Do not live here! I lived here nearly 2 years ago. During my time, the property management team was so rude and unhelpful consistently regarding any maintenance issues or situations which required their help. Just today, after moving out in January 2023, they contacted me to let them know I owe them about $100. It is so unprofessional and ridiculous to request this one month shy of two years. I would've had no problem paying this if I had been notified in a timely manner. If you're two years behind on your records, that's not my problem anymore that's theirs. I called this morning to inquire about the letter I received and why the 23 month delay, Liz at the leasing office was extremely rude, hostile and unhelpful. I wouldn't recommend this apartment complex when I moved out in 2023 and my feelings have only intensified. The staff is so unprofessional and rude. You're better off living, quite literally, ANYWHERE else.
I have been living here for over a year .. my first complaint was the 1980s kitchen and the collapsed cabinets … with rotten food and dust from god knows when . Second was the front door to get in had been beaten and broken into so many times me taking a leak down the hall could be in plain view if your a peeping Tom . New carpets yes ! Nooo the nails came through the carpet from the old subflooring … sent a girl with a hammer to fix it and sent her packing early Saturday morning but the little miss wrote job completed on the work order ! No appointment made just showed up my ceiling leaks every time a hard raid comes and nothing is done . They say it’s from the apartment upstairs… so if they don’t complain it doesn’t get taken care of ! Washer and dryer in every unit hahah ! Lies! Waited four months for it ! I rented a two bedroom and both baths had epoxy painted over tile ! But wait it gets better the paint in the apartment chips away from the poor spackle jobs prior to paint . And when complained all they did was spackle over it and said all done no paint . The walls and floors are so thin I can hear the man upstairs sleeping snoring insanely . The garage … I went to replace a bulb and the housing just shattered and I was hit with a light electrocution! Have a few friends I work and know that live here all the same . Best part is every 10 months or 13 you resign your rent is going up and they hassle you to sign over n over again worse then the guys that would call for your cars extended warranty… if your used to living in no care given conditions then go for it ! Call message write all you want your never important . Not today not tomorrow not ever . They rate them 5 stars who paid these people ! I may sound like a Karen but I’m a red supporter not blue . Live here and experience the worst apartment complex in nj .
The maintenance staff here are the best. Lisa, Desiree & John take the cake. Every time I’ve submitted a work order/maintenance request they have come quickly. They are thorough and do not leave until every issue is taken care of. They explain what the problem is and how they are going to repair it. They came to my rescue again yesterday. Super fast & they got the job done. Thank you guys for being so amazing!!!

I moved in despite bad reviews and couldn't regret it more. I was desperate for a place near my work & school so I went for it but the management is next level bad. "How bad could it be? It looks beautiful. " I asked myself. I have been corrected. Over 3+ weeks for them to respond to a maintenance request for water coming through the ceiling. Came home one day to water coming down and ruining my couch, I called over and over again and management insisted they "could not get in touch with the maintenance man". Basically had to clear my living room and constantly swap out buckets to protect my things. Starting showing up at the management office for help and it was the same every time "nothing we can do. we'll call him again". Eventually they starting getting rude with me "obviously there's no update, we'd call you if so". Such a nightmare to deal with. The on-site washers and dryers do not work but they still list them as amenities. Not to mention they are increasing monthly fees by a few dollars almost every month. Left the second my lease was up and would highly recommend picking another place. It's not worth it. The only good thing is the beautiful view.

Property is ok. Resident office is horrible. Does not return emails, takes forever to get repairs done and you have to call to make sure they did not cancel them out and did not do the work. The apartment is not worth the cost.

The complex itself is beautiful and has quite a few convenient and unique amenities. It's very dog friendly. Also, Chris from the maintenance staff is great - he has been very responsive, knowledgeable, and efficient for many of the issues we have had so far. I would definitely recommend giving the place a chance!

Worst experience with staff. Apartment was not handed on time. Did not provide renovated apartment as promised. No proper maintenance. Did not provide amenities as promised and asked to wait for months. No proper answer from staff. Totally rude staff and nothing goes on timely manner. Staff Hide things about Apartment.

