I’ve been living at Overton Rise for some time now, ( lol 2wks) and I must say, it has exceeded all my expectations. The location is fantastic, with easy access to nearby shops, restaurants, and entertainment, yet it’s tucked away enough to offer peace and quiet when you need it most. The building itself is modern and well-maintained, with excellent amenities that make everyday life both convenient and enjoyable. Whether it’s the state-of-the-art fitness center, the beautiful pool area, or the cozy community lounge, there’s always something here that adds value to my experience. But what really sets Overton Rise apart is the exceptional staff, especially Hallie. From the moment I first toured the complex, she went above and beyond to ensure that all of my questions were answered and that I felt comfortable with the leasing process. Hallie has a warm, approachable demeanor that made it easy to communicate any concerns or requests, and she handled everything with a level of professionalism that I truly appreciated. Whether it was offering insightful recommendations for customizing my apartment or responding quickly to maintenance requests, Hallie was always there to assist, making my transition to Overton Rise smooth and stress-free. The management team, thanks to Hallie’s leadership, is proactive and always attentive to the needs of residents. They’ve created a sense of community that makes living here feel more personal and welcoming. I would highly recommend Overton Rise to anyone looking for a place where modern living meets outstanding customer service. Hallie and the rest of the team truly make this complex a place to call home

I’ve lived here close to a year now and what I love most about the complex is the location, the amenities, and the unit is very spacious for a 1/1. The parking garage gate doesn’t always and the hallways can smell like trash sometimes due to residents just leaving their cans out all day. My biggest issue is that these walls are not at all soundproof and you can hear EVERYTHING. I just so happen to live underneath the world’s most toxic couple - I can hear them argue, tussle, stomp, slam doors etc. even until the early morning. I’ve expressed my concerns with the staff only to hear “we will reach out” and I’m sure they don’t/never did because the noise still continues. I doubt if I’ll be renewing my lease if I can’t get some relief. Earplugs don’t even help with these people.

I lived at Overton Rise for two years before moving out. Units are nice, but on moving out, they told me they had "video proof" of me leaving furniture at the dumpster. they told me either to get a police report to review this "security footage", pay $300, or move the furniture. I left work early to talk to the leasing office and was met with an incredibly rude front desk. after getting nowhere, I left for the police station only to get a call that they "found who the person responsible is", despite the irrefutable "video surveillance" that proved it was my doing. absolutely the most egregious accusation I've ever had against me and the most unprofessional and rude staff interaction. I do not recommend this apartment complex. you can do better.

They do not screen applicants sufficiently. Residents don't care about the security doors or parking lot gates, as they are regularly damaged or not working correctly. I had my cable disconnected because the previous tenant owed so much money to AT&T. A former tenant's child started a fire when left alone, evacuating the building at 3 am in February of 2022.

Hidden charges!! Terrible office staff. Dog crap everywhere.. smells like weed. Thieves frequent the place.. did I mention hidden charges.. beware

They will rip you off! They will not stop charging me and I've been gone a month!!@ i just paid them the final bill. So I thought.. now it's another 122 bucks. Stay away from this company! Cuddy me way more than it should have to just leave this place and move somewhere else. I never pay late and it isn't because I'm broke and can't pay but there's a line and they crossed it numerous times during my stay and while I moved. They made it difficult and very uncomfortable. They even told me once that I couldn't have company!! Imagine that.. oh well maybe after this last money they will leave me alone FINALLY

I absolutely love this place. The pool is great and the grounds and maintenance team are quick and always willing to help in any way that they can. I always look forward to having family and friends over in order to show off my place. The location is great you’re literally minutes from the battery ad convenient location to jump on and off the interstate. Definitely the best apartment and community I’ve ever been part of.

My AC broke in May and was not properly fixed until August. Hose under sink broke and was fixed, then maintenance came and “fixed” it again after I had confirmed with the leasing office that my maintenance requests were all closed. Fire alarm system goes off randomly at any hour of the day. Gate breaks often.

