Overlook at Valley Ridge Apartments

We recently moved in. This was our first time moving out so we weren’t sure what to expect. The process was quite confusing at times but the leasing office addressed all of our questions in a timely manner and helped us get everything sorted out. There were some minor maintenance issues when we first got here that we were kinda disappointed about but hopefully they will get them fixed shortly. In the meantime we are enjoying our new home and are looking forward to exploring more of the complex once the weather gets warmer.

Amazing community, walking/driving distance from so many stores. Anything you can think of is less than 5 min away. The highway is also 5 min from the apartment complex!

Living here has been great, almost a dream. The lake is beautiful and serene. People are so friendly and always clean up after their pets. I enjoy the pool and the gym as well.

This community is amazing especially when the the new stuff are coming they are really nice people and working very hard for this community .

Overlook is a nice place to live in. Here are full of friendly neighbors, ducks, and sometimes Canadian gooses… Valet trash service could have more improvements like bigger bins. Overall it’s a economical friendly apartment to live in

Nice apartments for good prices! Beat my other offer by a long shot! Only lived here for about 3 months but really still love it here. Sometimes I do have issues but let’s be real who doesn’t?!

It was going pretty well, we've been here since July with hardly any issues. However, last week my roommate had their bike stolen from our front door. We've never had this issue before and a lot of other units have their bikes out in front as well. At least I know this area isn't the safest

Love the extra activities and events that have been planned recently! Definitely makes it feel like more of a community here at Overlook at Valley Ridge.

I feel like I can’t just say it enough that I love living here and the nicest people around my apartment and the leasing office. Everyone around is super caring and they are there Super fast when you need them .

Excellent i like the environment and atmosphere.apartment is very and neat everything is new in it and the office guy is very cooperative and helpful.

Apartments are at a decent price, but the appliances are outdated and the parking lots retain a lot of water in my area. The gym has had broken equipment (treadmill, fly machine) for a year now with no repair. Nothing special, just a regular apartment.

Easy move in process… Easy to deal with the office… Parking isn’t the greatest seems to be way to many vehicles for the community… Clean apartments.

The apartment is really nice, manager came in on a Saturday so we could get our lease signed, on his day off, only complaint is the neighbors. The people above us are pretty loud all day, but what can you expect when living in apartments.

Great Community and clean, the stuff is very friendly and quick and also it has a good location nearby store and interstate I really love it.

When I moved in 10 months ago, paying rent was pretty quick and painless. They took away the resident portal that worked so well. Now. Tell me why I need two separate log in credentials to pay rent? I log into RentCafe So I can then click on the payment portal to be taken to BILT that doesn’t let me log in. I’m a millennial, So I should be able to figure this out pretty reasonably. Nope. Been going round and round for 45 minutes just to pay rent.

It's great complex that rarely has any issues. Parking is generally very easy to find, even if it's not right in front of your door you're never more than a minute or two from your entrance. I have a first floor apartment and although the walls can be a little thin when someone is right outside my window, I don't have any noise complaints about my neighbors. We're right next to the highway and across the street from a major grocery store so it's also a pretty convenient location. Overall this is pretty great and affordable place to live.

From all the good experiences that I’ve had here it’s made me wanna renew my lease only because I’ve not had any problems unlike with other apartments, which is why I had a good feeling about moving here in the first place since everybody was nice from the beginning.

Terrible parking as it’s a free for all and not enough spaces for everyone. Appliances are severely outdated. Blinds are paper thing, as well as the walls. And now there is a fence preventing residents from walking over to Aldi’s to do any grocery shopping, which means one has to drive and then hope there is parking when they come back from the grocery. They fine you for big trash items but don’t have a scheduled heavy trash day and expect you to find a way to get heavy trash taken care of as if the fluctuation in rent makes it that easy. The maintenance staff are amazing, as always, though.

I really enjoy overlook! It feels like a safe place to live. And I’m thankful that if any issues come up, I can reach out to the office, and they (and maintenance) help solve problems as quickly as they can!

Pretty nice here. Had an issue with the rent being wrong, but thankfully the team here made sure I was taken care of. Neighborhood is nice and my roommate and I can't really complain.

It’s a nice place to live. It’s very friendly with lots of caring people around. I have zero complaints about anything around here. Well put environment.

Love living here. Rhe pool and grill areas are great! The office always answers any questions we have right away. The landscaping is always well done.

I really enjoy my apartment. It is very spacious, I like that there is a lot of storage space, and I enjoy the amenities like the pool and gym. It has been a really great place to live. I also love the convenience of nearby stores and easy highway access. It has been a great place to live.

Decent experience so far. (been here 2/12 month lease. The automated system charged us $300 more than what our lease was, but when we told management they said they’d give us credit so it’s all good now. Neighbors seem to be pretty nice

I love living at Overlook!! Quiet neighborhood. Great amenities. Friendly staff. Quick to respond to maintenance issues. Pet friendly. Great location. The list goes on and on.