If you consider moving here just walk around today and see the worst ever situation I have seen here - piles of garbage everywhere and management and lazy maintenance doing nothing about it for over a week…I wonder what they do with the trash collection fees we pay… Rats will feel comfortable soon with all the trash around - shame on you Aion and Overlook!

Staff and maintenance are pretty friendly and the area/building where I am feels decently safe. That’s where the pros basically end. The rent is expensive considering you are getting outdated units. The $25 per month trash collection fee is excessive, I don’t even utilize this yet pay it. The way sewage and hot water are billed is unfair, they use ratio utility billing, so you end up paying for other people’s excessive usage which throws out any incentive to be mindful and conserve. Since the units are older, they aren’t insulated the best, so expect to pay a lot in electric during warmer months, and a lot in gas during the colder months. Parking, quite simply, is a joke. People that clearly don’t live here will take up parking spots for days, sometimes weeks, without moving. I also tried to inquire about moving to an apartment with a garage, but they completely ignored me. A simple phone call or email would have been nice regardless of the outcome. My first lease was 9 months, I just selected a 7 month extension but will be 100% moving out once that is up. All in all, it’s not the worst place, by very very far from the best.

+Friendly staff +Community seems mostly friendly +Flexible leasing options -Apartments seem a bit old -Higher rent per month than similar options I looked at nearby -Hard to get updates from management on status of unit maintenance -I feel that community maintenance is poorly handled. Example: a community wide water shut-down was rescheduled multiple times Overall: I do not believe this community is worth the price of rent.

very poor maintenance service and poor response time
Floors and walls are made of paper. I can hear the upstairs people cats running. I can hear thier two year old run like its a mini marathon. The sound for the past year has driven us partially and legally insane. We have 45 days to go before we move out, Will move out even if we do not find an alternate new apartment. Will move in with the kids until we find a place. WILL NOT STAY HERE and Recommend no one else does unless you have no other option.
This apartment complex is horrible. I lived here for 3 years and my lease was broken several times by the complex. The gutter was hanging off of the side of my building for 6+ months until county department of health forced them to fix it. Faulty fire alarms often go off all night long and the Maintenence doesn’t answer the phone. The alarm on my building was blaring from 10pm- 6 AM on a week night and no apology or compensation was given to us. My washing machine broke which I paid to have in unit and did not get fixed for 3 months. They refused to refund me. We were forced to pay for the pool all summer long even though they never hired a lifeguard and therefore kept it off limits to residents. Never gave a refund. They stained the floors in the apartment below me and did not open any windows or ventilate the unit, nor did they notify my it was happening. The fumes that came into my apartment for 3 days made my dog and myself very sick (headache nausea) and I had to keep windows open in January. My gas bill was through the roof and they refused to refund me. There is trash EVERYWHERE, and the Maintenence does not clean up after themselves. I could go on...... and the best part is that they waited until 2 weeks after I moved out to charge me $2,000.00 and will not return any of my calls, emails, voicemails, etc. to discuss these fees. RUN DONT WALK AWAY FROM THIS PLACE! The absolute worst living conditions I have ever experienced. I also have all of the allegations documented thankfully. Will likely end up in court.
I literally cannot say enough horrible things about the maintenance of this place. Every time we needed to call maintenance for things that WERE NOT OUR FAULT (AC not working, water heater broken, loud noises coming from AC unit and laundry room, etc) there was some issue with getting them to come. When our water heater broke they told us it would be at least 3 days to fix and offered us no alternative to have hot water for showering. I had to call and say we were going to get a hotel until it was fixed and send them the bill, and magically the issue was fixed that day! At times we would have to call 10 times before someone was actually sent to help. I'm writing this review at 1:30 in the morning because there has been an unbearable noise coming from the laundry room below our unit for a week and a half now. We have called over 10 times and still no resolution or even a knock at our door to let us know the issue has even been acknowledged at all. For the amount we pay to live here, it is unbelievable how absolutely horrible this experience has been on many occasions. We do not plan to renew our release solely because of how many problems we have had with getting issues resolved by maintenance. I would NEVER recommend anyone I know to live here because of the multiple headaches we have dealt with.