PLEASE RUN. In addition to all the other bad reviews, the office staff is very deceptive and conniving. DO NOT fall for the 4 and 5 Star Ratings. I am willing to bet they begged tenants who do not know any better to write them. I can attest to this because they begged me when I first moved in to go online and write a good review. They will never resolve any of your issues. The property is falling apart and nothing ever gets fixed. In addition to ther faulty alarm system, the trash compactor is always broken, nasty and dirty, and the hallways are only clean near the office where the potential new tenants can see. They will try and bill you for every single thing, including the amenities that are marketed as free, so please pay attention to every single bill and all of the unexpected charges. Overton Rise treats their tenants with so much disrespect and will debate with you about issues they know are unresolved. Do not waste your time contacting corporate because they support this nonsense and actually are the ones implementing the manipulating rules. If anything breaks (not by any fault of your own), just know you will be held responsible and have trouble getting it fixed or replaced. Wolves in sheep clothing.

I lived at Overton Rise for almost 2 years-- would live there again and would recommend! For the great location and quality, it is reasonable price-wise. Being a "Preferred" community, they offer extra services that I wish I took advantage of more. My unit (1Bed/1Bath, ~800 sq ft, 3rd floor) was beautiful, had high tray ceilings and big windows, stacked washer/dryer, coat closet, and a porch. Kitchen looked good, had stainless appliances, tile, pantry, cabinets, and I think granite countertops. Pool area, courtyards, and gym were nice and well-kept. Noise was sometimes an issue, but I never though it was a problem at all. Good parking for residents and guests. Great, friendly staff. They regularly held socials, contests, and exercise classes. Maintenance usually responded quickly (didn't need it much). Never had a bug issue. If there were incidences (which happen anywhere you go), it was always addressed and responded to quickly. I never felt unsafe though. Right on 75 and 285 (but little traffic noise). Easy access to Midtown, Buckhead, Smyrna, Vinings, Marietta, and Sandy Springs (all ~15-20 min). I think I saw a school bus stop there before too. Close to good food and entertainment areas, the Battery/Braves Stadium, Chattahoochee River Nature Reserve, tubing on the river, nice fielded area next to building, and a walking/ running/ biking trail across the street (you can check out bikes from the leasing office). Thanks Overton Rise for making my time there great!

My roommates and I lived at Overton Rise for over a year and a half and overall had a wonderful experience. Most of the office staff is outstanding and eager to help with any issues. They are also great about communicating any property improvements being worked on. Maintenance is great - we didn't need them much over the year and a half, but when we did, they were prompt and efficient in dealing with our requests. The units were spacious with luxurious details and very well priced for the convenient neighborhood, where you're close to the battery, 285 and 75. We would've renewed for another year if there was a Marta train station close by. Overall, a great experience - we would recommend to anyone!

NOT worth the price. Surprised at some great ratings below Must have been created by the staff. Scroll thru and you will see the real deal. Very noisy apartment complex. Faulty alarm system and paper thin walls so you may never sleep at peace in this place. I called the office about a noisy neighbor upstairs NO ONE even returned my call about it. In defense of my neighbor it sounds like they have a toddler who runs non-stop, so it may be normal play. It is the poor construction that is to blame for us hearing everything from every neighbor in EVERY direction. Faulty construction also led to back flow of sewage into my bathtub ( they got a professional cleaning crew for that). The mail is also a BIG problem. The postal guy has some issue with building so he will quickly return your mail if you are away for a week and he refuses to deliver packages to door. The staff is also another problem will packages. They accepted my Amazon shipment but never called to say they had. I called Amazon to report it stolen. When I called to ask office about any reports of stolen packages is when they informed me they had 3 of my packages!! They are too busy to call a tenant to say "Hey, we have some of your packages"! Now I know to call when I have a shipment coming. With regard to security, the key fob system is often not working and you can just walk into building because doors in garage are often open/not engaged with the electronic locking device. The only time I have seen security, is to enforce the rule of no one in the lobby after 10 pm. The security guy is a cop who was "standing his ground" for me to leave even though I was quietly on a business call at 10:40 ish. When I called the office to report his argumentative, rude attitude the staff informed me no one is allowed "their" office area after 10 and she proceeded to tell me how well liked and competent the guy was. I guess it is above the comprehension of Overton Rise to understand that other LUXURY buildings have rules against behaviors..( eg no parties after 10pm or no music after 10 pm) not tossing out quiet, rent paying tenants on a call for business that allows them to pay the rent. Wish I had written a review before to save some potential renter the headache. As previously reported by other reviewers, the staff is in place primarily to get you to sign a lease and I guess to pretty much call you a liar when you are calling out the rude behavior of one of their own.

