bathroom for quite some time. I had to clean up all of this myself, they refused to help and it took 5 months in order to have the issue resolved. When iflt was resolved, the maintenance man cut a huge hole in my wall, left all of the tools in my living room, used one of my kitchen knives to cut through the drywall, and left mud and drywall dust all over my floor, which no one still offered to clean. Currently, I have a light that has been hanging out of my ceiling for the past week that I have a work order put in for at the first of the week and the issue still goes unresolved. I hope I don't win free rent here for life because this has been one of the worst experiences of my life and of course I still have paid full price for rent each and every month. I am definitely unhappy and cannot wait to move.
