Property Ratings at Paces Park
I was shown many red flags before my move-in but I gave this property the benefit of the doubt out of desperation. Don't be like me. I will just detail experiences that occurred move-in and after: 7/17- Move-in: Unit is not ready (a replacement for the one I was originally approved for btw). No working toilet, calcium build-up in tub drain, tools and trash everywhere, hornet infestation on the porch, dirty apartment, no outlets on the wall, broken light fixture. I was promised all of these things would be fixed by EOW 7/21- Agreed Upon Ready Date: Unit is still not ready. Only difference is that the tools are gone + there are outlets on the wall. Trash + cleaning were not completed 7/24- promised unit cleaning + fix to other issues that management was aware of prior to move-in 7/25- Working toilet. A week after my lease started 8/19- noticed water damage in the sink cabinet, so submitted a request. Seems to be an issue with the sink itself, maybe pipes in the wall? Cabinet is caving in 8/19- A/C broke - fixed that day but they left a portable A/C that was supposed to be picked up 8/21 8/21- Told sink would receive a temp fix that day while a part was ordered for installation and that they would remove a portable a/c. They did't. Also told no fix for broken fixture 8/22- pest control treats the porch 8/28- flooded bathroom, called emergency maintenance line in the AM, was promised that someone would show to fix this immediately. Nothing 8/29- went down to the front + placed more requests since the previous ones had been marked completed when nothing was actually done. again, no one showed 8/29- Someone updated my email after multiple verbal requests, online forms, and emails 8/30- Maintenance for the sink but left all the sewage grime in the sink cabinet + on the counter. Sink cabinet still water damaged, moldy + filthy 9/5- Garbage disposal broke + put a request in same day + another for leaks/water damage 9/7- Both requests are marked as complete. Neither is fixed: they cleared the clog in the sink (the actual disposal still did not work) + spray painted over the mess. Mold is still visible + the caved in base of the cabinet wasn’t touched. Also spray painted the floor 9/12- Put another request in for the garbage disposal 9/13- Garbage disposal is fixed 9/17- A/C broke again They say what sounds good + make empty promises to shut you up later. Amenities aren't good. Property is gated, guest parking is free. Not worth dealing with management + maintenance

This was my first experience with this apartments and will be the last one .I had a closet door to be repaired but they did it carelessly.the whole door came off directly falling on my daughters hand almost ripping her finger off.poor management for a High rent that we are paying ....????

This happened on Sunday night 10/27/19 when I was in a movie and some people celebrated their Indian festival Diwali by lightning up firecrackers and some one did it outside my apartment at night between 11- 1 and the fireworks left a mark at my door so someone called the cops and they also came to our house and ask what happened while I was in the movie my dad called and explained what happened so the leasing office sent a notice of 50$ fine on 10/29/19 at our door that we did it without and inquire they just took a picture of our door and send it to us by saying we were the one doing it so I went to the office and said that we were not the one who did it and I showed them the movie tickets as a proof then I was in a movie and my parents were asleep so the attendant didn’t listen to me and said that you have to pay the fine and she was so rude the way she was talking To me and beside this whenever we have a complain about our apartment they never listen we literally have to 10 times to tell them and then they come after a month or two and especially kamalika who is a attendant at the office is always rude and never listens I WOULD NEVER RECOMMEND ANYONE TO RENT A APARTMENT AT THIS PLACE. VERY VERY RUDE MANAGEMENT