No value. They claim market value. For their current rate, I expect decent appliances and a responsive maintenance staff. They double charged me rent before and was slow to response. If you dare to move out, they will find every way to extract more money from you. I asked the for cost for 2 months rent, break lease fee and associated charges. I paid that with a bank certified check. Now they claim I still owe August rent and will go to the credit bureau to get money I already paid. Their number doesn't go to their office. It goes to a call center. They have yet to call me back. They have phones at the new office, and I can't call it to get this straightened out. If you dare to move in, don't dare to move out. You'll be sorry.

We put in a reservation for a transfer two weeks ago. They told us all week long that we were getting the unit. They even reassured us. So we made our reservations. We took vacation. Hired movers. Started packing. Today they call us, at 606 pm ON A SATURDAY NIGHT to tell us that someone else signed the lease for OUR RESERVED UNIT!!! Keep in mind, it’s the 28th and we’re supposed to move in THREE DAYS!!! So, now here we are... halfway packed not knowing what to do or where to go with our family.
If I could provide a negative star I would. This place is for the birds and has gone downhill fast; my advice to prospective tenants, RUN! To start, management continuously applies hidden fees to your rent. It began with a water bill that was mentioned at the time I looked at the apartment. I figured, no big deal since I am 1 person and my unit doesn't have a washer and dryer. Come to find out, everyone is charged the same $20 per month fee, regardless of how much water you actually use. Then came the $2 per month fee recently added to pay your monthly rent online. Next up, the $25 per month fee for valet garbage. I can not complain enough about how awful the valet garbage service is. You only have a 2 hour window at night to put the garbage outside your front door and you cannot throw out any garbage on Saturday!!! Plus, there are groundhogs everywhere that tear your garbage to shreds, so when you wake up the next morning your stoop is covered in trash. The complex refuses to allow each building access to trashcans, so the vermin live like kings on your easily accessible trash, making you feel like you live in a slum as you walk over nasty garbage every morning! Plus, you can only recycle large cardboard once a month; if it doesn't fit in a bag, the valet garbage won't pick it up and you are forced to keep it in your tiny apartment until the monthly "Bulk Garbage Day." Finally, there is the $14 per month renters insurance fee that isn't even renters insurance because it doesn't cover any of your personal belongings. In essence, the complex is illegally making you pay to insure their grounds and buildings, and if you want any insurance for your own belongings, you will need to pay for real renter's insurance with a reputable company! The complex also recently tripled their amenity fee from $75 to $175 for a community gym, pool table and single fire pit that is only open Monday through Saturday, 9 am to 6 pm. Whoever came up with these hours obviously did so to ensure that tenants can't actually use these amenities since those are the exact hours most people are at work.
DO NOT MOVE HERE!!! they have doing construction for over a year now when they said it would only be six months. They have taken away more than half of our parking and do not care. They have recently taken away even more of our spots. Multiple residents have complained and they still refuse to do anything. I would not recommend moving here. .
So to be perfectly honest, I was apprehensive about moving here 3 months ago because of previous reviews on this website as well. Things were a little rocky at the start, but I've really grown to love living here, the conveniences, the location, the size of the apartment, my garage I do love living here. When I first moved in, the things that the person who showed us the apartment that were to be fixed before we moved in, hadn't been fixed or addressed. The apartment was supposed to be cleaned, and the floors shined, moved in during the winter and the floors were covered in snow salt boot prints from workers, the light in the emergency exit stairwell was supposed to be fixed, and the key to enter our laundry unit replaced so we could actually enter it. It took about a week to realize that calling maintenance requests didn't work, but if you use the Resident Portal app on your phone they respond extremely fast, and with amazing efficiency. Now that