Overlook at Valley Ridge Apartments

One of the cleanest apartments in Southport it’s a good community and nice staff and it has a perfect maintenance and I recommend for every one.

I have lived here for almost 2 years and have had a positive experience. Maintenance has always been very helpful and fast in their response times. The front office has been clear on what they need and want from their residents.

Everything is great. If there is any issue that comes up the staff is great at listening and making sure we get what we need. The community is nice and clean and the units themselves are great

I strongly advise anyone considering this apartment complex to look elsewhere. The management is unprofessional, unhelpful, and lacks basic bookkeeping skills. They consistently overcharge tenants, fail to properly track payments, and refuse to take responsibility for their mistakes. If you try to dispute an incorrect charge, expect to be met with indifference or excuses. Communication is poor, and instead of resolving issues, they make it even harder for tenants to get fair treatment. Save yourself the stress and frustration—there are plenty of other places that respect their residents and handle finances properly. Do your research and stay far away from this mismanaged complex!

Apartment quality is great with all of the amenities. The front office staff are always friendly and helpful. The maintenance staff do an excellent job and come in a timely manner.

Felt like home the moment I walked in. Friendly, helpful staff, safe neighborhood and easy access to everything I need. I absolutely love it here.

It’s ok but it could definitely be better. If you get home after a certain time there’s no parking by your building and mainly that’s the biggest complaint I have other than that its a good community and you pretty much live near everything.

Great apartment complex. Sweet office staff, great maintenance team. Convenient Location with shops and restaurants. Quick neighborhood. Nice amenities.

Overall pretty good. Bike was stolen a few months ago, but other than that the community isn't bad. Hard to find a different complex that's this good for the price

I’ve lived her since July 2023. I have had little to no issues since and hope to continue that positive experience. Maintenance always responds so quickly and has always been so helpful!

I really love living at Overlook. The office and maintenance staff are really nice and helpful. I love the amenities that the community has to offer, like the pool and gym. I also really enjoy having such a spacious apartment with lots of storage. It is a very comfortable space to live in.

Friendly and helpful staff. Maintenance is right on any request submitted. Parking can be an issue but that’s to be expected in communal living. Pet friendly also. Best apartments I have lived in.

Overlook has been a great place to live over the past 3.5 years. Maintenance is fantastic, parking isn’t terrible, and the apartment is pretty spacious at a reasonable price. It’s not a 5 star because the amenities could be better - sometimes there’s a treadmill out of order at the fitness center- and the walls can be a little then if you’re on the first floor. The location is also nice as it’s right across the street from an Meijers and it’s only about 20 minutes from downtown. Overall I think this is great place to live.

I love the fact that everybody’s so nice and it’s been a great time living here. Hopefully one day we can come back since it’s a very nice area.

I have lived here for two years and recently it has seemed like the place is slowly going down hill. The yards and sidewalks are starting to look trashy. Parking has gotten even worse. The trash compactor is so small that some people pile their trash outside of it once it gets full which contributes to the place looking trashy. Appliances are old and outdated. The whole place needs a remodel for the ridiculous prices they charge.

It is a good community to settle down. I have been here for half a year and feel satisfied. The staff is also helpful and always friendly. like it

Parking continues to be an issue. Often parking an entire building or two away due to the parking spaces to apartments ratio. Very poorly planned. Unit insulation is lacking. High energy bills despite efforts to keep energy usage low. Can also hear everything your neighbors talk about.

It’s almost close to a year of renting here and I’ve loved every minute of it without a doubt. I have zero complaints of the neighbors or maintenance.

Great parking, the closet space is a good size for a 2bd 2bath option, and the location is right next to 1-65 and across the street from a Meijers which is really convenient.

We recently moved in. This was our first time moving out so we weren’t sure what to expect. The process was quite confusing at times but the leasing office addressed all of our questions in a timely manner and helped us get everything sorted out. There were some minor maintenance issues when we first got here that we were kinda disappointed about but hopefully they will get them fixed shortly. In the meantime we are enjoying our new home and are looking forward to exploring more of the complex once the weather gets warmer.

Amazing community, walking/driving distance from so many stores. Anything you can think of is less than 5 min away. The highway is also 5 min from the apartment complex!

Living here has been great, almost a dream. The lake is beautiful and serene. People are so friendly and always clean up after their pets. I enjoy the pool and the gym as well.

This community is amazing especially when the the new stuff are coming they are really nice people and working very hard for this community .

Overlook is a nice place to live in. Here are full of friendly neighbors, ducks, and sometimes Canadian gooses… Valet trash service could have more improvements like bigger bins. Overall it’s a economical friendly apartment to live in

Nice apartments for good prices! Beat my other offer by a long shot! Only lived here for about 3 months but really still love it here. Sometimes I do have issues but let’s be real who doesn’t?!

