Roaches, mold, water issues, Air BnB’s attracting questionable people, the manager has to be here for aesthetics because her response to everything is “there’s nothing I can do”. You pay premium prices to rent here plus $100+ in fees and the units are painted and taped together. Keep looking and save yourself the headache.

Our apartment and the amenities are nice enough and we have had no bug issues for the most part. Maintenance has always been quick to respond to issues. Neighbors at this apartment are driving me elsewhere though. I have almost daily issues with smells of marijuana and cigarettes in our apartment from where other neighbors are smoking in their units. It's bad enough to the point that my clothes smell like I am a cigarette smoker. Also, neighbors are loud at very late hours. After bringing this to the attention of management multiple times, they simply told me there is nothing they can do. As long as management gets their money they are happy. Another issue is that autopay is disabled on the apartment's payment portal. It is like management is hoping you are late on your payment so they can charge extra fees.I really like this complex but issues with neighbors and the lack of effective management has made this place unbearable.

I lived in this property for several years. The old management (when it was Forest Hills at Vinings) was atrocious but tried their best, specifically the office people and maintenance. Since they changed to Paces Ridge under First Communities they have taken another turn for the worse! Horrible responses from the office, dirty and disgusting amenities (have seen vomit and other bodily fluids in the gym). Heck the water filter light was RED FOR OVER A YEAR! The residents are bad as well. Car break ins became normal, loud neighbors who enjoy smoking marijuana at all hours of the day, and absolutely minimum security. Do not rent here if you know what's good for you.

Frequent Car break ins and snakes that have infested my apartment. Have requested management to hire an exterminator multiple times without success. Rent increases yearly 20-100 dollars and you have to pay monthly to receive any packages. Water is shut off frequently without 24 hour notice, water will be sometimes brought to you by management if you need to drink water to live.

There were a number of snakes that infested several apartments and there was no exterminator called in by management after several attempts and requests. Frequent car break ins and heavy drug use. Rent went up on average 40-100 annually

I am very pleased with the apartment. Management, Mac, is always available when I needed to speak to someone, so that was good for me. The management is so nice, understanding, easy to work with. They made us feel really comfortable with them. No problems they couldnt help us with in a immediate manor.

If you like roaches, water leaks, an unresponsive staff and unscheduled shut offs of everything from water to heat and ac, this is the place for you. Maintenance is unqualified and management is uninvolved. Even with management changing hands thrice in as many years, I guarantee you will have the same subpar experience. The location is the one selling point that reeled my family in, and at these prices, it will never be worth it.

Save your money and do not live in a place like this! The apartments are falling apart. They try and revamp them with new appliances and a fresh coat of paint but you will have issue after issue as soon as you move in. The office staff, especially the manager Michele are incompetent and unfriendly. When approached with issues, they take days to get back to you... if at all. They are currently redoing the apartment above mine where I am woken up early morning and the work doesn’t stop until well past 6 o’clock at night. The work they are doing directly affected my apartment where there are now holes in each bathroom ceiling and water leaking through. The water has damaged our personal belongings and the office staff has refused to do anything about this or even sent someone over to repair the damage. I would not recommend this place to anyone, not worth the headache.

I must admit that the new management is one of the main reasons I will renew my lease. It’s so rewarding walking in and being recognized by name not just my apartment number. Worst apartment complex I’ve ever lived in. I have never experienced being harassed by an apartment complex as I have here. The day I signed my lease I asked to switch my apartment to a different unit because the unit I was told I was received was the not the unit they eventually moved me into (which you wouldn’t know until after you sign your lease) and therefore upon entering I was not happy. While moving my belongings into my unit I noticed even more imperfections. There were roaches on its back in the cabinets, the floors are dipped in and uneven at random places and everything is just painted over. Fast forward to the next day Marie calls me and basically orders me to come to the front office to sign a new lease because she gave me my unit at the wrong rate. Apparently the unit was supposed to be $200 more per month, I told Marie no. Since that day I have been threatened and harassed almost every month. Every month they call or email me to threaten me with eviction although I pay my rent every month on time and mind my business. What drove me to eventually write this review was because this past week my cousin died suddenly and I had family come in town for the funeral. I have family with me at my apartment, my sisters house, to whatever family member has space and do you know Michelle from the leasing office emailed me in regards to my family staying with me for two days. I couldn’t believe it. I don’t even have the energy to go back and forth with this leasing office anymore especially at this time, and I will not. My family is grieving, I am grieving and their false claims of subletting or noise violations at this point is beyond annoying. If they continue to harass me I will have to seek legal counsel. I would rather they cut my lease short so I can move somewhere else than be harassed for the continuation of my lease all because they want an extra $200 from me per month. I have to keep documentation of everything that is going on because they have created hostile living conditions for me.