I know how to maneuver the Resident Portal app, I pay my rent through it, deal with any maintenance issue through it, living here is fantastic, because my issues are gone. I do love the size of my apartment, it's enormous, and the neighbors are great, the noise level is low, and I live right in front of a park where children play and people take their dogs. Accept for the little rough patch in the beginning, living in Overlook at Flanders has been fantastic. The price is right, the amenities are right, the location is right, the size is right, the neighbors are great, and they take pristine care of the grounds around the community. Overall very happy I made the choice to move to Overlook, and really believe that the new management has solved the problems this complex had in the past.
Overlook at Flanders is a nightmare. They’ve change management companies at least 3 or 4 times since moving in. Do not let the pretty model pictures fool you. This place is a dump, Priscilla and the “management” team are not accessible & this is just an example of getting what you pay for.
The customer service here is the worst. I moved out and was charged and extra day's worth of rent because the office was closed for a holiday party and I was not able to return the keys. I called their 800 number twice asking for someone to call me back and guess what? No one bothered calling me. It wasn't until I called a third time demanding someone call me that they mentioned they were open that day. When I called to ask about the extra charge, they told me it was my fault because I held onto the keys for 24 hours! They were closed for a party and it was my fault..really? They forgot that I had no heat for 3 straight days when it was under 30 degrees outside. The apartment was 62 degrees those 3 nights - yup, I got sick. When I called the maintenance department, they came and said oh we can't do anything but we can bring you a small heater. Stay away from this place!
My wife and I lived there for three very long years the only reason is that they where the only apartment complex that would allow a large dog They charge you for a so called upgraded apartment which to them means a black refrigerator, a black stove, and microwave. I lived I guess you would call it the first floor two bedroom two bath and by the time we moved out our rent was up to $1850.00 a month Now I will explain what we got for our money Headaches we had noisy neighbors above us and if we called the office they would tell us "that's apartment living" so that gives them the capability to allow someone to walk like a stampede of elephants, play loud music, and let their children run throughout the apartment cause that what apartment living is And let's talk maintenance if you have a problem and when and IF a maintenance person shows up they make it seem like it is your fault And now we come to the charges like water which they charge you for without having your own water meter and when you are fortunate to move out they say you owe them for three months of water bills and if you do not pay with in a week they call you up and threaten to send you to collections Neighborhood is dirty the garbage area is always a mess or you leave garbage outside your main entrance door for the wildlife to take care of it You have kids screaming and yelling till 10:00 p.m and throwing garbage all over the parking lot and they have one maintenance man there that he thinks cause he works there he can play loud music from his car and throw loud parties till late night Need I say more I can but think you all catch the drift So in my opinion stay far far away
That means a lot coming from a guy that moved from Downtown Jacksonville FL where criminality is extreme. It feels like I live in a trailer park! No privacy due to the fact that floor is shoddy , so cheaply made and no damping or insulation material in between . It is annoying to the point you can listen your neighbors footsteps and that's not the worst part , the worst part is that I'm on the second floor (First time I see a place where the second floor can listen the footsteps of the first floor ) If your neighbor is not considerate expect to have someone with late loud music , weekdays parties and sport shouting without consequences because if you complain they will do absolutely nothing (they might even accuse you to not let people live and be happy ) I now live on extreme anxiety due to the fact that the neighbor dish all the noises he wants but hit the ceiling if I'm trying to watch tv low volume and can't take noises which is becoming a headache to deal with . I have friends on different apartments over 10 miles radius and even though they don't have garage they have a better rent price and peace . At the end of my lease I will just move . Peace of mind is better than any amenity they can offer .