Overton is a beautiful place but very poorly built. When my lease is up, I'm moving out immediately. You can hear every single step above you and any music or tv from the units beside you. The staff cannot do very much to help - the building is just very poorly constructed. Don't move in here unless you can sleep through anything.

We have lived at Overton Rise for a little over six months and we absolutely love it. We transferred here from the sister community in Houston TX (we have been with Preferred Apartment Communities for a very long time - they are amazing) and it was definitely the best choice; we are currently buying a house and it will be be bittersweet to leave this place. The complex has remote entry and is very safe and quiet. The only things that I could maybe complain about are the doors on the individual units (they are designed to close on their own and sometimes slam if you don't catch them in time) and sometimes the residents do not pick up after their pets. However, the staff does an excellent job of cleaning around the complex and are very friendly and courteous. The office staff are superstars! It's nice to walk into the office and be greeted by name. One thing I really love is their resident portal; everything is literally at your fingertips. They live up to the name "Luxury".

We have lived at Overton Rise for over a year. Extremely quiet,clean and well maintained. Enough cannot be said for the kind and courteous staff who go above and beyond to assist. Maintenance request are resolved quickly. Great access to Interstate, restaurants, movies, shopping, and Braves Stadium. Traffic in and around the area is not a problem. If I were choosing again, I would choose Overton Rise.

Been here 3 months and the staff is great! The location is great to avoid the new stadium traffic. The management hosts events that pertain to each type of resident (dog owners, workout enthusiasts etc). They are responsive in emails and address resident concerns quickly. If you are looking for a great place near Suntrust this is the place!

Three false fire alarms in the middle of the night over eight days have motivated me to provide some advice for future residents of Overton Rise. Based on comments listed on Apartments.com, the Overton Rise Leasing Team indicated, "We have worked directly with the Fire Marshal and vendors and we are confident that all is well and [false fire alarms] will not be a concern again." Seven months later, the problem has clearly not been resolved so I suggest that you invest in ear protection and store near your bed. I prefer ear plugs AND over-ear headphones. These may also be useful to silence your neighbors, given that the construction of the building allows for sound to travel freely from one unit to the next. In addition, I would consider researching methods of home protection and defense that best fit your needs. There was a rash of car break-ins during my first week at Overton Rise that was presumably unresolved (we received no update) and while there was a police officer that periodically parked his cruiser at the apartment, that has since ended. This has been replaced with a single security guard that is typically absent, sleeping, or texting while sitting in his/her vehicle. There are a couple surveillance cameras pointed toward the often faulty and wide open entry gates but you are on your own anywhere else. Activation of the in-unit security system is extra and expect your renter's insurance to spike upon renewal due to the number of claims being made at the property. Door sensors on some entries will give you a momentary sense of security but because many doors around the property do not automatically close and are frequently left open, anyone can easily find their way in from the street. To future residents, good luck.

I am writing this review right after waking up from my most horrible night spent at these apartments. This is the second time I m writing a review for this apartment. I was stuck here because of the 13 month lease I initially signed . The first few months there were false fire alarms and I thought I should not extend my lease here but now when it is near to end of my lease period I feel like I must have broke the lease term and left this place. the fire alarms issue became so horrible now, it was like every 2 months initially but now it is every sunday midnight . This weekend I came from a vacation and was super tired ,guess what I couldn't sleep at this place as the fire alarm went off once at 1 30 AM and again at 3 AM on the same day. Management is clueless , they send you email apologizing now and then for the alarms but never really solve the problem, may be they should stay at this place and know the pain. This place is expensive, forget about fancy amenities such as pool, barbecue and things like that you do not even get the basic functionality of a common apartment i.e peaceful , noise free nights.

