The staff in the office is always so friendly and welcoming! Sam, the manger, is always so responsive and helpful. I had very few maintenance issues with my apartment here but when I did they were always prompt, even when it was after hours. The apartments are spacious and the closets are huge! The property itself is absolutely gorgeous and has so many trees. The only reason I moved from here was because I moved out of Gainesville. If I ever move back I would definitely go back to Oxford manor!

I lived here in a 3-3 for a semester and it was great! Balcony room had lots of natural light and the house was great for a college student. Maintenance was great and quick. Would recommend to anyone!
If you are looking for a quaint, affordable town-home style apartment complex with kind, attentive staff, then look no further than Oxford Manor! I had an amazing experience with Oxford Manor and their kind staff. They went truly above and beyond for me with no vested interest. Let me tell you the story! I was searching for an apartment to stay in for this coming fall as a UF transfer student, and although I did not end up leasing with them (due to my roommates being at another complex), they cared for me! They took the time to answer my calls, and even helped connect me with other apartment complexes and answer my honest questions. Brandon and Angelina are kind souls! They have also just finished doing many updates to the study, lounge, office, and pool areas! Very modern! Apartments themselves are spacious, and clean! I will always be Oxford Manor's biggest non-resident fan! ????????????????????
Buyer/Renter beware!!!! Last year we signed a lease from 8/1/2020 thru 7/31/2021 and since he was sent home due to Covid we ended up subleasing his apartment thru 12/31/2020, with plans to go back in January 2021. When he called to make sure all the necessary paperwork was completed to get his name back on, until the end of the lease on 7/31/2021, the female rep walked him thru everything that needed to be signed. What she failed to fully disclosed is that she also had him complete and sign a whole new lease going all the way thru 7/31/2022, when we never had any intention of renewing the lease there. I just found this out today when I called to see what our responsibilities were at the end of our lease. Now, they are saying that our only option is to find someone that will sublease it again and they can’t do anything about it. I understand that you should read everything before you sign but, I feel like they took advantage of his naivety and got him on the hook for another year, when he never planned to stay there and actually moved out on 5/1/2021, even though he still had 3 months on the lease. This is a sketchy way of doing business and I would far away who does business this way and takes advantage of young peoples lack of experience. If you can look passed that and still feel like having your child move into a very outdated apartment that needs tons of upgrades and has terrible WiFi, then this might just be the place for you.

After living here for just one year, it wasn’t too bad to renew. There was a big bug problem and a broken laundry unit, but I didn’t mind. Now, it’s turned into a dump. It’s absolutely frustrating living with bugs that the old building attracts, and the terrible management that only works to steal your money. I was charged $200 to move into another room in the same unit… just 50 feet away from where I was originally staying. Furthermore, I’ve had 2 ant colonies take over my room, it was DISGUSTING. the exterminator constantly had to stop by, but guess what - they only come once a week! They couldn’t clear the ant colony from my room until 3 days later. I stayed somewhere else because of how itchy the ants were. Because of how old the buildings are, the ants cannot be removed because they LIVE in the building. We had a broken sink that leaked for months, causing the utility bill to skyrocket up to $80 per person in my unit. They’re sneaky and charged $280 in “move out” utilities - which is absurd, considering nobody is ever home in the summer, so they “estimate” how much we should pay and thus overcharge us. The clubhouse is now being renovated, but we received no warning until an email said it would close the next day - how convenient for the staff to close it down for months with no notice, even though we play for that. Sure, the location is convenient, but it’s not worth a 15 minute walk to the bus stop just to live here. The model unit is very nice compared to the dirty apartment you will receive upon move in. If you’re iffy about whether to sign at Oxford Manor and are looking at reviews for some insight, please do not suffer the way I did and pay a gross amount of money just to live in a dump. I wish I could move out earlier because of how much money I waste just to live in an ant colony. I will say that maintenance is very nice and they are wonderful people, but they get so backed up with other requests because there are over 300 units on the property. I don’t feel safe walking here at night - I’ve possibly heard gunshots from neighboring houses outside the Oxford fence, and constantly see police in the neighborhood being called because of fights and loud parties. They get residents to leave good reviews by giving them free gift cards. Don’t be fooled by all the glowing reviews, because they don’t really get at the real problems in the community. Don’t live here, and don’t give into the over hyped unit they’ll show you while touring.

