Overlook at Brook Run

Every reply is the same. They don’t answer the phone in the office nor do they return calls. The seemingly promise to address the concerns are a joke. In the previous reviews from years ago they reply the same. The owners are well aware of the many issues. Reaching out to them is a joke. Nothing changes if nothing changes

The appliances are not stainless steel Very small counter space. Broken appliances in the breezeway. No pool. Not kid friendly. No maintenance men. Gun fire. Thin walls Office does answer the phone. Not open on Saturday.

Maintenance needs severe help. Management has Poor communication.

Very poor staff, apartment was in poor condition. Still have not gotten any of my complaints resolved. Would not recommend.

My first three weeks here was a disaster and placed me under a ton of stress. There's a really big roach issue in my apartment. I have had to throw my furniture away due to infestation over the last three weeks. Management should really compensate me for my pain and suffering. I did not get to choose my apartment and this is what was given to me. I'm so disappointed in the roach and spider situation. And maintenance takes too long to come in and address issues for new move in priority.

Unprofessional, poor communication. Would not recommend.

Im very pleased to be a Tenant at Over Look. My Family and I been here for several years. We stay to ourselves and mind our business, thats what makes it a good experience for us.

Things seem to be improving out here. In just very concerned about the type of new and future tenants they're starting to let move out here.

Overlook at Brook Run has the potential to be a great community. But there are a few things that need to happen in order to make this place a more pleasant place to live.

Love it nice and quiet out here I'm here for a long haul no complaints maintenance is always on time.

I've been living here for 10 years and whenever I have a maintenance problem it worked on pretty fast and maintenance is always professional and courteous. Thanks to the rental office management my hallway is pretty safe and quiet.

I love living in my home and excellent maintenance and rental assistance.

The community could be better, safer if the time and effort was applied. This community needs a management team who is genuinely concerned with the concerns and needs of the residence and thats not whats offered here.

Overlook at Brook Run seems like a nice neighborhood to live in, but inside the units really need some updating and staff that will make sure that the property is habitable.

Overlook at Brook Run has met and exceeded all our expectations. The staff, grounds and community are all excellent.

i love living here its a wonderful place to live the staff in the office is polite and very respectful and they always answer when you call the community is wonderful

Im sorry but I would never recommend these apartments to anyone,, dont get me wrong they have the potential for greatness but management has got be more proactive with tenants and they also need to work on their etiquette as it pertains to customer service

This was in my mind a great place to live until I moved here

Friends and I came to check the place out to potentially stay there, only to find garbage and trashbags all over the parking lot and a GREEN pool. Not something I'd wanna see, let alone live around.

Crystal was very helpful during my moving process. Im loving my new apartment! Its super spacious & cozy. For the price per month, its well worth it. I had one service request since Ive been here & that was about the dryer. Well thanks to Crystal I received a brand new one! So far so Good!

If you dont mind gun fire or if you have kids that you dont allow to play in the house this place is perfect. Ive been here for awhile and the people who stay below me hate the fact that i have kids. The office staff is terrible its NOT A GOOD PLACE TO LIVE

Overall I love the community never had any problems with anyone but I would like it if we renew something be included!!

I absolutely hate it here! It needs to be remodeled and put under new management.

Love the layout of my apartment and my neighbors are very nice as well!! No issues here at overlook!

So far my experience has been well. Communication with management has been easy. I do love the how much space is in the apartment. I can definitely see myself staying for awhile hopefully I continue to enjoy being here.

There's a lot that needs to be done here at Overlook At Brook Run Apartments homes within management and the community.

Overlook would be a nice community if they had cameras or security to keep us safe.

This community has the worst maintenance staff in Richmond.

Th eapartment at one time was pleasant, clean, and management listened to the residence and where very productive in taking care lf important matters such as loud noise, unsupervised children, but things have been out of control for a while and it doesn't appear to be improving

I doubt this will be shared. The level of professionalism in the office is ridiculous. With the exception of Crystal and LaReesha. Prices are outrageous, these apartments are a complete rip off. The only thing good about this complex is location and school district. But I hate it here.

The service here is very good. When you have a maintenance problem they do make sure it is fixed. My experience at this community has been outstanding. I enjoy living here.

I love Overlook at Brookrun. I love my apartment. I love the staff. They truly care and try to help you. They are quick to handle your concerns and do all they can to make your life here pleasant.

The property is not kept up to date. They have trash overflowing. The do not keep the property grounds clean. The office staff is very rude and unprofessional.

The quality of life in this community has truly diminished in the past few years that i has lived here. I have tried to meet with the manager of the property about my concerns but she is always too busy. Im told to put my concerns in writing. When I write my concerns nothing is done to address the issue. The statement is simply taken and maybe put 8n my file

Over the years as a tent changes has occurred for the worst but never has a management decided not to renew a lease" just because". Its because your tired of whats being asked of your job you have chosen to do is any job requirements as a manager in a management position. This management was wayyyy better years ago before the current landlord. Alot of great tents has left because of poor management, miscommunication ,belittling your tenants etc. because the need to bullying on what they feel what needs to be addressed in their time. I would never recommend this property as long as the landlord stands and that position. Is property could do much better if the old property management and Staffing comes back and its form in value its tenants it it may start to earn the value it holds in building its Community back. The staff in the office because one person is horrible. Beware read everything ! An trust no one! Dont try to live here long.

I believe that is a great apartment complex with a great location. Being originally from New York, I needed a complex that was surrounded by stores and local shops that enhanced my accustomed lifestyle. The management is great and is always willing to help. The assistant property manager is the best and she has always been helpful. My only problem is that heat and A/C unit keeps going out. 3 to 5 times in a single month. The maintinance team is quick to fix it but this system needs to be upgraded now.