I'll start with the positives. The staff is very friendly and helpful and the entire place is very aesthetically pleasing. However, since moving in about a year ago, I have constantly questioned the actual craftsmanship of the building. There is entirely too much noise coming from apartments above and adjacent to you. The courtyards are designed so poorly that every conversation can be heard even with closed doors and windows. Doors require a key pass for entry for safety, but one of the doors from the parking garage does not latch properly (so what's the point?). Most of the complaints are marginal and almost forgivable compared to the real deal breaker. The fire alarm has been constantly faulty since moving in. Several times, in the middle of the morning on a work night, the fire alarm goes off. You can't just ignore it, it is extremely loud, causing you to evacuate the building. Every time, we get an apology email and assured that the problem will be fixed, but it keeps happening. It has happened more often than not at least once per month. The scariest part is how bad the response time of the residents has gotten. The last time it happened, fewer people came out to the sidewalk and it took them much longer than it should have to get outside. What if it eventually is a real emergency? Overton Rise is not worth its "luxury" price, you've been warned, look elsewhere.

In my opinion, this place is horrible, the worst apartment experience ever, where poor construction (you hear almost everything your neighbors do) meets poor management (they do not appear to care about you, only trying to keep residents from leaving), meets a faulty fire alarm system. We have been ripped from our beds on at least four occasions in the last 9 months, in the middle of the night, due to a faulty fire alarm system that someone has repeatedly failed to fix. Counting down the minutes til I'm out of this place. With that said, if you enjoy hearing your neighbors' dance club at all hours of the night when you are trying to sleep, enjoy the ear-piercing screech of false fire alarms at 2 am, appreciate ineffective management who I deem to be passive-aggressive, and relish the thought of paying luxury prices for a stressful experience, look no further...this is the place for you!!!

After we experienced the fire alarm malfunctioning for the 2nd time in two days I have decided it is time to write a review. My husband and I have only lived here 6 months and we cannot wait to move. The fire alarm sounding in the middle of the night, other tenants that don't pick up after their dogs, the guest entry gate not working for weeks, and the constantly malfunctioning entry gate...enough is enough. It seems each week there is something new to add to the list. The only positive of this community besides location is Brooke from the front office. She is always extremely helpful. If you do decide to check this place out I suggest you work with Brooke. The other front office people are not helpful and I find them quite rude. Counting down the months until my lease is up!!!

I moved here a few months ago and took advantage of a great move in special. I was surprised that even though my unit faces I-75, I cannot hear the traffic. The fire alarms were a little annoying, but with new construction that sometimes happens. But luckily the alarms seem to have been taken care of. I love the fact that Overton Rise is pet friendly! My dog loves going to the office to say hi to the leasing staff and get her treat. I am extremely happy here and will renew my lease when it is time. SO happy I did not let the negative reviews hold me back, because I do not know if I would be this happy elsewhere!!!

Overton Rise offers a convenient location and sells you on great amenities. Their management office has great customer service and responsiveness right up until you sign your lease. Have questions about your new home? You have to chase down someone in the office for an answer. And there is no guarantee they are providing accurate information! Clearly they are concerned more with locking you into a lease than keeping happy tenants. I agree with previous posts about common area cleanliness. Hallways are a mess and outdoor common areas are neglected. Overall a big disappointment once I moved in.

The apartments are fine, not the best workmanship in the units, but the real problem is the building itself. The fire alarms have been a constant issue since the place opened in the fall/ winter. The staff has not been upfront about the issue blaming a resident at one point when the issue was some sort of malfunction. There has been no rent concession for all of the interrupted sleep. Also the common areas are a complete wreck. The trash areas smell and the hallways are not regularly cleaned. During the summer weekends it seems there are no rules at the pool with tons of non-resident guests with competing loud music. I literally cannot wait to move out. I recommend taking a look at other buildings in the area as the location is convienent. This is absolutely the worst building I have ever lived in which is a disappointment because I had high hopes for such a new place. I will say the maintenance staff is wonderful and I personally hope they find another place to work! They could do much better than Overton Rise.

Nothing is ever perfect for everyone, and you always find little annoying things that you disagree with. This place is no different, but there are so many positives that out weigh the little things. I'm loving most things including the location, the amenities, the secured parking, dog friendliness, office staff, trail access. My apartment was brand new so no complaints there. Would definitely recommend especially if location is a high priority.

