This property is poorly managed. The staff is as trash as the garbage that piles up outside the dumpster. The property is poorly maintenance and there’s garbage everywhere. The management team is rude and isn’t proactive in doing their jobs, until it comes time to evict someone. The gate is always broken and they’re a are frequent shootings in the area. The price I’m paying at this location I could be easily paying closer into the city for a nicer more peaceful place. By newly renovated they mean cosmetic work and barely that. It’s not worth it.

You’ll regret it. There is constant water issues, constant trash issues, maintenance is unreliable. They pick and choose what they want to fix and they come whenever they want. Terrible place. No management change will help. They are more concerned with money and image. If you see good reviews they most like ran a raffle or something to get positive feedback. AVOID IF YOU CAN.
The units are newly renovated with plenty space. I feel safe in a gated community. We have had trash build up but it’s going down now that we are doing valet trash pick up.
I have never lived in the conditions such as the ones provided by Overlook Ridge. This place is infested with roaches. Management will send out pest control, who I’m starting to think is just spraying water or something. The will offer to do a “clean out” but can only do it on their time and you have to be out of your home to do it (so if you’re working from home rn, good luck) Roches crawl up and down the walls... they will crawl across your bed... tv ... doesn’t matter.... y’all share the place.. if you still choose to live here I’m assuming you don’t mind having hundreds of mini roommates. If this site allowed videos, I’d post them for you
My apartment got broken into by some little boys in the neighborhood they stole everything my clothes, my baby’s clothes at the time I was pregnant they have no safety no security no cameras nothing I was gone for one night only came back In the morning everything GONE
Don’t waste your time. Run don’t walk. You’d regret it. Poor communication. Untimely completed work orders. Roaches. Roaches. Roaches. Staff NEVER answer the phone. Slow at responding to emails/returned calls. Pool has been locked down for unknown reasons. Safety at risk. Loud at night. Loud during the day. Loud music during the night. Trash left on stairs/walk-way from pple who don’t reside in your bldg. You have to step over pple just to get up the stairs to your apt because they’re sitting and hanging out like they own the stairs. School in the zone rates a 2 out of 10. All of the signs I saw prior to moving in- I should’ve taken note. As far as communication with leasing office. I haven’t made a lot of bad decisions, but choosing to live here is one of them. I haven’t had much experience with Shannon. However, she told me if maintenance told me they’d come back to complete work in my apt then they’d be back. She said to call back by 4p if I haven’t heard anything. Guess what- maintenance NEVER showed up and the office DIDNT answer the phone. I called for 5 minutes back to back. Believe the other bad reviews— they’re ALLLLLLL true. I’m leaving soon. ???
Everything they advertised does not work like the car wash, front gate, pool has never opened in the three years I have lived there, the fitness equipment has been torn up since I moved in, maintenance takes 1 to 3 to get to you work order. They have been through a lot of personal in the management office since I have been there. There is one corporate women I had a run in with nasty women thought I didn't need to know her. Chick I pay my rent to yall I need to know who you are. They are very rude and unprofessional in the rent office and you never receive your water bill on time and they try to charge you 100.00 for a late fee for bills you never got. 7-25-2016
I was introduced to this property nearly 3 years ago . Since Ive been here management has changed 3 seperate occasions without any notifications to any of the residents ! During my tenure here the water bill has been a major issue . One minute their charging their own fees the next their adding additional charges that were not agreed upon in the lease agreement ! The staff acts as if they are knowledgeable of their duties but its very obvious that they have not a clue ! I requested on many occasions for repairs to be conducted in or on my apartment unit . Maintenance response has always been very slow and the quality of service is unsatisfactory ! When I requested a conference with the representative for cooperate office I have been disappointedly let down because they failed to do so ! Prior to my relocating to a lower unit due to my special accommodations they stop accepting my water fees due to failure to have a legit water meter reader come out and read the meter accurately . Management also accepted fees that were not applied towards my bill and they have yet to reimburse any money due back nor applied towards future water fees ! Ive asked each and every month prior and present management to please review my concerns and each time I was assured that my account was in great standing and that I owed zero balance ! Now here we are yet again with new management and again Im being wrongfully charged with fees I am not responsible for ! I have been a unit that the water was extremely dirty and unusable for several months ! Therefore prior management made it clear that no water fees would be charged nor applied to me since this was going on ! Nearly a month ago they finally replaced the hot water heater and I still have issues with the water being unclean . I have went to the management time and time again but no satisfaction ! Now new management has no clue of whats has taken place prior to their arrival and displayed my concerns to rectify the problem except by charging a fee that prior management failed to state as void ! I will be aggressively but respectfully addressing this matter and plan on contacting the owner of the property as well as any local news channel if need be ! I plan on moving once my lease is up next year !
I was uneasy about moving here from the get go because of the area it was in, but it was short notice & we had to find somewhere quick because our lease was almost up. So, upon viewing My 2 bedroom roommate style apartment, I fell in love & I decided that it would be okay for the time being. Also, I don't have a car so it worked out perfectly because the MARTA bus comes directly in front of the complex plus the transit station is no more than 10 minutes away (within in walking distance). The rent office staff was very helpful, I was able to build a camaraderie with them. After a few months of being there, I noticed that I was under the wrong impression. Contrary to where it is located, the complex is really quiet & serene at night. I haven't experienced any burglaries since I've been there but My neighbor's apartment was broken into & I believe that was an isolated incident. Now, that I've been here for 2 years I am NOT happy. They've gotten a completely new staff who I'm not sure how I feel about. They aren't as friendly as the others & they came out of nowhere, one day I went to pay My rent & there were just new faces. No notice. I have been asking them to fix things for months, that are still not fixed. The pool hasn't been open since I moved in & they continued to tell Me that it would be. Also, upon the new staff coming in new charges (that I wasn't paying before have been added) such as a "Laundry Facility" charge of $40 but I do not use that facility to wash My clothes, so why do I have to pay that? My lease is up in October & I am currently apartment searching, so excited to be rid of this apartment!
These apartments I think there nice looking,they have 1,2,3 bedrooms.I like the price range it fits me.the mantice man work evreyday its very convince.they have stores restaurants and nice places to eat and also it has a good bank and it is around southwest atlanta.Marta bus come and go right of the apartments to the train station that we call h.e Holmes.From the apartments u can access alot of places as in the airport that goes in and out of state.we have a nice swimming pool.and management Is good