Lived here a few weeks and have had nothing but problems. Can't get ahold of anyone in the office as they never answer the phone or respond to emails. Our unit has had multiple issues and not one of them has been fixed correctly the first time. Several of them have still not been resolved in over a month. We've stopped putting in work orders because we're tired of trying to get them to fix things with no resolution. Overall the property is poorly maintained. Large cracks in the walls and ceiling, gaps everywhere where insects come in (you pay for pest control but can't get them to come since no one answers the phone to put you on the list). I tried taking my dog to the pet area, but there is dog waste everywhere and it doesn't appear to be treated for fleas as we found two on my dog after taking him there. There were also several fees that were not disclosed until after the application process (after they've collected an application and administration fee) and there was no laundry facility as stated on their website. The trash service that they charge $25 a month for is a joke, they don't pickup when they're supposed to and break the trash can lid off when they do come. Had we know this information prior we would have never chosen to rent here.
This complex is horrible do not wast your time it is unorganized and new management is just as worst as the previous all they care about is the rent being paid no matter if the place is falling apart..: literally! Do not I Repeat DO NOT waste your time unless you like disappointment.

There’s no secret that this community has constantly been challenged maintaining good management. New management took over 30 days ago and has made this transition, despite the many changes and accommodations their company is facing, an easy one. As a current resident, I immediately noticed the difference. It’s like night and day! Everyone I came in contact with during my renewal process, were both polite and overly eager to assist. Thus making me (resident) feel more than just a unit number. It’s refreshing to know great customer service is still at the forefront of successful businesses in this industry.

I came to Forest Hills at Vinings in early October. I was told that if I was not approved for a unit that I would get my deposit back. It is now late December and I have not received my deposit. No one returns my calls and I am still waiting on my check.
If you're moving here, make sure you bring along a contractor. I just moved into an apartment with severely sloped floors, plumbing issues that manifested into a massive leak and the worst punch job I've ever seen. The walls are a mess, the floors are unsteady and the cabinets/counters are unfinished. The manager will not answer any calls or emails and the maintenance team is beyond incompetent. The gym is cute though.
I have lived here two months and I have had several issues. From water leaks to dishwasher sitting in my dinning room for over two weeks, weak flooring, and something I hate most cockroaches and bugs! I asked to be put on alist which was told by me from the office and I get money taken every month and not to mention the office writes down one thing and tells me there going to fix it and it never gets done.
My apartment was riddled with black mold, and I had to run an industrial dehumidifier to control it. It would come back if I stopped using it for a few days. Their remodel was cheaply done, and their maintenance crew took forever and did only the bare minimum to close the ticket, no matter what condition your apartment was in.
The management here is horrible. No one knows anything and they are rude. The corporate office and employees are even worse. They have no care for anyone but themselves.
I never had any major problems here. I think we got a good deal on the rent for a 2 bedroom / 2 bath, and I think it's pretty spacious. I love the location, it's mostly quiet. There are a lot of spiders here, I always feel like I'm walking through a spider web. But overall, I have had a solid experience at Forest Hills.
I've lived here for a year and I will start off by saying the property is nice for the most part. If you don't have an upgraded unit be prepared to buy lamps for your living room and bedroom. Also, the complex is surrounded by trees so be prepared for numerous spiders, roaches and other insects. Maintenance is fairly good at responding to requests same day but you may have to call again. The walls are thin so you can hear and smell everything going on with your neighbors. The leasing office is very friendly and helpful so that's a plus.
Me and my roommate just moved here in May and we love it! We are both seniors at Georgia State University and they have been very accommodating! The prices are great and they even have a roommate floor plan for students like us!
The apartment complex is quiet and calm. The office is helpful depending on your situation. Maintance responds within 24 hours. Not a bad place to living.
The apartments at Westhaven are upgraded but were originally built in the 1980's. They show it in that you can hear the tenant that lives above you and have had several hot plumbing problems. Recently, they have had an several apartments that have been broken into. Over all, they community is quiet.
To give you context, we rented site unseen. Our apartment was very nice - upgraded cabinets, tile and granite. However, we were very disappointed with the amount of natural light that the unit received. Most of the time this is an issue with the way an apartment faces. Unfortunately, after seeing most other layouts at West Haven this is a function of the apartment design. Most apartments have very few small windows. Don't be fooled by the sunrooms, they are the culprit because they block most of the natural light into your most common living areas. Oh, and also, there is a freight train that passes the community every 1 - 2 hours. Do yourself a favor and look elsewhere (Rock Creek at Vinings has the same upgrades, similar price and a better location). Lastly, management is not the greatest. Very unwilling to be flexible with their residents. We wanted to transfer units with only 15 days left in our contract and were told there would still be a $500 fee. Needless to say, they lost a resident.
Great location, reasonable rent, property manager is very helpful and dependable. Love the community.
Apartment complex getting a new facelift. Upgraded kitchen and floors make it a beautiful place to live. Dog park is great for those with dogs to let them off their leash. Love living in the hills of vinings area and the location is in a great place monutes from the mall and other shopping.
I have been in my complex for 10 years and I love my community and neighbors. They are continuously trying to improve landscaping and interior areas. The staff is very helpful.