I moved here right when my building was completed so I was the first to live in my unit. I like the size of my 1 bedroom. I also like that I can park on my floor so I don't have to use the elevator. Noise is a problem. I can hear every step my upstairs neighbors make and I can hear their music when I'm getting ready for work in the morning. Another neighbor has a seriously loud stereo system that they blast from time to time and my apartment shakes. Exterior gates are often left wide open so I'm not sure how secure the building is. There is no easy move in route for my building so if you move in be prepared to walk a distance with your furniture before you make it to your door. The amenities are great! Love the pool and the weight room! I also love the courtyard! I'm a runner so I take the trail to the Chattahoochee and it's amazing and peaceful as well. Leasing office is nonchalant but they are only there to lease apartments so if you aren't a new customer that don't care. They can only do what they can anyway and it's the same for leasing offices all over the world. I'm pretty low maintenance so this place works for me. Minutes away from downtown and buckhead and local shopping. I think it's a great place.

I have lived here for 7 months and so far I have enjoyed living here. This is a great place for well-paid working singles with pets. There is a nature trail across the street to walk, run, or ride bikes. The staff here is great, no major issues. I just wish my neighbors would close the gates behind them. There is an onsite courtesy police officer which is nice for added security, and a security officer that patrols the gated parking garage. The area is growing. We are close to the new Braves Stadium and have easy access to the highway. My dogs and I enjoy sitting on the patio watching the world go by. I wanted a place to live that was closer to work and that was brand new. I don't plan to live here forever; however this a good place to reside until I can figure out where I want to live permanently.

Overton Rise apartments are great. We love that there is a covered parking deck with controlled access. The complex is very pet friendly with treats in the office. My dog, gets excited when he's sees the staff because he knows he's getting a treat. The staff is very friendly and welcoming. The pool is awesome with chairs in the water. There is a cabana out by the pool with grills and bar area. Great for entertaining. VERY convenient access to 75 and 285.

I came to Atlanta to visit my cousin who is renting a space in this apartment. When i stepped into this complex I was amazed and in awe, I have never seen an apartment with a two floor lobby! If you want to talk about setting the tone of what is to come the lobby definitely exceeded. With the open area to sit and lounge and the Starbucks coffee!!! I love Starbucks and they had it downstairs of an a apartment! Yes, an apartment, but let me move on from that to the pool area. What an amazing pool area and they have an outdoor fire pit too! The apartment space itself was spacious and beautiful! The kitchen was my love of my stay that kitchen made me feel like the ultimate chef with the clean finishes and stainless steal. Also, i won't forget every girls dream of a walk in closet which I visited quite frequently. This place is truly amazing and definitely has my mind organizing the next move!

My first time in Atlanta and I stay with a friend in this apartment. The apartment was amazing! From the moment you step into the lobby, you are greeted with a luxurious ambiance, with the open lounge area, computer area, outdoor patio seating and even complimentary Starbucks coffee. I was amazed with the gardens and hiking trail for my daily workouts even the 24-hour gym. I loved the outdoor pool and when I found out it was a salt water pool!!!! (Let's take a minute for that to sink in). How great is that! Who has a salt water pool in there apartment. I can't even forget the amazing service never heard of someone coming up to my apartment for my trash!!! What this is better than a hotel!!! I am definitely planning within a year to move to Atlanta and Overton Rise Apartments is at the very top of my list. This apartment does not compare to anything I have looked at before and I am truly excited to have a future living here.

The property is very well maintained. The pool is HUGE and has a great grilling cabana. I have a one bedroom apt and the layout and size is perfect for me and my small dog. The appliances are all brand new and stainless steel. There is even a microwave over the stove. This is a pet friendly place with doggie pick up stations along the property. Along with the pool is a courtyard that has a grill station and fire pit. I can't wait till it is cooler outside to enjoy it. The parking garage has a security guard at night and the complex is very well secured. Also great fitness room except you can't change the channel on the tv. But it has wifi so I watch shows on my phone while on the treadmill. Great friendly staff! Cons: No storage closet on the patio, but you can purchase a storage closet that is close to your apt for a rental fee.
