Property Ratings at Overlook at Sunset Point
If I could give it zero stars or negative stars I would. Moving in was terrible, they said the apartment was cleaned, it wasn't. The floor was sticky and the apartment smelled like cat pee. To get it fixed and the carpet replaced I had to get a hold of the health department and a lawyer. One of the employees had my husband forge my signature rather than wait and have him sign what he needed to and wait for me to get off work to sign my part. They have fees that aren't in the contract, we were signed up for something called conservice without our notice, that charges a fee as well. We were charged for not having renters insurance, even when we did have it. When we moved out and got out refund check from whatever was left over of our security deposit, it was a returned check, so the information on it wasn't right. And then they asked for a screenshot of my banking information. After speaking to them about the check and getting it all worked out, we waited for over a week for the new check. When I contacted them and asked about it they still hadn't sent it.
Everything fell apart within the first few months of living here. Everything is cheaply made

The website gives the illusion of a pristine neighborhood. However, the interior of the units are nothing but cheap masonry and cabinetry+appliances. Upon move-in, the fake wood laminate floor was littered with dead insects. The Air conditioner is a throw back unit from a old by-gone age. By no means efficient. They advertise new appliances. But mine are at least 10-20 years old. The stove alone is broken and junky, about 30 years old. The prices are absurd for the poor quality. The website application process is buggy. They require first months deposit and rent via money order. WTH? lol The Parking lot is littered with potholes. The staff is rude, but that is common for dumps. After providing my own renters insurance, they ignored my submission and proceeded to bill me for their own $37 renters insurance. Didn't show me where the unit is. Didn't perform move-in inspection with me. I can go on, but you get the picture hopefully.

You pay a lot for a very small place that smells. Then on move out they keep your deposit and charge you over double the original deposit for things they claim they did after you moved. They don't prove anything and it felt like I was being extorted. Pets run wild off leashes. Laundry was great if it worked but since moving to digital machines they steal money and are broken half the time. Don't move here.

All move-out fees and potential associated charges were clearly outlined within the lease agreement. You'll find it is not uncommon in the multifamily housing industry for the deposit paid upon move-in to be applied towards cleaning and repair costs when a resident moves out should the condition of the unit warrant it. Any outstanding fees or charges owed may also be subtracted from this balance. All charges due that exceed the original deposit amount will be owed at move-out. DO NOT MOVE HERE!! This complex is a bit run down. Missing blinds, dirty carpet and very small living spaces for the price. We made a mistake and underpaid by 30 cents. I was completely shocked at the aggressive tactics management used to collect this 30 cents. I would steer clear of this place at all costs.

This place is not worth what you'll pay for it. Even if the rent is cheap they have so many fees. Lived there a year and cleaned the place spotless when we left. They took our deposit and double that. Don't live here if you can help it. Smelly, noisy, and overpriced.

These apartments are very nice if you get an upgraded apartment. There is room for improvement on the dog park. They over water the park and do not fill the holes,every time we go there our animals come home muddy. They have maintenance members here everyday but have yet to fix the muddy problem.
I wish I could give no stars. They do not deserve it. Where do I even begin? First day moving in my apartment smelled of urine! Disgusting right? My apartment always smells of cigarettes or weed. It’s a non smoking apartment. I have a service dog and all her papers. She was approved before I even moved in. Three months later I get a call that my dog is unauthorized to live here. I figured oh maybe the person checking me in was new. I’ll take it back to them. I got them all the paperwork again. Two months later I get another call saying my dog is unauthorized to be here. I clearly explained that it’s a service dog and I’ve given them papers twice. I again took it to them. Three months later I get a three day notice saying me and my dog need to vacate. I finally called my doctor and had them talk to him. After living there for 8 months they finally approve my service dog. I have had 4 peeping toms since I’ve lived here. I contacted the police every single time. I brought that to the attention of the apartment complex and they said “tough luck” you can’t move out. Apparently since I didn’t call them at 2:00am when I was on the phone with the police and having someone arrested I cannot move it. I even brought it to the attention of maintenance and he said “oh yeah those bastards are always peeping through windows”. Apparently I’m not the first to complain. There is cigarette butts everywhere and trash scattered through the whole complex. Not to mention the pool is never open. DO NOT MOVE HERE!!!
This place is well maintained and quiet. rent is pretty cheap for what you get. Not much square footage but perfect for one or two people. the renovated apartments have very nice appliances and finishes. I currently live on a top floor apartment and have vaulted clings with an additional small window at the top that lets in a lot more sunlight. Overlook is on the top of a hill so the top apartments that are facing the south and south west have an amazing view of the city, salt lake, and mountains. The people in the office working here are very nice and helpful. This place is close to the mall and places to eat. Overlook has a nice big gym and a pool/hottub, it also have beautiful landscaping that is very well maintained. if your looking for a cozy apartment I would check out this place! just remember that every apartment has different finishes and renovations and depending on the area depends on how much sunlight the windows will let in. So overall overlook is pretty awesome!
Started in a studio here, it was small of course. We then moved to a 1 bed, only slightly bigger. I was disappointed that the 1 bed was just a large room with a door in the middle. In the winter the draft is so cold last winter I wore four layers of clothes just to stop from shaking. The community is very nice but some of the staff almost lead me to rip my own hair out. Most of the staff is incompetent, more than once our rent appeared wrong. When I tried to fix it they assured me all was well then I met with the same problem next month. When trying to work their new payment system it had a glitch. One woman in the office told me straight to my face that what I had seen on my computer screen did not exist. She refused to look at me when I finally had to go to the highest ranking person in the office to fix my problem, which still took far too long. In the end I would recommend these apartments due to the low cost and security of a roof over your head.
This Apartment complex has been awesome! We have been here for almost 8-months and in that time have experienced excellent service from management and all staff. Thy have been prompt courteous and helpful in all areas and both the swimming pool and Hot tub have been fabulous in my rehabilitation along with the weight room targeting my injuries after many major surgeries as this complex came highly recommended. We have a home elsewhere and choose to stay because of location, service, safety, quietness, amenities and awesome staff. Thanks to all who make this a great place to live and recover . Must be great as my neighbor has been here for 20 great years and loves it! He has excellent taste!
I have lived un a lot of apartments over my years, and usually an apartment over promises. But overlook is a really nice place to live. The grounds are very well maintained. The laundry facilities are clean and the machines are in excellent condition. The apartments are really nice, and i have a classic apartment too. The office staff are very helpful and aren't overly pushy. They work with you ande plain everything that you would need to know before you sign.
Great Place for the Generation Next to the Cold War Generation offering 5 Star Amenities In an Apartment Community !!!