Lived here several years and the property and staff have gone way down hill. The property is covered in loose garbage, which I am sure you have already read in countless other reviews (YES ITS ALL TRUE). Additionally the common areas are filthy and often covered in animal hair. pollen, etc. Buildings are hardly cleaned by their "cleaning crew". Complaints to the office fall on deaf ears and you will often find the office staff is your biggest impediment to getting your concern taken care of, even if they assure you it's being taken care of. Long story short is the place is dirty and the staff doesn't care. I've had to make 5 or 6 complaints about the same issue to no avail. I've worked in professional jobs in the customer service field before and if I had someone come back to me 5 times without their concern being properly addressed I would have lost my job, its incredible that this level of service is acceptable to the staff and their superiors. I would highly encourage you to read the other reviews on various sites and you will see the staff is lazy and the buildings are dirty. DO NOT RENT HERE!!!!
I was very apprehensive about moving in at Overlook at Flanders when I saw all of the negative reviews but it is so far from the truth. They offer incredible amenities, aren't strict, and are so attentive. They are constantly doing landscaping and construction making sure the place looks good. They are fast about plowing and come around multiple times. I made a request to have someone come look at my ceiling because there is a stain and they hired a roofing specialist to come out and take a look. Rent is very cheap for the areas and the apartments are spacious and updated. The staff isn't ever looking over your shoulder, it's a very laid back community. There's a hiking trail, pool, 2 dog parks, play grounds, and they are building a community center with a gym. Trash removal is extremely convenient. They literally pick up your garbage from the front door of the building 6 days a week in the evening hours. AND they have an area to leave trash if by chance you miss the opportunity. They used to have dumpsters but they were attracting bugs and animals so they do valet service instead. I'm really surprised that anyone has anything negative to say about this complex. It's a great place to live.
I've lived here for 2 years and I love it. The apartments are well maintained, the maintanence staff is great and the managers are awesome! If I ever have an issue with anything the property manager, Mary, is quick to respond and very helpful. They are professional and courteous. I would recommend living here for sure! Amy L.
I really enjoying living here at Oakwood Village. I read some of the complaints below and I do not agree with them. How is management to blame if your neighbor has a party? How would they know and how could they control it? Also, complaining that they do not give you an incentive to renew your lease? They do not have to do that as not all communities do this. I would think a company that does offer you an incentive is having problems keeping their residents. My apartment has great storage and I love that I have my own washer and dryer in my garage! I have been here for over 2 years now and I have nothing to complain about. Maintenance takes care of my requests in a timely fashion. The office staff is great at responding back to my emails no matter what my question might be. I suggest that you come and look at Oakwood Village and not just go by the comments on here. It really is a great place to live!
My wife and I rented at this tenement. We lasted less than 3 months. When we moved in, the apartment was not move in ready.....it had not been cleaned well, there was dog hair from the previous tenant, dead bugs, an electric outlet that was burned and smelled like mold and cigarette smoke. The 2nd night we were there, a Sunday, " the "lady" next to us, had a party on her "deck" that lasted until 1:00 am....I guess it helped that she didn't work, nor did the 300 lb lady that lived above us. I kept waiting for her to come through the ceiling. The first week we watched a rat, yes a rat, running around outside. Then there was the dead rat that was in the yard where I walked our dog........ We couldn't use the storage area because we couldn't get down the steps....they were all broken.I could go on and on but I think you get me drift....stay away from this place.