The apartments are great. I just wish the residents would clean up after there dogs. That is why there are poop bags and trash cans all through the neighborhood.

The neighbors are starting to come together to solve issues and become a community. The staff and maintenance team are wonderful. My only complaint is the outdated appliances and the paper thing blinds

Great attentive staff in the office! Plus maintenance is always quick to respond to requests. Also, can't beat having access to a workout area, a pool, and a business center.

This has been the best application/move in process I’ve ever experienced. It was so great. Everyone we spoke with was knowledgeable and friendly!

Extremely frustrated. I put rent on auto-pay because of my busy schedule. I also travel 3/4 of the month and not in the area to deal with having to pay for rent in person. Why have I had to pay in person... because the frequent switching of which 3rd party app they use to pay rent via their online portal. However, these new links continue to not work for me. So I am charged a late fee because I cannot come pay rent in person at the beginning of the month due to my job and being out of town. I am extremely frustrated at this process. Not only that, when I call the office it is never answered by the staff and goes to voice mail. Plus you cannot opt out of valet trash. I can take my own trash out for $40/month esp considering I'm only here 7 days out of the month.

It’s seriously a great place to live, Everyone is so nice and there’s a lot of places near so it’s convenient. I’ve been here almost a year and haven’t had anything that hasn't been taken care of!

So far so good. I moved into these apartments in the middle of July and have no complaints so far. The community is clean and diverse and the the Valet trash is a huge bonus.

Everything is perfect I recommend it the beautiful apartment to everyone the staff is friendly and a good management and also the maintenance team is very fast

Maintenance goes above and beyond. The office staff are fantastic! All calls to the office are answered automatically or messages returned promptly. The community is clean and orderly.

Great place to live friendly staff great service and they always fix any issue I have the pool is great I love being able to work out whenever I want

I’ve lived here with my sister since June of 2021 and overall the experience has been pleasant. The maintenance staff is great and pretty quick, parking isn’t terrible, and the staff is generally pretty quick to solve an issue of something comes up. The main reason it’s not 5 stars is because in the past few months, we’ve had several issues with the compact trash dumpster being broken. It’s usually down for 3-4 days at a time and there isn’t always extra dumpsters rented while we wait for it be fixed. This is definitely frustrating because it’s not like our valet trash fee is discounted for that month even though the service is not provided. Outside of this, this is a great place to live. I’m in a 2bed/2bathroom on the first floor and both rooms are pretty spacious. I also appreciate the outdoor storage space we have with our patio and overall this has been a pretty safe place to live.

I love this community it is very clean and quiet. The office makes sure it continues to look nice. I would recommend this property to family and friends

Love living here. Property is well kept and community is quiet. Pet friendly as well which makes for an even better experience. Also provide perks for paying your rent on time. Amazing!!!

Love the apartment.Very nice and cozy.Nice neighborhood and neighbors.Love sitting outside on the patio just to relax.when my children visit they tell me how nice the apartment looks.I like that a lot of places are close by and I don’t have to travel very far to the stores.The people at the office are very kind and friendly.

Nice environment, decent community. Great space, roommate and I like it. We’re near a lot of stuff, so it’s nice being able to not have to drive far. Only issue I would say is the price

I have been very happy with my experience here. Always been very professional. Only issue is neighbors smoking weed and smelling it in my unit.

Landscaping is always done right and looks nice. Front doors all just got repainted. Parking is never an issue. Close to everything. Great place to live!

I love living here. The grounds stay clean and issues are taken care of immediately. It’s very quiet and the staff are awesome. We have a lot of activities as well. I’ve been here almost 2 years and haven’t had one issue or seen any issues within the community.

Move in was great and the apartment was all clean when we moved in! The office was kind and patient with us when checking in and very informative.

We just love the space that we’re living in and it’s not only friendly for us. It’s also super dog friendly with really nice neighbors were great to get along with.

The trash compactor is always breaking so then we get trash that piles up. The maintenance crew is awesome and they make sure the property stays clean.

I think it would be hard to give any apartment complex more than 3 stars - that's just the reality. The pros of living here: maintenance staff is GREAT, neighborhood feels safe, the pool and gym are very nice, and the office staff have taken my concerns over some neighbor issues seriously and have gotten them resolved in a timely manner. The cons - poorly insulated apartments so I hear every little thing going on outside, not being able to opt out of the valet trash service/trash fees that go with it, and the BIG one - not being given a major break on rent after living here for many years and always paying on time.

Staff is friendly. Good location. Close to everything. Some residents like to throw their trash beside the trash compactor instead of putting into the compactor, but this is not really a reflection on the apartments.

Just moving in and the unit is very spacious. The high ceilings are especially nice and the amount of closets for an apartment is so nice. We had a few issues with our hot water upon move in and maintenance was very quick to assist our issue. So far so good.
