I had the pleasure of living at The Overlook in Piermont for four years, and I can’t say enough positive things about my experience. My one-bedroom apartment was big and spacious, featuring high-quality and durable appliances, including an in-unit washer and dryer. The added bonus of a porch made it even better, providing a great space to relax outdoors. The property itself is beautifully maintained, with common areas like the grounds space being well kept on a weekly basis. The workout facility was spotless and had everything I needed for a full workout, so much so that I didn’t even need a gym membership during my stay. The management team, led by Nick, was outstanding. Nick is an exceptional property manager—always great to work with and able to communicate with residents on a personal level. Anytime I needed something fixed or replaced in my apartment, Afrim, the supervisor, was always available and took care of it promptly. Their combined efforts made living here a truly hassle-free experience. Parking was never an issue, and the overall atmosphere of the community was calm and pleasant. The rental prices were fair for the area, and the convenience of the location can’t be beat—close to Jersey, close to Westchester, and right in the heart of Rockland County. If I didn’t have to move, I would have happily stayed long-term. I’m really going to miss living here. I highly recommend The Overlook to anyone looking for a place to live in Rockland County. This property has everything you could need, along with a management team that truly cares about its residents.
Management is easy to work with and accommodating, property is well maintained, apartments are clean and updated. If you have kids look no further excellent school system.
My husband and I lived in a 2 BR at Overlook for 3+ years and loved our space. The apartment was very spacious and in great condition. The property manager (Nick) and super (Afram) were always responsive, helpful and accommodating. Appreciate that there is always enough parking spots for cars and the brand new fitness center is a nice plus. We loved it there and will always recommend to any prospective tenants.
I lived here for 2 and 1/2 years. They raised the rent three times during my stay. When I left I requested my security deposit back-they refused to return it saying the damages out cost the deposit. There was absolutely no damage-just some spot painting and cleaning that needed to be done. Very routine things that are done after every apartment turns over. Unbelievable. Do not live here

We are sorry you feel that way Jeff. But while you were a tenant for just 1.5 years, and vacated mid-lease, you left the apartment in an extremely poor condition with a balance on your account. The carpets, which were newly installed prior to your move-in - now have a foul odor and multiple major stains due to animal feces and urine, this is well beyond normal wear and tear damages. The cabinets in both bathroom and kitchen were unclean and stained. And in some, left with large swaths of your hair clippings. The moldings for multiple doorways were scratched an innumerable number of times - as it seems you locked your pet in the room and it was simply trying to get out after being closed in for hours on end. You left the bathroom tub/walls stained, uncleaned, the appliances, countertops uncleaned. As we do expect normal wear and tear in our apartments - we do not expect apartments to be left in such poor conditions. Everything we noted was well beyond wear & tear. Had a good experience here during my 2 year stay. I moved in the beginning of 2020 and stayed for 2 years. My unit was newly renovated and located where old diplomat gym was (they converted it to new apartments and a resident-only gym). Worst thing that happen to me here was my dryer crapped out pretty early in my stay but they were on top of it and got it replaced within a week or so. I had a directly phone number for the manager and super - anything that arose I was able to just text them or call them directly. Superintendent, Afrim, was pretty responsive and he lived on-site. They recommended cleaners and movers during my move out and even did a pre-move out inspection to advise me what they look for. I opted to have them clean the unit for a fee deducted from my deposit which was pretty convenient for me. The gym opened a few months before I left, it was nice and equipment was brand new but a bummer that it wasn't there during my stay. They had planned to build this out for a while, and it finally came to fruition. All in all, great time here. Piermont is a pretty great town in the summer. I would've stayed if I didn't get pulled back to Philadelphia for work. I recommend.
I truly enjoyed my two years at Overlook. The brand-new apartment I had the luck to rent was spacious and offered great conveniences, such as energy-saving dishwasher, washer, and dryer. The property is beautiful, and the very helpful and responsive manager, Nick, and super, Afrim, made me feel at home from day one, promptly resolving any issues that arose. Friendly community and, for the most part, a quiet environment, ideal for someone working from home. Also, a great location close to the charms of Piermont's center and the natural beauty around the Hudson River.

The apartment was nice and location is great but the management just can’t get it together. We lived there for 13 months and in that time went through THREE property managers. This becomes difficult when you are trying to leave and you signed a contract 2 mangers ago. When trying to dispute an outrageous security deposit deduction I had to speak with the newest installment of management Albert. This guy seemed to have no patience, knowledge or care. I would love to recommend the location but I just can’t due to the horrible management that seems to be on a revolving door.

I have lived at The Overlook at Piermont for 2 years and my experience here was great. Nick is very helpful and responds promptly to any questions or assistance that I needed. The building and rooms are great! It had everything that I needed and no matter what time of day i came home, there was always plenty of parking. The community is great and has a very nice courtyard. It is a great location near Palisades Mall and many other stores and restaurants. I have nothing negative to say about the building or the staff, everything was great during my stay and I would highly recommend this complex to anyone who is looking for a place to live!

Be very careful with these apartments. Many units are completely run down and appliances are literally held together with duct tape! Management is awful! Completely unresponsive to any issues, including leaks and damaged appliances. There is a reason so many tenants are looking to get out of this place.