I have lived here for 3 years, & in the beginning it was perfect for me. I love having my own entrance into my apartment as well as I love having a washer/dryer in my unit. Yet, overtime little things began to add up. Maintenance was not, in my eyes, being completed properly. i.e. when there was a leak from the roof that damaged my ceiling (on the 1st floor) in my utility closet, & the ceiling began to rot out, they "fixed" it by spray painting it. Now, the ceiling is still bubbling & damaged under the spray paint. When I called to let them know it was not properly fixed, I was informed by the office it was turned in as completed & I was wrong, then hung up on me. Another thing I noticed was while in my apartment I am able to hear every single person's conversation outside, windows shut & a brick building. I was awoke by a man I thought was in my bedroom, but was outside my apartment walking his dog along the sidewalk while talking on his phone. I was also surprised they never offered any incentives to renew your lease. The last place I lived always offered a % off the first month or all new appliances, your choice. All in all, it is what it is. It is time for me to move on to a new place that I can feel comfortable in & confident the maintenance will be done properly & that I am not wasting my money to be treated rudely.
I came to live at Oakwood Village with my son on July 31st 2014. I was newly divorced and this was the only apartment complex that accepted large dogs. We had to sell our house after the divorce and financially this was my only opportunity at the time. So far our experience has been okay, a few glitches like my garage door has just recently broke and my washer constantly breaks down. I have very nice neighbors and the office staff is always pleasant and helpful. I would in the future like to buy a house again, but for now we need to stay here, I have recently started school again and this apartment complex is very nice and clean, plus we love the pool and the community. The apartments are completely renovated and quite nice.
I am thrilled with this location. From the apartment itself to the staff in the leasing office. The one bedroom apartment I rent is very spacious and it was absolutely spotless when I moved in. New carpets and freshly painted made the apartment feel like new. The kitchen is tight but great for a one bedroom aparment. The bathroom is very outdated however the cleanliness of the apartment units more than makes up for it. Lots of storage space and a one car garage are a bonus too. I'm looking forward to not cleaning off my car on snow days! I would highly recommend Oakwood Village.
The apartments here have some great amenities, like garage, laundry room, and pool as long as you don't mind paying extra for everything. In an already expensive area, that is frustrating. The maintenance is hit or miss. They will fix most things, eventually, but do nothing for pest control. It is not safe for children to be outside because there are no sidewalks and cars speed around. I would not recommend Oakwood Village!
I absolutely love my apartment, been living here about 2 months now. It's in a great area, about 1.5 miles from shopping & in a great school district. The apartment is big and spacious, around 950 square feet for the two bedroom and the layout is great. Open concept for the living space and plenty of closets; units also come with an option for a garage, washer & dryer, and a storage area inside your garage about 6x5. I had a storage unit I was paying for so I was really excited to have this extra space. The master bedroom is very spacious and has a walk in closet and a full bath. The second bedroom is about 8x10, with a decent size closet. These apartments are available in hardwood or carpet & central air or wall unit. The lighting is amazing, so many windows and natural light. I have a deck but some units come with a patio. Lots of options here. The common areas and landscaping are well maintained. Plenty of grass and plenty of playground areas for kids. The pool is beautiful & the pool furniture is all new. There are always two lifeguards on duty. The deepest area is 7ft and there is also a 1ft deep kiddie pool. My neighbors are very friendly and courteous. The reason I gave 4 stars instead of 5 are the following: the kitchen is a bit outdated, even though they advertise updated units, very few are available. The other reason is due to maintenance. I put in a request for the building laundry room lock to be fixed because the door wouldn't open and it took them 3 days to fix it. My emergency door exit was blocked by shrubs and tree branches & it took 3 requests, a visit to the office and about 3 weeks for it to be addressed. On the other hand I had a problem with my air conditioning & it was serviced within a couple hours. This is one of the few pet friendly apartment communities you'll find in northern NJ that are affordable and nice.
Oakwood village is the only office that helps us strive and be who we are. They allow us to have freedom to go anywhere in oakwood with excellent office staff and an amazing pool. I have made friends here who I will creshish for ever. Oakwood is my favorite place to live.. I don't wanna leave! My mom was struggling with rent and the kind staff helped them oakwood is simply amazing
Beautiful wooded area , apartments comfortable spacious, pet friendly, One problem, garbage disposal too far, tenants drop off garbage at entrance so maintenance can carry to containers. Racums and bears destroyed garbage bags and it looks like a geto complex, Other than that ok Something to put it up there for developers , make it accessible garbage containers, Units are great!
I have lived in this apartment complex twice, from 1997 to 2008, and now from April 2015 to the present. I have to say there has been tremendous improvements to the community area including the addition of dog parks, some units come with washer dryer's or they're available in the garage area, but what has continued to not change, even though there's new management company there is continued problems with the management process
I've been living here for over a year now. i love that it's pet friendly and good atmosphere for a family. i do not like the fact that you have to contact the leasing office MULTIPLE times in order to get anything fixed. also no one ever answers the phones.
A diamond in the rough in northern Jersey - the staff are unfailingly polite, helpful, and knowledgeable, and always eager to provide assistance or friendly conversation. The apartments are spacious, well-maintained, well-furnished, and the development is gorgeous and full of friendly faces. The location is very scenic, and close to nearly everything you might need. Pet friendly almost to a fault - two dog parks and quite a few doggy-doo stations all over the development - with wonderful amenities, such as a pool and tennis court, plus laundry available in every building (and quite a few of the nicer apartments even have laundry in-unit.) The price is excellent for all that's included, and includes trash valet service five days a week, 24-hour on-site maintenance, and in some cases, even includes heating. This apartment is delightful, and I couldn't be happier to be living here.
Quiet. Pet Friendly. Close to Trade Center and tons of local shop. Went for the upgraded unit to include personal washer/dryer in basement. and heat/ hot water included with newer appliances. The rental office and staff are helpful and repairs are done quickly. Pool access. Pet playground. Great place to get away from the city but still central to shopping and schools.
For there being so many apartments, it sure is quiet! And we love it that way! Green grass groves, hills, trees with lovely units in between. Beat the heat in a well maintained pool! Bring your pooch...ANIMAL FRIENDLY!