I love living at Paces Park Apartments! I have been a resident for 5 years and the office staff Kamillah, Tanazia, and Dee have always provided me with outstanding customer service. My apartment layout is really nice and maintenance issues and concerns are always addressed in a timely manner. Conveniently located near Marta, hospital, restaurants, shopping center, and Walmart. I've lived here for the pass 3yrs and I must say this has been a great place to live. Conveniently located near drug stores, grocery markets, and Walmart. Its just mins from Midtown/downtown ATL and Buckhead without using the interstate. Paces Park Apartments will greet you with a friendly staff and quickly resolve any issues. I highly recommend these apartments if you're looking for comfort and affordability.
This is a decent place to live however it is not worth the money you have to pay. Rent keeps increasing as the property gets worse. The gate no longer works, there's a roach problem they've been slow to fix, loud neighbors with no change after noise complaints, and people and cars are always in the way when you try to drive through the complex. I think the place would benefit from new management.
The bottom line is....during the year that I've lived at Paces Park, BOTH MY CAR & APARTMENT HAVE BEEN BROKEN INTO. I generally consider hate a strong word, but this is definitely the WORST APARTMENT COMPLEX I have ever lived in. The MANAGEMENT IS RUDE AND UNHELPFUL. They've been rude on multiple occasions, but one occasion in particular took me by surprise. The day after my car was broken into we found out that at least 7 other cars had also been broken into. We went to management and asked if anything was being done about the situation, and they responded very sarcastically that we needed to call the police. Mind you, the police had already been called. The following is a direct quote from management, "WE CANNOT GUARANTEE THE SAFETY OF YOU OR YOUR BELONGINGS." They were sarcastic, completely unsympathetic and unhelpful, which is actually not at all out of the norm for them. They generally act as if they are doing residents a favor by allowing us to live on the property. Prior to the incident, the walk-thru gate had been broken for well over a week. The drive through gates are also periodically broken for days at a time. In addition to break-ins and rude management, MOST THINGS in THE APARTMENT ARE EITHER BROKEN or MISS-ASSEMBLED. The dishwasher, the toilet...the door to the bathroom isn't even correctly attached, so there's a massive space at the bottom and I have to push up to close it. There is also a ROACH PROBLEM. I've never had an issue with bugs in any of my other apartment complexes, as I like to keep things clean and tidy. There are TONS of ROACHES HERE, and they seem to have become immune to whatever is being used to spray. PRIVACY is also an issue. Management is always needing access to the apartment. At least twice a month, they enter for one reason or another. Once I came home to find the air conditioner, that had been turned off before I left for work that morning, turned on again. I hadn't received any notice that anyone would be inside the apartment and I knew that I had turned the thermostat off, so I checked the cameras I installed inside the apartment. Upon checking the cameras, I discovered that maintenance had in fact been inside. We had not requested maintenance or received notice. We would not have known that anyone had been inside had we not checked the cameras. Management treats the apartments like dorms....they are always coming and going.
So on Saturday I went to pay my rent and there was nobody in the office and in the front there was sign that says pay rent from the back door and it was locked and there is also no Dropbox to drop the rent and this Monday morning they called me and told me that that my rent was late and I gonna have to pay $150 extra and it should be payed by tonight so I went to the office and there was a lady told me to leave like what is wrong with you all $150 is not a joke we have to struggle so much to make that 150 so please be professional. And I have never paid my rent late I had always paid it on time Thank you
The property itself is in a good condition but the management staff is horrible here. The have a big problem of cockroaches and bugs but the management takes no action when you complain to them. They leasing staff is disrespectful all the time. Additionally, they have a habit of getting on top of their voice while discussing something, try to scare customers by yelling or threatening to kick you out when customer has complaints. They do not have a corporate office so don't expect that someone else will listen to what you have to say. They even sent me a last bill of $300 dollars for cleaning. I'd rented a carpet cleaner from Home Depot and cleaned the whole unit myself but they didn't care and billed me anyway. I sent them pictures of when I'd moved out but they ignored them and every time I call the office they hang up on me which is were disrespectful. I would advise you NOT to rent at this place. Please spend some more time and find a better option then this.
Beware of renting apartment at this property. I am giving 1 star because that's the least I can here. The staff is highly unprofessional, has no interest in listening to what residents have to say, never listens to complains and when you call the office to talk to them they argue with you and even hang up on you. I have been renting from past 10 years but never see management staff that's this rude with customers. I moved out few months and will never go back to this property. They don't have a corporate office so they tend to do whatever they feel like and have no respect for customers. Find a better place and have a peace of mind.
Looks gorgeous, and for the price you're certain they must take great care of you. Guess again. The management is only nice to you until you sign the lease. Once you start needing thing fixed and pest control to come and you point out everything they DIDN'T do to properly prep your apartment, no matter how nice YOU are about the matter, she will speak to you very brusquely, consistently. Head of maintenance also speaks rudely and apparently has no problem doing shoddy work. We had a laundry list of repairs that needed done the minute we moved in: lightbulbs out, broken fixtures that had been made to just "look" fine, stove not working, etc. The carpet was never replaced and it was obvious the previous tenant smoked. When trying to handle that, we were told it was basically our own problem now because we had already moved our stuff in. We were responsible for moving our stuff again so they could at minimum re-clean the carpet. They were counting on that being a hassle so they wouldn't have to pay to replace the carpet. I have had much nicer laundry facility in much cheaper places. They seem to be resigned to constantly having broken machines, which also have NO HOT WATER (they don't tell you that before you move in). The minute lightening strikes the gate it renders all the access broken leaving you either trapped or now in an unsecure living space. They leave it this way for daaaaays, again, unphased. What's mostly noticeable is that the staff doesn't even apologize for a single thing. Not once. Do no be convinced by how nice it "looks". Its all an act. All their money apparently goes into trimming the bushes. Go down the street just a little ways and pay less for better kept apartments and much nicer staff.
Great neighborhood, nice sized apartments with huge closets. The added plus is the fireplace, and nice landscaping.The maintenance staff is super nice, but I wish they had a playground for the children.