Because you didn't leave a name I cannot look up your account to reach out to you and discuss your concerns further. I would like the opportunity to hear your concerns further so that I can make your last month's staying here as best as it can be. Did you know we base the MOE you are referring to off of Feb, March, and April usage and you are actually saving money by us doing this? The utilities would be much more expensive due to the severe heat outside for June, July, and August, so we get the average daily usage and charge the remaining 97 days in your cycle with the last month's rent so that when you vacate you leave with a $0.00 balance. The clubhouse has been closed however it's going to be beautiful when it's done, we did provide key fobs to the community across the street so residents could use their gym, computer lab, and other amenities during these few months. I lived in a 2/2 apartment for one semester and regretted it. During the five months I lived there, we had continuous problems with WiFi, and neither Oxford Manor nor Cox WiFi were helpful at all. We had online courses the entire semester, and our grades suffered because we couldn't even get proper WiFi in our own apartment. From the time we moved in, we constantly had to call maintenance for leaks, light problems, and mold. About two months in, we began to have a roach problem, even though we were very clean and never left food out. We continued to have roaches for the rest of the semester and pest control was useless. Pest control only comes once a week to the complex, and though our roach problem was getting out of control, we were told we had to wait a week until pest control could come back. They sprayed around the apartment and it was ineffective. Looking back, I would have paid more for a different complex than stay here.

If you like to constantly call maintenance and deal with internet outages, I highly recommended Oxford Manor! During my stay at Oxford Manor, we have lost WIFI five times for several hours (keep in mind this is in the age of online classes). The power has also gone out twice, including the day I moved in. While I understand this is an issue by Cox, my old complex a half-mile down the road also had Cox and I never had any issues while living there. Move-in day my unit had a non-working fan in the bathroom, a broken ice maker, a detached screen door, and dead bugs on the carpet. After several calls and weeks were these issues fixed, by my question is why was this not done prior to my move-in? Speaking to current issues, the icemaker in my unit has yet to be repaired after living here for 9 months and several call-ins. During renewal season they constantly urge you to renew, however they fail to mention until months later if they have either: 1. Over-sold your unit 2. Are closing amenities for 7 months The first year I signed they over-sold my unit months after the final signing. While this issue was fixed—it should have never happened. The second year I signed they failed to mention they were closing the gym, clubhouse, and study room (that had free printing). About 300 residents live on the property and they only had 100 temporary gym keys for another property down the road. I understand that this is for the "wellbeing of the residents" but if you haven't renewed, it's not like you would get to see it. Residents were told it would last until August, however even though the two construction phases have been "combined" residents are now being informed it's going to last until October.

The maintenance staff are very kind and prompt. I have had no issues in my apartment with bugs, even though this is Florida and my unit is right next to a large copse of trees/nature. The complex itself is very peaceful, I enjoy walking my dog around (although it's a bit difficult because there are only a few small strips of sidewalk so we stick to walking on the sides of the road). Two pools and basketball courts is very convenient as well, and the gym is well-maintained.

I am living at this location and we have problems of fleas and many insects. Trying to cancel the contract it’s a nightmare, they make you stay for the whole year. Oxford manor had spray for around 3 times and nothing it’s gone. Please don’t spend your money in rent at Oxford Manor Apartments

The property is good, and the staff here is amazing! I recently moved to the area from up north, and one of the specialist Brelyn was so welcoming and really proved herself knowledgable about not only Oxford manor, but Gainesville in general and what this city had to offer. Oxford Manor is a great location with close proximity to UF campus, local convenience stores and supermarkets. It's a cozy complex with lots of trees and has a nice "home" feeling to it. Maintenance workers are very kind and are relatively quick to fix any issues in the apartment. However, I have only lived here for about a month so there is still time for issues to arise but as of now, I am greatly enjoy living here!
The apt has a mildewy smell but i bought a bunch of air wick pulgins and so it smells better. The location is incredible. It takes me less than 10 minutes to get to the university and work. Its down the street from all the shopping in gainesville (Archer Road). I have a lovely balcony and large room. The kitchen is small. I miss having a huge kitchen to cook in but it serves its purpose. The apts dont come with microwaves, i guess. But those are cheap if you split it with roommates. I feel like my room is very private which is exactly what I want. I want to pretend i can afford to live alone with no roommates making a ruckus or leaving their mess around the common areas. Both of my roommates are young professionals and highly respectful.