It was going pretty well, we've been here since July with hardly any issues. However, last week my roommate had their bike stolen from our front door. We've never had this issue before and a lot of other units have their bikes out in front as well. At least I know this area isn't the safest

Love the extra activities and events that have been planned recently! Definitely makes it feel like more of a community here at Overlook at Valley Ridge.

I feel like I can’t just say it enough that I love living here and the nicest people around my apartment and the leasing office. Everyone around is super caring and they are there Super fast when you need them .

Excellent i like the environment and atmosphere.apartment is very and neat everything is new in it and the office guy is very cooperative and helpful.

Apartments are at a decent price, but the appliances are outdated and the parking lots retain a lot of water in my area. The gym has had broken equipment (treadmill, fly machine) for a year now with no repair. Nothing special, just a regular apartment.

Easy move in process… Easy to deal with the office… Parking isn’t the greatest seems to be way to many vehicles for the community… Clean apartments.

The apartment is really nice, manager came in on a Saturday so we could get our lease signed, on his day off, only complaint is the neighbors. The people above us are pretty loud all day, but what can you expect when living in apartments.

Great Community and clean, the stuff is very friendly and quick and also it has a good location nearby store and interstate I really love it.

When I moved in 10 months ago, paying rent was pretty quick and painless. They took away the resident portal that worked so well. Now. Tell me why I need two separate log in credentials to pay rent? I log into RentCafe So I can then click on the payment portal to be taken to BILT that doesn’t let me log in. I’m a millennial, So I should be able to figure this out pretty reasonably. Nope. Been going round and round for 45 minutes just to pay rent.

It's great complex that rarely has any issues. Parking is generally very easy to find, even if it's not right in front of your door you're never more than a minute or two from your entrance. I have a first floor apartment and although the walls can be a little thin when someone is right outside my window, I don't have any noise complaints about my neighbors. We're right next to the highway and across the street from a major grocery store so it's also a pretty convenient location. Overall this is pretty great and affordable place to live.

From all the good experiences that I’ve had here it’s made me wanna renew my lease only because I’ve not had any problems unlike with other apartments, which is why I had a good feeling about moving here in the first place since everybody was nice from the beginning.

Terrible parking as it’s a free for all and not enough spaces for everyone. Appliances are severely outdated. Blinds are paper thing, as well as the walls. And now there is a fence preventing residents from walking over to Aldi’s to do any grocery shopping, which means one has to drive and then hope there is parking when they come back from the grocery. They fine you for big trash items but don’t have a scheduled heavy trash day and expect you to find a way to get heavy trash taken care of as if the fluctuation in rent makes it that easy. The maintenance staff are amazing, as always, though.

I really enjoy overlook! It feels like a safe place to live. And I’m thankful that if any issues come up, I can reach out to the office, and they (and maintenance) help solve problems as quickly as they can!

Pretty nice here. Had an issue with the rent being wrong, but thankfully the team here made sure I was taken care of. Neighborhood is nice and my roommate and I can't really complain.

Love living here. Rhe pool and grill areas are great! The office always answers any questions we have right away. The landscaping is always well done.

I really enjoy my apartment. It is very spacious, I like that there is a lot of storage space, and I enjoy the amenities like the pool and gym. It has been a really great place to live. I also love the convenience of nearby stores and easy highway access. It has been a great place to live.

Decent experience so far. (been here 2/12 month lease. The automated system charged us $300 more than what our lease was, but when we told management they said they’d give us credit so it’s all good now. Neighbors seem to be pretty nice

I love living at Overlook!! Quiet neighborhood. Great amenities. Friendly staff. Quick to respond to maintenance issues. Pet friendly. Great location. The list goes on and on.

The apartments are great. I just wish the residents would clean up after there dogs. That is why there are poop bags and trash cans all through the neighborhood.

The neighbors are starting to come together to solve issues and become a community. The staff and maintenance team are wonderful. My only complaint is the outdated appliances and the paper thing blinds

Great attentive staff in the office! Plus maintenance is always quick to respond to requests. Also, can't beat having access to a workout area, a pool, and a business center.

This has been the best application/move in process I’ve ever experienced. It was so great. Everyone we spoke with was knowledgeable and friendly!

Extremely frustrated. I put rent on auto-pay because of my busy schedule. I also travel 3/4 of the month and not in the area to deal with having to pay for rent in person. Why have I had to pay in person... because the frequent switching of which 3rd party app they use to pay rent via their online portal. However, these new links continue to not work for me. So I am charged a late fee because I cannot come pay rent in person at the beginning of the month due to my job and being out of town. I am extremely frustrated at this process. Not only that, when I call the office it is never answered by the staff and goes to voice mail. Plus you cannot opt out of valet trash. I can take my own trash out for $40/month esp considering I'm only here 7 days out of the month.

It’s seriously a great place to live, Everyone is so nice and there’s a lot of places near so it’s convenient. I’ve been here almost a year and haven’t had anything that hasn't been taken care of!
