Excellent location. Friendly stafff and professionally managed. Recently built community with ammenities, upgrades, spacious floor plans, competitively priced, close to theme parks and area attractions, fine dining, main roads and highways, and appears to be a great place to live in!

Wow! I’ve lived at Overture for three years, coming down from the icy cold snowy weather of Ohio! Living here is truly like being on vacation every day. The resident amenity spaces are something out of a magazine and they’re open 24 hours! You can NEVER be bored or lonely here, there is always something to do, and always the ability to add something to the calendar like I did with our book club and garden club! The stellar staff is always ready to help and always creating a friendly and fantastic calendar full of events. They just refreshed all of the landscaping with beautiful mulch by a new company ‘Raynor Shine’ and it looks just as good as our garden does right now… fantastic! They are also upgrading our pool cushions and pillows throughout the entire pool deck area and it will again continue to elevate the community to the resort style place we all know and love! There’s no better place for me to call home!

My experience with dealing with the aftermath of the hurricane was horrible! Our manager didn't even show up until the Monday after the storm even know she knew that multiple units were damaged. She just gave us the emergency number to call. You think she would be concerned and even just by touching out to us. Nope, not here, and I don't think she really cares.

Overture Hamlin is more than renting an apartment, it is a new lifestyle. All the social events are scheduled so that that the renters can get to know each other and enjoy a fun time together. A large social hall is available to renters at no cost, for any occasion you may need it for. I did it for my Great Granddaughters first communion, and it was a complete success. Everyone that attended had high praise for Overture Hamlin.

I thoroughly enjoy living in this community - for the most part. I've made a lot of friends here and have the opportunity to enjoy the activities, if I so wish. Overture Hamlin is a unique upscale living facility for adults that have the amenities of an assisted living at an affordable price. As many other residents here, it is difficult to downsize with the same amount of comfort if a larger house. However, it is easier when you have more time Because I no longer have to do the upkeep

I can not say enough how my living in this resort style environment has enhanced my life. Between the friends I have made to the exceptional staff running and maintaining a safe, fun and clean home for us to enjoy. The warmth that the team here provides is beyond my expectations. Hector always goes above and beyond to maintain the property. With each of them possessing skills and knowledge to maintain the property with a smile every time you see them. Ciara continues from the first new resident prospect steps on property to the day of move in and beyond with her warm, contagious smile and bubbly personality! Our property manager Kristin is a breath of fresh air. She is extremely knowledgeable, warm, friendly offering great open communication and amazing at listening allowing us to feel heard. With Hallie as the Life Style Coordinator is an another awesome addition to this team with great events and activities. There is no stopping this awesome team. ! Our stay,third year, has been quite satisfying.We have nice community, nice office staff and excllent maintainence team. Living environment is is very good.The activities keep us busy all day. New businesses have come up since last year, a bit more traffic but it is managable.

From my first visit inquiring about an apartment on a Wednesday until my move in and after, the office staff was very helpful to meet my needs since I was hoping to move in quickly. After speaking with maintenance, Ciara assured me that I could move in Saturday and I did. Since then, the entire team, office and maintenance, has been friendly and accommodating. Although I work, there are many activities I can participate in that help me meet my neighbors and feel as part of a community. I am grateful every day that I can say Overture Hamlin is my home!

I moved in when the property was built and I’ve been here ever since. I enjoy the garden club and grilling in the egg and pizza oven. Kristen, Ciara, and Hailee are the best team we have had so far. The events are fun and I love to party! Walking to work is convenient and the bank is a short walk away! I love Overture Hamlin!

Overture Hamlin is a friendly and fun environment in which to live. There are many wonderful activities in which you can participate. The staff is wonderful and friendly. Also there are stores and restaurants close by some in walking distance. This is a great place to live and make new friends.

This is the place to be if you’re looking for a 55+ community. From the customer service the minute you arrive to the lobby, to the activities everyday. There’s nothing not to love about Overture Hamlin. The same day maintenance service cannot be matched. The beautiful amenity spaces that you have twenty four hours access to, and the heated pool are just a few of the reasons this is the community we chose. The Hamlin location has the ability to get up and walk to Fords Garage, Bosphorus, Starbucks and so much more. The fun and interactive events hosted by our lifestyle director keep getting better. Paint and sip, yoga out by the pool, jazzercise, a dj dance party and SO much more. This truly is a community and a place to call home from the moment you move in.

I have never lived in an Apartment before and am pleased with my new experience. I have enough room and much less responsibility than I had in a 2 story Town House. The icing on the cake for me is the balcony. On a nice day I enjoy sitting out side and reading!

The pictures on line were beautiful, but talking to the manager really made me feel I’d chose the perfect home. The first week proved I’d made an excellent decision. Every day the other tenants and staff made me feel I’d come home. I love telling my friends what a wonderful place I live in now. And how happy I am.

There is a huge infestation of ants and roaches inside and outside of the buildings. Corporate doesn’t take it seriously. We have trespassers entering the building and run up and down the corridors banging on doors and trying to get in private apartments. We have pictures of the kids but nothing has been done to deter them. We have had car windows smashed, catalytic converters stolen and even a vehicle stolen. We have had homeless people sleeping in our clubhouse and hallways. Many tenants do not feel safe.

Hello there, Thank you for your feedback. We are not aware of huge infestations of pests inside or outside of our community. However, we do provide weekly pest control service and can service your home in the event you are having an issue. Florida does have its challenges and with the rain of late, we would be happy to help mitigate any issue you are experiencing. Please note that our pest service also treats the exterior of our buildings monthly. During the summer holiday, we did experience some unwelcome visits from minors living in the area, and immediately took action by providing security patrols. This stopped the unwelcome activity. Overture Hamlin is an awesome residence with fun loving neighbors. Besides having great resort style amenities, it is close to stores, restaurant ,breweries, movie theater all within walking distance. Couldn’t ask for a better location. Come see Ciara for a tour. You will not be disappointed in the property or her. Won’t you be our neighbor ?

Overture Hamlin is a great community. Close to all stores and restaurants. The staff especially Hector, Diomary, Christina Nicole and Ciara go above and beyond to be sure everything is clean, comfortable, enjoyable and safe.