Loved my time at The Overlook. I moved away as I wanted to live closer to work but had it not been for work, I definitely would have stayed. Place is clean, spacious, and everyone living there is very friendly. Pet friendly place so that is a huge plus, will miss all the dog meet and greets! Management team is great as well and communication with them is easy and professional. Would definitely recommend the complex to any one looking for an apartment in Rockland!
I am writing this because I really was treated so nicely by management ,Nick and the super Tony to Bruce at the gym. I needed a temporary place at an affordable price this apartment covered all three. newly renovated clean and fresh. gym membership comes with lease hours were great and gym pool and hot tub and staff fantastic. during all the snow storms we had Nick and his crew were right on top of it. All neighbors were also friendly . I had a great experience there and would highly recommend to a single girl or guy to a family they can accommodate everyone. Nick was great and kept his end of the bargain at the end of my lease no problems what so ever. Man of his word. Which is hard to find these days. And Tony can fix any problem that mat arise. I don't usually write these but felt I had to. Thank you
Well from day 1 Nick the property manager was great help and approachable, he made the entire process from applying to moving in very easy. A beautiful property in a great area, well maintained grounds. To top it all off Tony handled the few problems that came up with lightning speed. If the day comes that I need another apartment I will not even consider another place in the surrounding area.
My husband, cat, dog and myself have lived here for almost nine years and it has been a wonderful experience. Unfortunately we are moving this month for a new job opportunity on the west coast but when we move back to the NY area we plan to come back and rent at the Overlook again. It's safe, pet friendly and super quiet. Everyone is friendly. Management is terrific and is alway available. The location is one of the best as you are close to many hiking trails and some amazing restaurants. We are going to miss the cathedral ceilings and the feeling like we are always on vacation living here. We will be back!!!!
I've stayed at a community once where I was being charged for maintenance, parking, garbage removal, and even lease renewal fee, where at the Overlook, it was all included and there was no fee to renew. Management was very welcoming and upfront about everything, I really appreciated the transparency. The gym was included as well, which is a great perk but I barely used it, there are bike trails all around Piermont, which is awesome. Maintenance was great, on-call and fixed any issue I had pretty quick. Apartments are updated which is tough to find in this area, with good closet space. I do however recommend an on-line payment system and wood flooring would be phenomenal. Great experience/stay at the Overlook, I'd recommend it to anyone looking in the area.
Great stay here at the Overlook. Just renewed my lease, I was a bit frightful because some places hike up rents but the property manager (nick) kept his word and I renewed for another year without any increase. Tony the super is amazing, always prompt with maintenance requests. I don't know how this place was before the new management took over but they're doing an amazing job with updates and maintenance. Huge pro: water/parking/gym/maintenance is included (although the parking is non assigned)
I'm pretty skeptical of the 4 and 5 star reviews. I think they came from management themselves. Although the apartments look nice on outside this place is a NIGHTMARE TO LIVE IN!!! First the walls are incredibly thin. A neighbor can talk in a moderate voice and you can still hear there conversations. Imagine if you have an unruly neighbor throwing parties (like I had for 1 out of my 7 years here). So many people have moved out due to the same issue with the thin walls. Also if you live on a bottom floor your ceiling will sound like a bowling alley. Also you can hear the landscapers in the morning and it's really annoying. Second - The ventilation system. You will not be a stranger to the smells coming from your neighbors cooking as it leaks through the ventilation shaft into your bathroom. If you have neighbors that cook exotic and spicy foods you will definitely know when's their dinner time. The built in washing/dryer machine. You might be relieved when you find that you don't have to go to the laundromat. Only to find out for the first time that you can barely fit half a normal size load. You will have to run the machine around 3 times to do a regular sized laundry. Might as well go to the laundromat to save time. Bugs - If you have an apartment with a door to the outside (A third of the apartments do) You will get bugs (walking centipedes)during the summertime guaranteed no matter if you have maintenance look at it (they will not solve the problem). Insulation - If you live in an outside apartment as I described above, You'll have poor insulation during the winter cold air comes in through the cracks in the window and door. BEWARE THE FIRST IMPRESSION OF THE APARTMENT IS MISLEADING. THIS IS INTENTIONAL AS THEY WANT TO RENT THEM OUT. DON'T BE FOOLED. RENT SOMEWHERE ELSE!!!

These apartments are located in a beautiful area! It has a gym with a swimming pool. The apartments are lovely! Great space!
It's a really nice environment. Free gym, with a swimming pool. Also the water is included in the rent!
The apartments are nice and look fairly new. Nice kitchen and beautiful counters. Nice to have a washer and dryer in unit. Water is included. you pay gas/electric/cable. You have to go with optimum. The maintenance requests seem to be dealt with fairly quickly although there seems to be needs to call a little too often. Biggest drawbacks are the walls are paper thin. When the apartment above us alarm vibrates, you can hear it even though it's just sitting on their night stand. You can hear normal conversations and tv at a reasonable level from the apartment next door. The ovens seem to drive the fire alarm nuts. Every night or so you'll hear some one's alarm going off when using the oven even though there is no smoke. The biggest drawback is the price of rent. It's very high for the amount of space you get and they will raise the price on you at the renewal of each contract.
The Overlook apartments are a very nice place to live. First of all it in Piermont, NY which is a river town in Rockland county about 30 miles from Grand Central in NYC. Thats a quick drive when there isn't too much traffic. Its also only a quick drive to the Tarrytown Metro North station and the Bus to Penn Station stops about half a mile from the complex. Great commuter options here. The atmosphere is great with a wide range of people living here. Mostly working professionals, some with families, some retirees, etc. There is a gym with a pool located in the middle of the complex which is included in the rent. Every unit has an in unit washer/dryer, which for me is always a selling point. Some units have balconies others have covered porches. There is a very well maintained courtyard in the middle and ample parking. Very close to shopping, super markets, and many other amenities. It is slightly overpriced but I like it enough to stay...for now. Overall, Its a great location!!
